Located in a rural area away from main roads and adjacent woodland but also within a few miles of Forest Row and East Grinstead. For those wanting a more active break there are countryside walks straight from the door, use of a shared fitness room and tennis court. Alternatively, the area has several National Trust houses, beautiful gardens and the Ashdown Forest to explore. A car is essential! A lovely bungalow situated in a quiet cul-de-sac off a private road making it virtually traffic free. Just a 5 minute stroll down the lane is the picturesque Hedgecourt Lake. East Grinstead railway station, with regular trains to London and home of the historic Bluebell Railway is less than 10 minutes away in the car or you can catch a bus there from the main road. The lovely Sussex coast is less than an hour by car or you can catch a train from nearby Three Bridges station.

NEWLY REFURBISHED. The annexe is a self contained bright studio of roughly 25 square meters with its private and secure entrance, close to the main house, so we are not far away for help and advice. We are situated in a very beautiful spot of Sussex, 10 minutes to Ashdown Forest and only 20 minutes from Gatwick. We are 3 miles away from the center of the charming market town of East Grinstead. Unfortunately there is no public transport close to us.

Perfectly presented picture postcard cottage, on the edge of the Ashdown Forest, the inspiration for the Winnie-The-Pooh books and 3 minutes drive to the historic village of Hartfield for the village store, Pooh Corner tea rooms, pubs and farm shop. This is a great location to explore the Kent & Sussex countryside. The spa town of Royal Tunbridge Wells is a 20 minute drive and only 45 minutes to the South Coast. We are family friendly.

Lovely light 1st floor studio flat. Totally self contained with off road parking. Very comfortable king size bed, large living space, kitchen (with fridge & cooker, kettle, toaster), shower/loo and TV. About 500m from both Pooh Bridge as well as an excellent pub. Tea, coffee etc plus welcome pack of cereals, bread, milk and butter will be awaiting your arrival. Use of garden area. Friendly host with equally friendly spaniel.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
