Several footpaths are nearby, leading to pubs, gardens, and a hotel with a new spa. Nearby Horsham offers everything to be expected from a pretty English market town. Brighton is 20 minutes by car. Since the property is in rural Sussex, it is best to have a car at one’s disposal. However, short distances to venues such as Leonardslee and South Lodge can easily be reached on foot or by a 5-minute taxi ride.

The Garden Apartment

This beautiful and private garden flat is situated in a quite close in the Withdean area of Brighton, it is a private and self contained apartment. It has parking and an EV charge point. It’s a short walk to Preston park and Preston Park station and is on a main bus route into Brighton with buses 5 and 5a running every 10 minutes. Please be aware, we are not central Brighton. It has its own entrance through to the garden, down 2 sets of steps with handrails and lights to the secluded apartment.

The Annex has its own entrance and is fully equipped with everything you’ll need The Annex is part of our family home and although it’s a private space, you will be able to hear kids and dogs playing in the garden below your decking at times

Although you can drive here and use the paybyphone app for parking it is so easy to get a train as you really don't need a car to get around the area. Buses are on the doorstep, 2 taxi ranks and virtually everything is in walking distance!!

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
