Welcome to our beautiful retreat in the heart of Rural Sussex. This lovely self contained and fully equipped annexe is part of an 18th century barn conversion. Tucked away at the end of a private lane in the hamlet of Small Dole with uninterrupted views across the South Downs National Park, it's a perfect base for exploring the area. We're 30 minutes from Gatwick (parking and transport can be arranged) and Brighton, historic Arundel and glorious Goodwood are all within easy driving distance.

The beautiful pool is heated from March 2026. Quiet location, country walks (close to National Park) and a local pub 1 mile away. The Loft We’re situated a stones throw from the South Downs Way, approximately half way between Winchester & Eastbourne. Ideal for those who are walking/cycling the SDW. The loft is a bright & comfortable studio. Ideally for 2 adults, but a 3rd adult/child can be catered for, a Z bed is available on request. There is a king bed, kitchenette, shower room, 2 comfy chairs & tv. Patio doors to a deck, BBQ, with stunning views onto the surrounding fields. Here you can see the free range pigs.

Hi,we have a large,spacious,bright and airy bungalow which is all open plan and great for entertaining. There is also a conservatory which can be opened up into the garden which is south facing and views onto the Downs a short walk away. There is space for 2 cars in the drive and others right outside in the close. The kingsize room is ensuite with the double having its own bathroom across the hall. Easy access from the A27 and bus 5B into Brighton make this the perfect holiday home.
