The property is shaded by ancient native live oak trees. It is located right next to Texas State University and is a short distance to downtown shops, restaurants, and nightlife. It is fully furnished with brand new furniture and the kitchenette is equipped for any cooking you may want to do during your stay. (Coffee maker, Britta water pitcher, microwave, electric skillet, toaster oven, full-size fridge with freezer). There is a queen size bed as well as a queen sofa bed. Again, while it is attached to the main house where we reside, we have ensured that guests have total privacy including a private entrance/exit and separate keys/locks from the main house. Please be aware we do share some walls since the guest suite is attached to the main house so it is possible some noise may travel. PARKING: Parking is street parking for up to 2 cars in front of the house. We provide resident permit parking hang tags to be placed in your car during your stay. The historic neighborhood has many beautiful homes that make it great for morning/evening walks. Many of its residents have lived here for decades with a few university student renters as well. The "Treehouse" is located on a quiet tree lined street and is easy walking distance to "Texas State" or downtown. Has steps to access the upstairs and is located on the back side of the house, so if steps are an issue for you please do not book this property. It is a perfect spot for a visiting professor, travel nurse or other professional seeking a temporary stay away from the fray of the University or downtown.
The "Tree House" is an upstairs apartment, located above the "The La Casa de Paz", which is located on a tree lined street, walking distance to downtown San Marcos and Texas State. The entrance to the property is at the back of the house where you can enjoy meals, coffee or a glass of wine on the outside deck which is nestled in a "bamboo forest". The bedroom features a queen size bed and you may awaken to see birds, opossum or a curious cat outside your windows on the many oak tree branches that surround the apartment. The kitchen has everything you need to stay a day or a month! Full tub/shower. Note there is not a washer or dryer but a laundry very close as well as a grocery store. TV has Netflix/amazon type access. As mentioned I do not have a router for this apartment but do have a cable from the router below for a direct plug into your computer if a more "robust" connection is needed re internet.

This is a small downstairs garage apartment intended for no more than two people. It is quirky and funny and not too far removed from "student issue", but it is comfortable and quite convenient. Breakfast is available at an additional charge.
It is located on the grounds of the Crystal River Inn, a bed and breakfast located right in the center of San Marcos. The Tiny Apartment isn't really a B&B space, although if you'd like to have breakfast with us, just say so ($7.50 per person). It is best suited for business travelers, university visitors, or others here for multiple nights.

The Young Building is a historic turn-of-the-century building close to the San Marcos town square. It is in walking distance of restaurants, nightlife, grocery store, family-friendly activities, and Texas State University. Our rooms are large and accomodates up to four people easily. We are kid-friendly and welcome families, couples, or solo adventurers. San Marcos has many of the best aspects of a growing city that still sees itself as a small town.
The Sabinal apartment is a lovely spacious set of rooms. It has its own kitchen with full-size oven, microwave, refrigerator, Keurig, and dish washer. We provide dishes and silverware, pots and pans, and a few snacks. HEB, the local grocery store is across the street and less than half a block walk. The primary bedroom contains a large four-poster bed that comfortably sleeps two in a California King bed. The second bedroom is only partially screened from the main living area, and has a King bed. If two couples are going to take the space, they will need to be okay with only partial privacy. For a family with two young children this space should meet your needs comfortably. The bathroom can be accessed from both bedrooms. There is both cable and WiFi. A washer, dryer, iron and ironing board are available in the common area outside the apartment.

I have created a beautiful and colorful space near downtown San Marcos. My backyard garden is always a peaceful and relaxing space, filled with places to sit and enjoy the sun or take a much-needed respite from the chaos of the daily grind. I have a screened-in porch so that you can enjoy the outdoors, mosquito-free! Enjoy!
The house is old and quaint. With wind chimes in the front and back of the house, there is always music in the air. I don't watch television, but there are limited cable channels, if you like. Also, there is Internet access. This is an excellent space for someone who is looking to retreat from the daily grind while sharing time with a thoughtful and considerate host. This is an older neighborhood where me and my neighbors look out for one another. No screaming kids around! I am about 5 minutes from the Amtrak station so there is the sound of the train in the far distance - very soothing - no loud horns.

DURING HOTTER TEMPERATURES, PLEASE TURN THERMOSTAT UP TO 79 or ABOVE DURING THE DAY WHEN NOT AT THE PROPERTY. 5. Smoking is allowed outside only. All butts/ashes/other remnants must be removed or trashed appropriately by Guest before check out. Collect butts in a disposable receptacle (ex: solo cup) and discard in sealed trash as described below. NEVER THROW YOUR BUTTS ON THE GROUND. IT IS A FIRE HAZARD. Failure to comply with this result could result in a $300 fine. 6. Housekeeping: There is no daily housekeeping service. Fresh linens and bath towels are included. We are right on the beautiful San Marcos River in downtown San Marcos, and have a lovely view of the river and grounds. Only a couple of blocks to a world class kayaking area at Rio Vista Falls. This is a birders paradise. On a daily basis we see many different species, so bring your binoculars, and camera. We are also close to several great restaurants. Our home is on the property, so we will be available to help with any of your needs. This is a wonderful getaway and know that you will love it. So close to All of the Austin Venues, and Formula 1! It is also a beautiful venue for weddings, graduation parties, or any other outdoor activities that you need extra space. We also have access to catering services. This is an upstairs apartment, with a circular staircase, and may not be suitable for persons with physical limitations.
This is a very short street in downtown San Marcos. It is a relatively quiet neighborhood, but occasionally get noise from the river.

The backyard has lots of great shade and a swing set for kids to enjoy. The house is very kid and dog friendly. We have a guard cat onsite:) She is happy to stay outside during your visit. All new remodeled home with a great pool in a convenient location near the river and downtown. Comfortable home with new furniture, duvet comforters. Visitors are most impressed with the swimming pool and large grotto waterfall. More than a place to stay, its a vacation experience. Good base to explore Austin and the Hill Country. No parties and no dogs or other pets, sorry. WiFi and cable for 2 TVs. Charcoal bbq, outdoor table and chairs.
Tubing the river is great but when it gets crowded by early afternoon the pool with be your private vacation spot. The house is full AirBnB, no personal items of the owners. The house is completely remodeled in a contemporary but fun style, nothing fancy but comfortable. The owner stays part time in an adjacent apartment but there are no shared spaces.
The best tubing on the San Marcos River is a few blocks away as well as parks and downtown. Fuego Tacos , Herbert's Taco Hut and Ivars River Pub are nearby plus several fast food places. The main library and HEB grocery store are close by.

Stylish room with a comfortable queen bed. Come home to a private space to relax, or chat with the other people in the apartment, two male roommates (both very chill). We enjoy meeting new people, though we are all busy with school, work and friends, so you may not even see us. If you want your privacy, we can respect that as well.
Located 1 block north of Texas State University, you'll be staying in a prime location close to all the action of a university town. Weather it's a morning walk to Mochas and Javas for a special morning brew, or for some yummy kolaches from Dos Gatos, to a happy hour bite and drink at Grins, or a casual dinner at Pie Society or Saltgrass Steak House. Both Grins and Saltgrass have deck seating. Saltgrass has the added advantage of the waterfall view as people float the San Marcos River. You're also close to the park where all the university students sunbathe and catch some rays or play volleyball. You're also minutes from Bobcat Stadium to catch a game. Don't forget about the glass bottom boat tours which are a short drive from the apartment. Everything worth doing in San Marcos is within minutes walk or drive.
Be in the middle of all the action that is to be had in a college town...people are moving and things are happening from sun up to sun down and until the morning hours if you choose. There is one bathroom. The cabin has an open kitchen/living room floor plan(with a queen-sized sofabed) and a pool table. The kitchen is fully equipped and includes a washer/dryer. We have free wi-fi and a stereo system and Roku TV. Enjoy pitching horse shoes while cooking on the smoker/grill. Whether relaxing on the deck or picnicking riverside, the cabin is all about the river.
The neighborhood is what I would call "funky." It is not, by any means, upper class. My neighbors are friends and Riverside Drive is a safe area.
