The space
Market Garden Cottage sits on the edge of Crabtree within Lower Beeding Parish, forming part of the historic Leonardslee Garden Estate.
Built in 1852 from faced sandstone by the Hubbard family for the head gardeners of Leonardslee, the cottage looks out across the former Victorian Market Garden and over 10 acres of fields leading to ancient woodland.
The property is accessed directly from the A281 via a private drive and also forms part of a traditional plant nursery (Loder Plants), specialising in azaleas, camellias, hydrangeas and rhododendrons. Despite this, the cottage remains remarkably peaceful and secluded — something guests consistently comment on.
It is an ideal retreat for:
• Walkers and nature lovers
• Bird watchers and wildlife enthusiasts
• Trail runners and mountain bikers
• Guests simply wanting to stay put and relax
Wildlife sightings are common — deer, foxes, ducks, geese, herons, kites, buzzards, bats, rabbits and squirrels are often seen from the house or garden.
This is a quiet, tranquil setting, and while deeply relaxing, it is not suitable for loud parties.

Outdoor Space
• Free private parking for up to three cars
• Large lawn surrounded by mature trees and shrubs
• Secluded oak decking area with views across fields to a pond
• Pergola area ideal for alfresco dining

Appliances include:
• Electric fan oven & induction hob
• Microwave & air fryer
• Dishwasher
• Integrated fridge/freezer

My work: Loder Plants
We live in a Victorian Market Garden, where for the last 35 years, I have run a old fashioned nursery which we built a collections of Azaleas, Camellias, Hydrangeas and Rhododendrons, which we propagate from, even have victorian motorcars here. This place is like stepping back in time.
