Arrival Instructions:
Directions: Drive down Old Fort Road, passing one roundabout. The house is on your right just before the second roundabout. Look for a grey gravel driveway with a white picket fence.
Self Check-In: The key safe is located in the porch for easy access from 3pm onwards.
Key Code: The key code will be sent via email under the header “Final Confirmation” prior to your arrival.
Using the Key Safe: To open the key safe, simply enter the code and pull down the little black lever.
Extra Keys: Inside the property, you’ll find two extra sets on the ship shelf. Please ensure you always keep a set in the key safe.
Night Arrivals: If you arrive at night, the automatic lights will help guide you to the porch.
Departure Instructions
Check-Out Time: Please check out by 11:00 AM.
Before You Leave:
Please strip the beds, leaving the protectors on
Rubbish:
Please leave any usable food or drink for the housekeeper to enjoy, helping to reduce waste.
Remove all other rubbish and place it in the correct bins:
Black Bin: Landfill rubbish.
Blue Bin: Recycling (hard plastic, glass, cans, paper, etc.).
Final Key Return: Please ensure the key is returned to the key safe before leaving
Other things to note
Hot Tub Use:
The hot tub is available for use all year round and is heated to 36-38°C - a relaxing way to start or end your day.
Children must be supervised at all times &must be potty-trained to use the hot tub.
Please bring your own towel for hot tub use. We do have some robes available in the house.
Important: Guests with fake tans are not permitted to use the hot tub, as this can affect water quality.
Hot Tub Fee: As this is an optional extra, please let us know in advance if you’d like to use the hot tub, and we will arrange to collect the £200 per stay fee via Airbnb.
Noise & Quiet Hours
Residential Area: The house is located in a peaceful residential area, and while the beach is serene, noise can travel. Please keep noise to a minimum after 10pm outdoors to respect the neighbors.
Smoking Policy
Smoking is only allowed outside. Please always use the ceramic jugs and pots provided for cigarette butts.
Important: Never throw cigarette butts onto the beach or the faux grass. Shoreham Beach is a nature reserve and must be respected.
Pets
Pets are considered for an additional fee of £100 per pet per stay
Bowls are provided for your pets. Please make sure to clean up after them both inside & outside.
Important: Pets are not allowed on beds, and we ask that you respect this rule to keep the property in good condition.

Bike Hire: Available just outside The Waterside Pub.
Paddleboard Hire & Lessons: Book in advance for the best availability.
Jet Ski Hire: Available locally.
You can also volunteer to crew yachts at the Yacht Club or Harbour Club, both within walking distance.
There are 2 Play Parks just a few minutes' walk away, perfect for children, adults, and pets. One is located on Harbour Way, and the other is near The Waterside Pub.
The sandy beach near the Harbour Club is free for everyone. Take your buckets and spades for some fun in the sand.
Shoreham Fort is a short beach walk away and is a wonderful historical site to explore.

These shops are just a 15-20 minute walk via the beach boardwalk or a 5-minute drive / taxi ride away.

Getting Around
A car is not necessary for exploring Shoreham Beach. The beach footpath leads to a footbridge that connects to Shoreham Town centre, where you’ll find buses, trains, shops, and eateries.
Children & Infants
We provide 1 travel cot and 1 high chair for your convenience.
Please wipe clean the travel cot and high chair after use and stow them back properly after use.
There are plenty of toys, books, puzzles, a paddling pool, a pop-up tent, and even a putting green for the whole family to enjoy.
Top tip: The faux-grass gardens are like walking on carpet, so feel free to go barefoot — no shoes needed!
Holiday Insurance
As with all holidays, we recommend you arrange holiday insurance to cover illness, cancellations, delays, or any other unforeseen circumstances. It's usually inexpensive and gives peace of mind.
Your Obligations
By booking, you agree to:
Follow the property manual and any regulations specified by us.
Keep the property and all furnishings in good condition.
Not cause any damage to the property or create a nuisance.
Take steps to safeguard your personal property while at the property.
Ensure that all members of your party are covered by comprehensive travel and health insurance (including evacuation and repatriation as required).
Only the number of people specified in your booking are allowed to stay. We must approve any changes to the makeup of your group or if you wish to bring a pet. Unauthorized changes may result in eviction without a refund.
Allow us or our representative to access the property for repairs, emergencies, or to ensure compliance with booking terms.
Bank Holidays, we do accept 2 night stays during bank holidays but there may be a supplement.
Complaints
If you have any concerns during your stay, please contact us immediately so we can resolve the issue as quickly as possible. It's much easier to address any problems while you're still at the property & we will not enter into correspondence after your stay has ended regarding any matters not raised during your stay
