There is a desk and workspace in Bedroom 1, making it convenient for remote workers or business trips.
The living room has a comfortable seating area, dining table and 55" Smart TV.
Fast WiFi and gas central heating are provided throughout.
The bathroom includes a shower, toilet and wash basin.
The private, enclosed garden at the back of the property has outdoor seating and a BBQ, making it a pleasant space to relax or eat outside when the weather allows.
Guest access
*Exclusive use of entire flat. All sleeping arrangements will be agreed with you in advance based on the size and needs for your stay.
*Use of the living room, fully equipped kitchen and bathroom.
*Use of the private, enclosed rear garden with outdoor seating and BBQ.
*One off-street parking space on the driveway.
*The kitchen is available for full cooking, including use of the hob, oven and appliances.
Check-in is via a secure key safe at the property, so you can arrive flexibly. Full instructions are sent before arrival.
Other things to note
Check-in and check-out
* Check-in time is from 3:00 pm.
* Last-minute bookings made within 48 hours of arrival may require check-in from 6:00 pm to allow for cleaning and preparation.
* Check-in is via a secure key safe at the property.
* Remote assistance is available for check-in until 10:00 pm.
* Check-in after 10:00 pm is still possible using the key safe, but remote assistance may not be available.
* Full check-in instructions will be provided before arrival.
* Check-out is by 10:00 am.
* Late check-out must be agreed in advance and is subject to availability. If no prior agreement is made and check-out occurs after 10:00 am, a £100 fee will be charged due to disruption of the cleaning schedule.
Early check-in, late check-out and bag drops
* Early check-in, late check-out and bag drops are not normally possible due to tight cleaning schedules.
* If required, early check-in or late check-out may sometimes be arranged by booking the night before or after at a reduced fee of £70 per option, subject to availability and payable in advance.
Guest numbers, age and ID
* Only the number of guests listed on the reservation is permitted to stay.
* Unregistered guests are not allowed to stay overnight.
* All staying guests must provide a government-issued ID within 48 hours of booking and again at check-in if requested.
* The lead guest must be at least 21 years old. Exceptions may be considered on request, with an additional security deposit of £450 per booking.
Visitors
* Up to 2 daytime visitors are allowed.
* All visitors must leave by 10:00 pm.
* No visitors may stay overnight, and total people in the property (guests plus visitors) must never exceed 8 at any time.
Quiet hours and neighbourhood
* The property is in a residential area.
* Quiet hours are from 10:00 pm to 7:00 am.
* Please keep noise to a minimum at all times, and especially during quiet hours, both inside the flat and in the garden or driveway.
House rules and penalties
* No parties, gatherings or events are allowed.
* Strict no-smoking policy inside the property. A £250 penalty will be charged if smoking occurs indoors.
* Guests will be charged for any damage caused during their stay.
* Failure to follow house rules may result in additional charges and/or early termination of the stay.
* By booking, guests agree to abide by these rules to ensure a smooth and enjoyable stay for everyone.
Linen, towels and travel cot
* Bedding and towels are provided according to the number of guests on the reservation. For 4 guests, this includes bedding for the double bed and the 2 bunk beds, plus 6 pillows.
* A linen charge applies if additional sets are required beyond the number of registered guests:
- Single bed linen and towel: £20
- Double bed linen and towels: £30
* A travel cot is available on request; guests must bring their own cot bedding for hygiene and safety reasons.
BBQ use
* The BBQ is available for use in the garden only.
* Guests must bring their own charcoal or fuel.
* Only adults (18+) may light or operate the BBQ. Children must be kept away and supervised at all times.
* Never leave the BBQ unattended.
* After use, let it cool fully, clean it thoroughly and dispose of cold ash and charcoal safely.
* A £25 charge will apply if the BBQ is used and not left clean and ready for the next guests.
Parking
* One off-street parking space is available on the private driveway.
* Any additional cars may need to park on surrounding streets, subject to local restrictions. Guests are responsible for checking signage.
Guest consumables
* Guests are expected to purchase their own consumables during the stay.
* A small starter supply of items such as toiletries, bin bags, toilet rolls, washing capsules and coffee may be provided, but is not guaranteed and is only intended to cover the first day or so.
