The space
Private accommodation for two.

Easy, free dedicated driveway parking off the Dorking Road.
10 minute drive from the characterful historic market town of Horsham; just an hour's drive from London and within reach of the coast as well as a multitude of pretty towns and villages.
Direct train links from Horsham to London and the coast. Close to the Downs link walks and easy proximity for a multitude of artisan producers - vineyards, breweries, food producers and more - as well as iconic English pubs!
Washing Machine: This is not within the apartment. Up to 2 overnight Service washes per week can be provided at a mutually convenient time for guests staying for over a week.
Bike storage facility available.
Outdoor furniture is available for relaxing in the garden and grounds.
Please note that the log burner is ornamental only, and guests booking agree not to use candles or live flames within the property, thank you!

- Same day booking arrivals after 8pm only unless agreed - we can often accommodate earlier, but please confirm before booking if doing so on your day of arrival, thanks!

- Our local train station is Warnham, with direct routes to London. Horsham station is just around 15 minutes drive and offers a wide range of services to London, other towns & cities, and the coast. If you need a taxi, and you have not booked it, come to Horsham Station as it's bigger!
- A car is necessary to make the most of the local area - We are near to the busy Dorking road so have easy access to main roads as well as country paths, the coast and a host of local towns / villages.
- LINEN / Washing Machine: For stays of over a week, a basket of clean linen is provided at a mutually convenient time so guests can return previous linen for laundering. Again, for stays of over a week, 2 x weekly overnight service washes can be provided; basket is provided at mutually convenient time for clothes washing collection - clothes returned when washed & dry. NB, service wash uses overnight 'Green' energy, and washing dried outside / in boiler room in winter to be as eco friendly as possible!)
We have chickens and heritage sheep - all quite shy but friendly once they get to know you!
- Do walk around the grounds, and use the garden furniture that you will find - but please do not enter any of the outbuildings, and shut gates to keep animals safe. Guests are asked not to walk in the field with the Ram!

Kingsfold is a small hamlet, between Horsham and Dorking, mainly comprising a pub - with good food and friendly drinks.
The annex is self contained, and set back from the busy Dorking Road, so a car is necessary. Plenty of private parking is available.
Surrounded by large grounds, with wild rabbits, birdlife and the occasional deer.
Plenty of scenic walks and cycle routes near by.
The busy shopping town of Horsham is 10 - 15 minutes drive away, with two weekly markets, a cinema and theatre, and all amenities, and regular town centre events and festivals.
Warnham is our local village - with its own welcoming pub and village shops.

Born and brought up in London, I have recently moved a short hour from London to West Sussex, but feel that I'm certainly in the country. Beautiful views, big skies, bright birdsong, bounding rabbits and the occasional deer visitor to the garden. We benefit from being close to the facilities of Horsham, but, despite also being near the busy A24, really feel that we are 'in the country'! I love West Sussex, and am keen that you will too! An easy drive from South London, near to Gatwick, and with plenty of private parking. Earlier in my career, I worked as a professional caterer in many of the galleries, museums and private homes in London and the Home Counties. I then retrained as nursery and special needs teacher, alongside raising my children and restoring this house and developing the garden. I enjoyed offering Bed and Breakfast in South London for many years; and was sad to leave not only my house and beloved garden, but also the guests, many of whom were regular visitors, who would visit on business, to see their family in the area, or as tourists. Now, continuing to combine my interests in people and hospitality, I look forward to offering you a quiet place to stay just outside the centre of town - Whether you are visiting alone, as a couple, or with family - for a holiday, weekend, or for work. My greatest hobby is gardening - I also love cooking, and enjoy travel, music, eating out, friends and family. And of course, Walking. :-)
