Tempe, AZ
When deciding whether to become an Airbnb host, it is important for you to understand the laws in your region or city. As a platform and online marketplace we do not provide legal advice, but we want to provide resources that may help you better understand applicable laws and regulations. This list is not exhaustive, but it may give you a good start in understanding your local laws. If you have questions, visit the short-term rental homepage or other government agencies directly, or consult a local lawyer or tax professional.
Actions a host needs to take
Step 1: Obtain a Transaction Privilege Sale Tax (TPT) license
- All hosts must first obtain a state Transaction Privilege Sale Tax (TPT) license.
- You can do this by creating an account and applying online via the AZTaxes Login page.
- This TPT license number is mandatory for completing your short-term rental permit application.
Step 2: Notify Your Neighbors
- Before submitting your short-term rental application, you must notify your neighbors (residents on the same apartment floor) according to the steps outlined here.
- You will need to attest to completing this step as part of the application process.
- Examples of the notifications can be found here.
Step 3: Verify Property Registration
- Ensure that the property is registered with the Maricopa County Assessor as a rental property. You can access the County’s page here.
- Property management or ownership should provide proof/confirmation of this registration, which you will need to attest to during the application.
Step 4: Complete the Short-Term Rental Application
- Finally, complete the short-term rental application by following the process outlined on the City of Tempe website which you can access here.
- Make sure to include all required documentation, such as your TPT license number and neighbor notification confirmation.
Taxes
Airbnb collects all lodging taxes statewide for Airbnb hosts in Arizona. However, obtaining a state TPT license is still required for compliance.
