This completely renovated vacation home was fully expanded and designed and it is fully equipped with every amenity you could ask for, and then some. From the sparkling blue swimming pool and spa, to the Bocce Ball court to the putting green out front, and all four bedrooms have private ensuite bathrooms, Yellow Palms really has it all. The great room features a beautiful fully equipped kitchen with breakfast bar, Jenn-Air Professional style stainless steel appliances, gas range, a large dining table for everyone to sit together, a 60” TV lounge and huge wall of glass that opens up completely to the pool deck. It’s a great gathering space for the whole crew. There is also an adjacent powder room for visiting guests.

Out back you’ll enjoy the outdoor dining table, BBQ grill, chaise lounge chairs, elevated fire pit lounge around the spa, views of the San Jacinto Mountains and of course, the sparkling blue swimming pool/spa. Just around the corner is an authentic Bocce Ball court for afternoon tournaments. Or you can hang out in the front courtyard and practice your putting, all while enjoying complete privacy from the street, as driveway and walkway are gated.

All four bedrooms have HDTVs, private en-suite bathrooms, yard access for Southern California living and were designed for maximum privacy with separation between each bedroom. The master bedroom has a comfortable King size bed, walk-in closet, sitting area, views of the San Jacinto Mountains, views/direct access to the pool/spa deck and a bathroom with dual vanities and step-in shower.

There are two guest bedrooms with queen size beds which have French Doors to the yard and private bathrooms, one with a step-in shower and one with a tub shower.
The casita bedroom is has a private wet bar, views of the San Jacinto Mountains from the king size bed and direct access to the pool deck, as well as a bathroom with dual vanity and step-in shower. The casita serves as the fourth en-suite bedroom.

Yellow Palms is located in the popular Warm Sands neighborhood of central Palm Springs, and is just a 10 minute walk to all the shops, restaurants, galleries and museums of vibrant downtown Palm Springs. Just a 5 minute stroll to neighborhood amenities such as Townie Bagels, Peninsula Pastries (French Bakery), antique malls and of course Starbucks.

Other things to note
This property is professionally managed by Oranj Palm Vacation Homes and it is required to submit a signed rental agreement by the guest/tenant within 48 hours of an accepted Airbnb reservation.

TERMS & CONDITIONS OF RENTAL:

-Responsible party (YOU) must be 25 years or older per city laws to sign rental agreement.

- Occupants not to exceed the number advertised. (Per city law)

-All cancellations are subject to a $95 cancellation fee regardless of time frame.

- Failure to submit this signed agreement within 48 hours will result in a cancellation of the reservation. Per Palm Springs Vacation Rental Ordinance, the maximum occupancy allowed is 2 people per bedroom PLUS an additional 2 if they are 12 years of age or under only.

-POOL HEAT: Available at an additional cost of $100 per day, plus a $95 activation fee (48 hour notice is required)

- Spa heat not to be left on after use to avoid overheating pool charge.

-Only one car per bedroom is allowed. The City of Palm Springs requires that we obtain a list of names from everyone staying at the vacation rental property including the number of cars and their license plate numbers.

-Utility Deposit Required for stays over 28-Nights: If staying in a home, or condo for 28 days or more, the property manager requires a utility processing fee and to put down a utility deposit of approximately $1,500.00 -$1800.00 per month, depending on property and length of stay. This deposit will be used to pay monthly gas and electric bills that when combined exceed $200.00 per month.

- Violation of any rules/ordinances listed below may result in fine(s) and/or immediate eviction. Renter agrees that any such fines will be charged to the credit card on file.

- No outdoor music allowed at any volume at any time of day (This includes any music, at any volume, on any device such as a cell phone) any indoor music which can be heard from the street OR from the neighboring property is prohibited. This is not the policy of our company; the city of Palm Springs has strict vacation rental ordinances regarding noise and any violation can result in extra charges. Your cooperation is appreciated.

- No smoking indoors. Smoking is strictly forbidden anywhere inside the house. If smoking outside, please follow HOA rules and make sure to use an ashtray and collect all cigarette litter.

- AC/Heating - Please DO NOT turn AC below 74 degrees during summer, turning AC lower than 74 will not cool the house faster and may freeze the AC system.

- Please make sure you keep all doors and windows shut in summer/winter to conserve energy. We monitor energy usage at all properties, and you may be charged an additional energy fee if energy usage is 20% or more above normal.

- Our properties do not include RV, trailer, 5th wheel, etc. parking. Other arrangements will need to be made.

HOUSEKEEPING & MAINTENANCE:

- Guest/tenant must notify upon check-in or within 24 hours of any housekeeping complaint or property maintenance issue.

- Please do not place hot or wet plates or cups directly on furniture, use coasters.

- Please, DO NOT attempt to fix anything yourself, please call us immediately. -Broken/Missing items: we much prefer that you report to us any items broken or missing upon your departure. We understand that accidents happen and would appreciate your honest cooperation if something went wrong while at the house.

BEFORE YOU LEAVE CHECKLIST:

- ALL trash should be tied in garbage bags and put in your trash bin prior to departure. Excessive trash left at the property may incur extra charges.

- Laundry – please remove all dirty sheets and towels and place in the laundry area/room. We would appreciate if you start a first load of laundry.

- Please do not re-arrange the house décor or move furniture.

- Close and lock all doors and windows, set the alarm on if a code was provided to you.

- Make sure to turn all lights and electronics off, including pool/SPA lights, shut off the AC, and turn SPA off.

- Return all sets of keys, gate passes and garage door openers to our Smoketree office.
