Tucked into the quaint Kensington neighborhood is this adorable 2 bedrooms, 1 bath cottage with a cozy living room, full kitchen, & A/C. The home has an outdoor patio area with BBQ. Walk into the Kensington Village for eats, drinks, & shopping or take a short ride to downtown San Diego!
Thanks for your interest in my cozy Kensington cottage. We are a short stroll to the Village & Adams Ave! This is a quaint, upscale, and safe urban neighborhood. Our home has two bedrooms. The master has a queen bed. The other bedroom can either be made as two twin beds or one king bed. Both beds have organic cotton sheets, cotton quilted blankets, and anti-microbial organic lambswool duvets. There is one full bathroom. We have a light & bright living room with a flat screen TV and WiFi. The kitchen is fully stocked with a coffee maker, microwave, toaster oven, and all other cooking essentials. This home has air conditioning, a HUGE plus for summer! The street parking has never been an issue.
This home can only sleep 4 in beds, the 5th person would be a baby using the Pack and Play, or a person sleeping on the couch.
You have access to the whole home. This is not a shared home.

I always have my phone on for emergencies or questions.

UPON BOOKING we will ask you to text or email us a form of ID, your email address and a 2nd cell phone number in case of emergency.
OUT OF RESPECT for our neighbors we require all guests to observe Quiet Hours from 9pm - 9am. Parties and/or Gatherings are not allowed at any time. If there is a Party and/or Gathering, your entire deposit will be forfeited. Similarly, If the police are called to the unit due to excessive noise or partying, you will immediately be asked to leave and will forfeit all rental money & deposit.
CLEANING REQUIREMENTS: A starter supply of expendable supplies is provided; please bring additional if you feel this will not be adequate. Basic cleaning supplies are stocked to do your own cleaning during your stay. DEPARTURE CLEANING: 1) Place soiled towels in the bathtub. 2) All dirty dishes, cookware and eating utensils should be washed, rinsed, dried and put away in the proper location. 3) Floors should be in generally good condition and ready to be vacuumed by our housekeepers. 4) All household trash, garbage, recycling and/or other discarded items should be properly bagged up so as to avoid spillage/leakage, and deposited in the proper refuse containers provided. Please do your best to help us recycle by hauling it out with you. 5) Refrigerator and microwave should be left clean and free of food. 6) All appliances (stove, oven, BBQ, etc.) should be left in a clean condition and free of spills and grease. 7) Please wipe down counters and other surfaces. 8) All litter must be picked up from the premises and placed in the outside garbage cans, tied securely in trash bags.
SMOKING is not permitted in any Vacation Rental by Kimberly Property. If there is any tobacco smell in the unit after your departure, there will be a minimum $250 charge. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning.
CANCELLATIONS – A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee). Cancellation or early departure does not warrant any refund of rent.
PETS: Pets are allowed in certain units as long as the applicable pet fees have been paid. Unauthorized occupancy of pets will result in immediate eviction and loss of all rents and deposits. If you are given permission to bring a pet the following rules must be followed: 1) $125 pet fee for each pet. 2) No pets on any furniture or bedding. 3) Please do your best to remove all pet hair to avoid additional cleaning time/charges. 4) All waste must be picked up and placed in the garbage cans tied securely in trash bags. (Please remember we don’t have garbage service and housekeepers have to remove your trash with their vehicles!) 5) No pets in the bath tub. 6) Pets should not be left unattended in unit unless crated. 7) Any extra pet cleaning that must be done will be charged to renter at rate of $45 an hour. 8) Please try not to leave any pet hair in the home! Duct tape works great on furniture and may be provided with our other cleaning supplies.
Long term bookings require intermittent cleaning every 10 days. and are subject to an addition cleaning fee for each intermittent cleaning. Intermittent cleaning will be charged at $80 and will not include laundry service of linens.

The per night price is good for up to four (4) persons. An additional $50.00 per person per night will be charged should any additional guests stay overnight. An additional baby/infant is allowed as long as it is under the maximum weight capacity for sleeping in the infant’s Pack ‘n’ Play provided. Maximum capacity is 6 total. No exceptions
There is a city ordinance that restricts loud noise after 10 pm and before 7 am.
No parties please allowed.
Partying, Police activity required on premises and/or neighbors complaining will be grounds for forfeiting rental money and deposit and you may be asked to leave. Should you like to host guests for an activity please get permission and guidelines before the contract is drawn up.
Pet fee is $125 per pet. No pet over 25 lbs. Pets are only allowed by request and under certain circumstances.
No pet on furniture please.
You must bring a bed for your pet to sleep in. You may not leave the pet inside the unit unsupervised unless it is crated. Please do not let your pet jump on or lay directly on the sofa or on the bedding.
Your damage deposit may be assessed a fine up to and including the full amount of the damage deposit if:
a) There is evidence that your pet potties or defecates in the house
b) There is a failure to pick up after your pet in the yard or garden
c) There is evidence of your pet getting on or sleeping on the furniture or beds]
d) There is evidence of your pet marring or damaging any property by chewing or scratching or by any other means
If you bring a pet without notifying us in advance, or if you misrepresent the size or breed of your pet/s, your complete deposit may be forfeited or you may be denied access.
Upon arrival, please check inventory list and inspect the property for any pre-existing damage and report it via email to (EMAIL HIDDEN) with photos, to ensure that you are not assessed for any previously unnoticed damage.
There is NO SMOKING allowed on the property. If damage, debris or odor are found due to smoking. Your deposit may be assessed up to and including the full deposit plus $250 for each day of down time required to remove the odor from bedding, furniture and drapery.

Hi! I'm Kimberly and I am a single mom to three boys (ages 9, 7, and 4). I live locally in Del Mar and have been a Vacation Rental Specialist for the last 6 years.
