This cute 1243sf house is 10 min from I-25 off Colorado Blvd. Central to grocery, restaurants, 10-15min to Cherry Creek mall, 10 min to DU, 20-25min to downtown, and 2 blocks from Cherry Creek trail.


Note: County of Denver charges short term renters (guests) a lodger's tax of 10.75%. This is in additional to other fees. Within 24-48 hours, a follow up email on how to pay for this additional tax will be sent after confirming your booking.

The space

This house has all the amenities including Cuisinart k-cup coffee maker, toaster/convection oven, toaster, blender, juicer, soda stream, full size toiletries and basics to start off your stay, and new bath towels. Coffee/tea, sugar, honey are provided. New appliances, internet, satellite TV.

Guest access

Guests have access to the entire house except the storage room, back room closet, and garage. This house will be privately yours during your stay. (roughly 1100 sf of space)

Interaction with guests

Normal check-in is 4pm but I am flexible as long as you let me know in advance what time you plan to check in so that alarm can be turned off. I am happy to provide any recommendations upon guest request. I am available by phone/text/email. However, email through the site is the best way to reach me.

Other things to note

The house has a security system. There is one camera located on the kitchen cabinet above the refrigerator. Security cameras are offline when the system is turned off/disarmed.


Landscapers come on Friday's to mow during the spring and summer months. There is snow removal service in the winter time but snow shovels are available in case you need to get your car out of the driveway before the snow removal service comes. They typically come late morning.

I have a new neighbor that has a dog(s) that barks when outside. Chip and AJ (the dogs' names) are kept inside most of the day when owner is not home. If the dog becomes a problem, please contact me ASAP so I can talk to my neighbor.

You may lose part or all of your deposit for violating the no smoking/marijuana rule. Please respect neighbors as we all know each other and will call me if there is a problem with noise level or smoking.

No smoking of any kind (including vapors/drugs/edibles inside or outside (on the grounds) of the house, and back patio. No pets allowed. No parties (dinner gatherings ok) or loud music.

Pay-per-view channels or any other charges on DIRECTV will be at your expense. You will be billed separately via the Resolution Center. You may receive a "request for money" 30-60 days after your check out due to billing cycles.

Please supervise children when they are outside. They have a tendency to throw rocks from the rock beds. Rocks thrown in the grass can ruin a lawnmower blade and you will be responsible for repairs from the landscaper.

If you can't figure out how to use something or turn something on, please contact me so I can walk you through it. This will help avoid any deductions from your deposit.

Please contact me immediately with any issues or concerns with the house and please do not wait til after check out when cleaners are making final inspections to discover the issue. It is to easier to resolve issues as they arise than to wait.

Per Denver City and County Ordinance as of 1/1/2017, hosts are required to collect a 10.75% Lodgers Tax on all stays under 30 days. Booking is a two step process. After your reservation is accepted, you will receive an email from the Resolution Center with a request for the Lodgers Tax for your reservation. You must accept this charge within 72 hours of booking (or immediately for same day Instant Bookings), or your reservation may be cancelled. In addition, your booking will show a 4% tax that is collected directly for the State of Colorado. Unfortunately, the City/County of Denver has not integrated their Lodgers Tax into the reservation process, thus creating this additional step. Feel free to search "Short Term Lodgers Tax Denver" to verify this is a legitimate fee if you have any questions.

I've rented several places across the US from Airbnb and Nancy's place is hands down AMAZING. We have a two year old and a need to cook our own food. Beds were comfy and clean. The neighborhood was friendly. I can't think of a single thing she could improve on.

Quick to get on I25, Cherry Creek is right there - overall location is great for south Denver. Unbelievably well stocked, maybe even better than most people's houses. Even a brand new loofa in the shower and travel cups/lids for the coffee. Great additional room is perfect for conversation while other guest are in the main part of the house sleeping.

My girlfriends and I had the most wonderful experience at Nancy's house in Denver! The house was spotless, and had everything we could have ever needed. From kitchen appliances, to a blowdryer, to even allergy medicine! Nancy also left notes all over the house to help us figure out how everything worked and where anything we needed was. It was beyond helpful! Nancy was also extremely helpful in providing us with local recommendations and checking in to make sure that everything was going smooth. The house was also in a fantastic location and was a 20-40 minute drive from anywhere we wanted to go. THANK YOU AGAIN!

Hello! I'm an avid volleyball player and play year-round. I moved to Denver from Redondo Beach, CA where I played beach doubles every weekend for 8 yrs. I guess you could say I traded the beach for the mountains. You wouldn't think there would be much volleyball in the Mile HIgh State but there is! The mountains are so close that it was also easy to pick up snowboarding again.

Denver is the first place I ever lived in which I truly felt home. I hope you feel the same when you step into my humble abode.

My other favorite thing to do - travel. I enjoy exploring new cultures and immersing myself in them. Best thing I've seen so far - Northern Lights in Iceland! I'll send you some pics of them if you like :)

I worked in hospitality for a large hotel chain for 14 years and have applied the knowledge and hotel standards to my Airbnb. I hope your experience in my home meets or exceeds expectations.
