The space
Entrance features: Two Private parking spots located just outside the orange gate, plenty of additional street parking. Entrance walkway occasionally shared with host.
Front Courtyard features: Small mosaic table with vintage blue wooden chairs, a vintage bench and potted plants.
Living Room features: 55" tv, modern wood console, couch, cloth coffee table. Indoor-out door feel with the duel exterior doors & screens, fireplace is decorative.
Kitchen features: - Dishwasher, Kurig + Pods, Mini Toaster Oven, AirFryer, Microwave, two door fridge, gas oven/stovetop etc. Dimmer switch located on living room wall.
Dining area features: Modern 4 tulip chair dining table with mid-century modern place mats. Dimmer switch located on wall & also on living room wall.
Hallway: Nest thermostat.
Primary bedroom features: custom built-ins, an ensuite bathroom & access to a private courtyard--also includes a large closet and washer/dryer located in the primary bathroom. USB & Iphone charging plug located on each side of the primary bed.
Guest bedroom features: a separate entrance, floor-to-ceiling window, closet built-in & a work space w/desk & chair. USB located in bedside lamp, lamp is also turned on by touch.
Guest Bathroom features: shower, shower water head filter, rain head & cabinet storage.
Courtyard features: Includes outdoor furniture, umbrella and outdoor TV. Courtyard off of primary bedroom will be entirely private; other occupant might pass through outdoor areas while accessing the street.
Backyard features: Large artificial turf area, several seating areas with modern furniture, sun loungers, umbrella, Adirondack chairs & lemon tree. Backyard and lot is split by large white fence for privacy, lot shared with back house, sometimes occupied by host.
Guest access
Guests have access to all of the front house, outdoor driveway parking spot, side courtyards and main part of the backyard. Far back area is occupied by host, rarely there and will not disturb your stay.

1. Visitors and Guests Responsibility:

Guests agree to hold harmless and indemnify the Host and Host’s agents from any and all injuries, damages, or liabilities arising from the actions or negligence of visitors, guests, or any other individuals on the property.
2. Assumption of Responsibility:
Guests assume all responsibility and liability for the safety and well-being of their visitors, guests, and any other individuals present on the premises during their stay.
3. Vehicle Responsibility:
Guest vehicles are the full responsibility of the guest. Guests are required to park in the designated guest parking area at the front of the property. The Host and Host’s agents are not liable for any damages, theft, or incidents related to guest vehicles.
4. Key Management:
Guests are responsible for the safekeeping of keys provided during their stay. Keys must be returned to the designated lockbox upon departure. Any lost keys may result in additional charges to cover the cost of replacement.
5. Security Cameras:
Security cameras on the property are for live feed monitoring ONLY. Guest privacy is respected, and recordings are not stored.
6. Additional Guests:
Guests must seek permission from the Host before bringing any individuals not included in the original reservation. Unauthorized guests may result in additional charges or termination of the booking.
7. Property Care and Usage:
Furniture, appliances, and amenities provided in the property are owned by the Host. Guests are expected to care for and reasonably use these items. Any damage caused by misuse or negligence may result in charges to cover repair or replacement costs, similar to how a hotel would handle such situations.
8. Cleaning Fee:
A cleaning fee will be specified in the listing and applies after every stay. This fee covers the cost of professional cleaning services to ensure the property is well-maintained for subsequent guests.
9. House Rules:
Guests are expected to adhere to the house rules outlined in the listing. Failure to comply with these rules may result in penalties, including additional charges, fines, or termination of the reservation.
10. Quiet Hours:
Respect for neighbors is crucial. Quiet hours must be observed, and loud or disruptive behavior that disturbs neighbors is not permitted.
11. Lost and Found:
The Host is not responsible for personal belongings left on the property. Any items found by the cleaning staff will be held for a limited time, and arrangements for retrieval should be made promptly.
12. Emergencies:
Guests should be aware of emergency procedures, including the location of fire exits. In the event of an emergency, guests should contact local emergency services immediately.
13. Local Laws and Regulations:
Guests are expected to comply with all local laws and regulations governing the use of the property. Any illegal activities will result in immediate eviction and reporting to the authorities.
14. Alterations to the Property:
Guests are not permitted to make any alterations or modifications to the property without prior written consent from the Host. This includes but is not limited to rearranging furniture, installing equipment, or making structural changes.
15. Insect and Pest Control:
Guests are expected to keep doors and windows closed to prevent pests. If there is an issue, please notify the Host promptly for resolution.
16. Guest Health and Safety:
Guests are responsible for their health and safety during the stay. Any medical or health-related emergencies should be immediately reported to local emergency services.
17. Appliance Instructions:
Guests should follow provided instructions for using appliances and report any malfunctions promptly to avoid potential safety hazards.
18. Prohibited Activities:
Smoking, substance abuse, partying, or illegal activity is strictly prohibited and will result in immediate termination of the reservation.
19. Indemnification for Host's Property:
Guests agree to indemnify the Host for any damage, loss, or injury to the property caused by the guest's actions or negligence during their stay.
20. Right to Terminate Reservation:
The Host reserves the right to terminate a guest's reservation immediately and without refund in the case of significant breaches of the terms and conditions.
21. Acknowledgment of Terms:
Guests acknowledge that they have read, understood, and agreed to all terms and conditions outlined in this disclaimer.
