Spring Break in the Heart of Cabo in this beautiful 2 bedroom suite at the Cabo Villas Beach Resort, which is constantly given an excellent rating by guests on Expedia. Get this quick as it won't last long at this price.

This is the 2nd closest beach resort to the Marina & Downtown area of Cabo. This is considered the best location on the Cabo beach of Medano with breathtaking views of the ocean, beach, and the rock formations. Cabo Villas Beach Resort is next to the world famous restaurant on the beach "The Office". You cannot get a better location in Cabo than this. These are also completely new and remodeled rooms as you can see from the picture. This is a villa with a full-kitchen. Comes with a Jacuzzi and 2 separate rooms. Sleeps 6.

Our unit is located in the Bayview Suites and has an excellent ocean view but is also "pool view" which is the tallest building for the best views. You will get either the 2nd or 1st floor. Check-in for Christmas week is Dec 23rd and checkout is Dec 30th however you can leave any day you wish! (Full week must be purchased).

My wife and I fell in love with Cabo a year ago while we were vacationing. There's a charm about the region and its people that make us want to go back year after year. This is why we decided to become owners at Cabo Villas, which is undoubtedly in the best location in all of Cabo. People describe the Cabo Villas Beach resort as the 'Heart of Cabo', because it is in the center of all major attractions. You are just steps away from the only swimmable beach along the Cabo San Lucas corridor, which gives you easy access to all beach and water activities, such a snorkeling, parasailing, jet skiing, scuba diving, etc. Also, you are only a short 5 minute walk away from the Cabo Marina, which is lined which top-rated restaurants and shopping. The central location helps you save money by eliminating the need for renting a car or any cabs which isn't the case with other resorts. Most everything you would need is within short walking distance.

The Cabo Villas Beach Resort is a 5 star resort, complete with:

This 2 bedroom executive unit is the premium and most popular unit type in the Cabo Villas Beach resort. This particular unit is in the Bayview Suites Tower, which is newly constructed, and is the highest tower on the beach. The Bayview Suites offers the highest and best view in the resort, creating amazing views of the Sea of Cortez. This 2 bedroom unit is air conditioned, and includes a master suite with a king size bed and large flat screen TV (with cable and DVD player). There is also a deluxe bathroom, complete with his and her vanities, shower, and jetted tub. The 2nd bedroom has a queen sized bed with a flat screen TV, cable, and DVD player as well. There is also second bathroom complete with shower, vanity, and bath tub. This suite also features a full size kitchen and eating area, complete with all major appliances (refrigerator, oven, coffee make, microwave) and dishware, which allows you to save time and money by preparing your meals in your unit. This unit also comes with a living room area with TV and couch which also has a fold out full size bed. WiFi internet can be obtained for a small fee ($5 for the week). But by far, my favorite feature of this unit is the large balcony with a breathtaking view and personal Jacuzzi, which is the perfect way to watch the morning sunrise or the evening sunset.

Cabo Villas also has an onsite gym with cardio and weight lifting equipment.

There is no need to attend a sales presentation in order to receive the special pricing offered in this listing, but I recommend talking to the friendly Cabo Villas sales staff. They provide great restaurant and activity recommendations!

ARTICLE 1.- PURPOSE: These Rules and Regulations have been issued by the Management for purposes of protecting the use and enjoyment of Cabo Villas Beach Resort and Spa by each member, user, occupant or guest.
ARTICLE 2.- MANDATORY NATURE: Every member/user shall abide by each and every section of these Rules and Regulations. A Copy of this document will be available at the front desk or upon your arrival.
ARTICLE 3.- VIOLATIONS: Any violation and/or non compliance of the rules and regulations must be immediately reported to the Management or executive in charge, who shall implement corrective actions when appropriate. Any illegal behavior, offenses or violation of these rules and regulations may result in the immediate vacating of the hotel installations. It is clearly understood that the offender will have no right to be reimbursed any amounts paid for the reserved accommodations or services.
ARTICLE 4.- PUBLIC LIABILITY: Under the terms of the respective insurance policy, the hotel has acquired public liability insurance for direct damages caused to third parties derived from the hotel related activities, as specified on the cover sheet of the corresponding insurance policy.
ARTICLE 5.- MAINTENANCE: Members and occupants must maintain their units in adequate operating conditions during their stay and shall report to the front desk and/or guest service department any damages they may detect at any time. Every member/occupant is responsible for cleaning the dishware however, you may offer a gratuity to the house keeping if you desire them to provide this service.
ARTICLE 6.- CHECK-IN: The check in time is at 3:00 p.m. on the first day of use of each period. No member/user will be admitted in the unit unless he or she has not checked-in prior. The rental charge will begin upon the delivery of the unit.

ARTICLE 7.- USE PERIOD: A Use period consists of a minimum of three nights and four days and will be booked through Cabo Villas Beach Resort and Spa reservations center. All reservations are on a space available basis.
ARTICLE 8.- CHECK-OUT: The check-out time will be at 11:00 a.m. on the last day of the Use Period. No member/user may remain in the unit after such time, unless the member/user decides to extend his/her stay, and to that effect the member/user shall pay the corresponding cost and confirm with the front desk and/or reservation department.
ARTICLE 9.- SERVICE CHARGES: Room service for food and beverages from any of the establishments may have an extra charge of 15%, at the Hotel's own discretion.
ARTICLE 10.- SERVICE PERIODS: The four (4) hours between 11:00 a.m. and 3:00 p.m. on the first and last day of the use period will be reserved exclusively for maintenance and housekeeping. The authorization of the guest will be required in case major repairs are needed, and this will be coordinated with the front-desk/reservations department, so as to inconvenience the guest as little as possible.
ARTICLE 11.- CLEANING: Daily maid service will be provided for the member/users, consisting of general cleaning of the unit, change of towels each day and change of bed linens twice per week. The member/user will be responsible for any other cleaning services during their use period.
ARTICLE 12.- STORAGE: Members/users will be responsible for the safety of their personal belongings. Valuable items must be stored in the units safe deposit box during the entire use period. Lost items: Cabo Villas Beach Resort and Spa undertakes no responsibility whatsoever for lost items by /member/users or visitors which are not placed in the safe deposit box.
ARTICLE 13.- VISITS: Any person visiting guests in Cabo Villas Beach Resort and Spa must register with the front-desk. Visiting hours are from 8:00 am to 8:00 pm, without exception.
ARTICLE 14.- DAMAGES: Any damages caused to a unit or to the common areas within the property must be immediately reported, and the cost of the corresponding repairs or replacements will be charged to the account of the room of the guest and/or person who caused such damage.
ARTICLE 15.- NO TOLERANCE: NO annoying or offensive behavior, nuisance, or noise will be permitted within the units or common areas of the hotel.
ARTICLE 16.- KEYS: The management will have a master key that will allow the management access to each and every one of the rooms. The manager or his/her representative may access any of the rooms if necessary, and in such case the occupant of the unit will be notified of the reason for such access to his/her room.
ARTICLE 17.- PROHIBITED SUBSTANCES: You are hereby notified that the consumption of, possessing or selling illegal substances is not permitted. Non compliance will result in reporting to the competent federal authorities.
ARTICLE 18.- MAXIMUM OCCUPATION: The occupation of the Units shall not exceed:
a)No more than two persons may occupy a Studio unit.
b)No more than four persons may occupy a deluxe unit, executive one bedroom unit or one bedroom residence.
c)No more than six persons may occupy any two bedroom unit.
d) No more than eight persons may occupy a three of four bedroom unit.
Exceptions may be approved by the management. In this case, it remains under the Hotel's discretion. An additional charge for an extra bed may be applied. For exchange purposes, the member/user remains at the discretion of the organization of the exchange company.
ARTICLE 19.- VACATION EXCHANGE: All exchanges will be for Use Periods of no less than seven nights and eight days. The

fee per the attached "Fee schedule", must be paid prior to the deposit request being honored by Cabo Villas Beach Resort and Spa. The exchange will be facilitated as per the terms and conditions stated on the exchange organizations enrollment application.
ARTICLE 20.- USE OF THE SWIMMING POOL AND RECREATIONAL FACILITIES: Every guest has the right to use the swimming pools, Jacuzzi, and any other recreational facilities and amenities offered within the property. It is understood that each member/user shall enjoy the swimming pool and common areas at his/her own risk.
ARTICLE 21.- SWIMMING POOL AND BEACH AREAS: No beach or swimming pool lounge chairs may be reserved by placing items and/or personal belongings on the same. After 1 hour of NON-USE, any towels or personal belongings will be removed.
ARTICLE 22.- PETS: No pets are permitted on the property, with the exception of guide dogs
ARTICLE 23.- NO SMOKING: All our units are non-smoking, therefore smoking will be permitted exclusively in the common areas and terraces.
ARTICLE 24.- LINENS: Absolutely no towels, sheets, linens or any other clothing or items will be permitted to hang from the balconies on the terraces.
ARTICLE 25.- USAGE FEES: The SERVICE PROVIDER shall apply the usage fees received to cover the administration costs and salaries of the personnel that work in the establishment of Cabo Villas Beach Resort and Spa. These fees also cover taxes, insurance, services such as water, gas, electricity, replacement of the furniture and maintenance of the hotel common areas and installations. The SERVICE PROVIDER warrants that the resort property and units shall at all times be in clean and proper condition.
For each vacation usage period, the member shall pay the SERVICE PROVIDER, precisely at the moment of reservation, the applicable usage fee for the date when the vacation unit is confirmed.
The usage fee will be determined annually by the SERVICE PROVIDER according to what equates to be highest between the annual inflation index estimated by Mexico's Central Bank or the budget presented by the service provider and duly justified by its legal representative. In no event, such increase shall exceed 10% per year.
ARTICLE 26.- RESERVATION SYSTEM: In order to use a vacation period, each member will be subject to the payment of the applicable usage fee. This schedule shall be delivered to the Buyer upon purchase of their Vacation Membership. This fee schedule shall be annually revised as referred to under Article 25 above. The respective reservation request will be addressed directly to the reservations department of the SERVICE PROVIDER, and the latter will immediately respond indicating whether the use period requested is available. If available, the SERVICE PROVIDER will issue the corresponding confirmation within five business days after receiving the reservation request. Failure by the member to pay the applicable usage fee following the confirmation of the requested use period shall automatically cancel the reservation. No confirmations will be given without all usage fees being paid in full and current on all payments of any other kind or nature. Once a confirmation is given there is no cancellation and all payments are non-refundable. Member/user must satisfy the following requirements in order to effectively use his/her requested usage periods:
a)If the Member elected to purchase his/her vacation membership through the financing system offered, the member shall need to be current in the payment of his/her obligations under such financing.
b)In the process of maintaining an accurate level of availability for all members/users any reservation can be booked up to one year in advance however this booking must be "re-confirmed" by the member/user 60 days prior to the scheduled check-in date. Any reservation that has not been "re-confirmed" is subject to surrender with no refund. Cabo Villas Beach Resort and Spa will make every attempt to contact the member/user via their contact information on file for this "re-confirmation" beginning 90 days prior to their scheduled check-in date.
c)The written confirmation provided by Cabo Villas Beach Resort and Spa reservations center, must be presented upon check-in.
Given the fact that vacation memberships are subject to space and unit type availability, In the event that the usage period requested by the member is not available in Cabo Villas Beach Resort and Spa, the service provider shall provide vacation alternatives through its network of providers. These reservation policies and procedures are to be strictly observed by the Member for a reservation to be effective.

ARTICLE 27.- ALTERNATE ACCOMMODATIONS: Once (i) the reservation is made in accordance with the these Rules and Regulations, (ii) same is confirmed by the SERVICE PROVIDER, (iii) the usage fee paid by Buyer , if for causes attributable to SERVICE PROVIDER, the member is unable to enjoy the usage period as reserved and confirmed, the SERVICE PROVIDER undertakes to provide accommodations for the member in an establishment similar or better than the service contracted by the member. If the SERVICE PROVIDER evidences that this obligation cannot be satisfied for reasons beyond its control, SERVICE PROVIDER shall reimburse the member the reasonable and documented expenses incurred by the member to travel to and from Los Cabos, Mexico, round trip, within a period not to exceed fifteen (15) calendar days as of the date of the incident. SERVICE PROVIDER will assume no responsibility when, for causes beyond its control including natural phenomenon, force majeure or acts of God. It is being understood, however, that this shall not constitute a cause to terminate this Contract or for SERVICE PROVIDER to reimburse the usage fee. The SERVICE PROVIDER shall provide the services in the contracted season once the situation becomes normalized, subject to availability.
ARTICLE 28.- ASSIGNMENT OF RIGHTS: The member may sell, bequeath, assign or transfer his/her Membership rights, provided the member has paid the cost thereof in full pursuant to the respective Sale Contract, it being understood that the respective assignee or transferee of the rights shall be subject to the same conditions of the Contract and/or the Rules and Regulations issued by SERVICE PROVIDER. The member shall notify the SERVICE PROVIDER 30 (thirty) business day's in advance through written documentation and shall pay a $500.00 Dollar administrative fee. In addition, the member must send the original assignment agreement signed by the parties before a notary public, and copy of a personal identification document of the assignee acquiring the rights. It is important to mention that this shall apply exclusively to those members who are current in the payment of all their obligations derived from this Contract and the Rules and Regulations, and have no outstanding debts whatsoever with SERVICE PROVIDER. Any expenses and taxes derived from such transaction shall be paid by the User.
If the petition is denied, SERVICE PROVIDER shall notify the member in writing the causes or reasons for such denial. Failure to provide such notice within the aforementioned period will be construed as an accepted petition.
ARTICLE 29.- CANCELLATIONS AND NO SHOW: Cabo Villas Beach Resort and Spa agrees to observe and to honor all confirmed reservations from the Members of the Resort for a period of 24 hours commencing as of 3:00 PM of the check-in time of the first day of the usage period . For reservations by agencies, direct clients and others, the reservation will be observed exclusively to the beginning date of the reserved period. If member is unable to utilize their time, Member must contact Reservations Department at least 60 days prior check in to request for reschedule their reservation or deposit their space at Interval International. Any request not made prior to 60 days will be considered surrendered and no refunds shall be made.
ARTICLE 3C.- OR NATURAL DISASTER: In case of an emergency or natural disaster, or if a warning to that respect is issued by the competent authorities, the hotel will undertake no responsibility to maintain the standard of quality in its services as a result of the drawbacks or inconveniences that such warning may cause.
