With a separate entry this small standalone studio apartment has own private shower room and simply equipped kitchen; it is located near to Hampton Court Palace, Bushy Park, and the Thames (25/40 mins walk/10 mins bus) and to London by train (35 mins to Waterloo) - our competitive price reflects these distances and our location - pls NOTE.

It is a standard 4' double bed - small. Basic DIY breakfast supplied.
Free street parking. Restricted dates in Sep/Oct: request dates if seems not avlble.

The space

This small studio cottage started life as a separate single garage before being converted to provide office space and to accommodate our growing children and frequent visitors. It is a separate studio apartment with its own small kitchen equipped with kettle, toaster, microwave and fridge - and all necessary crockery and cutlery. The cottage has its own loo/shower wet room. There is freeview TV and free use of our (usually reliable) wifi. You are welcome to sit on the decking, sunshine not guaranteed!
We include basic breakfast supplies of cereal and toast, tea and coffee. If your stay is short we may not supply a fresh loaf of bread unless you REQUEST IT before arrival. We were throwing away a distressing amount of bread so this is an attempt to be less wasteful.

Guest access

The cottage has its own entrance via a shared gate and path. We have a small, decked garden which guests are welcome to use in good weather or if you are a tidy considerate smoker. It's a low entrance so watch your head!
There is free parking on the street - not always right outside but near enough - do let us know if you'd like it right outside and we will do our best to keep a space.
Mind your head on the door frame!

Interaction with guests

We aim to give you your space and let you get on with your stay without interference. We work nearby and sometimes drop back to the house so there is sometimes someone around to chat and advise but as the cottage is separate, you will be relatively independent and we try not to impose on your privacy. Text or knock if you have any questions - otherwise we'll wave as you pass. The studio is close to the house so you might hear or see us as we go about our day to day lives as an ordinary family.

Other things to note

All linen and towels are provided, as is a small hairdryer.
Some of our guests come from warmer climes so we have also included a heater to supplement our central heating to your taste. Please switch off while you are not in: the environment belongs to us all!
The wet room is small but there is a good supply of bath mats to make it more comfortable to use after a shower.
The bed is a small 4 ft double with no foot board - and a very comfortable mattress!
We don't have any equipment to host children and babies do count so please ask permission before you arrive - you will need to bring your own cot, plug covers, etc as you find necessary. Our garden is not secure enough for children and the decking is old so could injure crawlers and toddlers. We can supply an air mattress and bedding for a single older child for £10 laundry fee - but the space is small and this will diminish your enjoyment and we prefer not host more than two people. Additional adults over 2 will be charged at £25 a night.

Please check our location.
We are a residential road so late noise/music is not permitted after 10 pm.
We have 3 cats so no other pets can be accommodated. Please don't let them into the cottage - no matter how appealingly they beg.
No smoking OR VAPING in the cottage although you can smoke outside on the deck. Please dispose of your stumps in the outside green bin.
We aren't set up to accept children or additional adults and will not accept people (including infants) without prior knowledge and possibly additional cost. The garden is not safely fenced. We have 3 cats!
If something isn't right or is broken - please let us know asap so we can correct it for you and future guests. Our biggest investment is the mattress so please look after it!
We expect you will leave the studio in good condition ie wash dishes, check the loo for skid marks, wipe up spills and inform us of breakages or omissions. If you damage something valuable we will expect you to pay for it.
Please check you know where we are in relation to where you want to be - rome2rio or citymapper or g oo g le are good apps for that! We've told you where we are in relation to the station or Palace and our prices are cheaper as a result.

We stayed for one night to attend a friends' wedding at Hampton House. Nicky and Julian's place was perfect for us, everything we needed was there. The iron and ironing board came in very handy to take out a few last minute creases. Shower was lovely (hot and powerful). The bed is very comfy, we both slept really well. Great supply of food/ drink essentials for breakfast. We would 100% recommend and would definitely stay again. Thank you for having us Nicky and Julian :)

A very clever little place with everything you are likely to need. Well thought out by Nicky and Julian with extra touches to make this a very comfortable landing pad. As someone who has been staying in all sorts of accommodations for years, this is the primo standard anyone trying to provide a similar service for the price would aspire to .. Enjoy : )
