We will ensure that all codes and passwords will be available at the arrival time and the guests will have full access to the property and all other facilities.

We will send occasional emails to let the guests know we are available and just to ensure that all is well.
We will send notifications in case that a tradesman, pool cleaner or gardener may need to enter the property or in regards to waste collection days.
In case of complaints from our neighbours, we The Owners reserve the right to enter and inspect the property at any time by pressing the buzzer first, or using our own key in case there is no answer from inside.
Payment of the booking constitutes the clients acceptance of the House Rules and Terms and Conditions.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
We DO NOT accept bookings from schoolies or groups of young single persons.
THE GUEST making the reservation is FULLY RESPONSIBLE to ensure that all other guests are aware of the house rules.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Check-in is 2pm or later.
Check-out is 10 am or earlier.
The check-in check-out times can only be altered subject to acceptance and availability.
PARTIES & FUNCTIONS ARE STRICTLY PROHIBITED.
The price charged is for domestic use only and not commercial. Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc.
Use contrary to this may result in loss of your bond and/or additional payments and in the very rare extreme cases, EVICTION with no refunds.
We do have very nice neighbours and only take guests who agree to respect them and observe the residential area "quiet time" from 10pm to 8 am. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
If a security guard is sent to the property due to noise complaints or any other disturbances, a call out fee will be charged.
More than one complaint in regards of excessive noises or nasty behaviour during the quiet period, classifies as a rare case that will result in EVICTION.
The owners to be informed asap of any break-downs or malfunctions at the property so the issues could be resolved immediately thus avoiding any inconvenience or disappointment.
The owners are to be informed of any breakages or damages at the property before checking out.
Damage, Breakages, Theft and Loss are the tenants' responsibility during their stay.
Loss - the owners take no responsibility for the tenant's personal property.
The property is to be always locked and secured when all guests are out.
No smoking allowed in the house.
No pets allowed.
Departure - the property should be left in a similar state to its condition on arrival. Please wash the dishes and clean the BBQ. Put all rubbish in the appropriate bins. Green bin is for general waste and yellow bin is for recycling.
The guest making the reservation is to ensure the property is left, as much as possible, in the same condition as it was at check-in time.
Excess cleaning for leaving the property dirty will be charged at a rate of $35/hour.
BBQ left dirty will incur a minimum $40 or more cleaning fee. Please clean the BBQ if you use it.
Check-out time is strictly 10.00am by the latest. Please don't get offended if we sound strict on check-out time. If there will be other guests arriving the same day, between garden maintenance, pool cleaning, whole house detailing and changing the linen we hardly have enough time to prepare the property for next guests.
Check-out later than 10am may be possible but subject to acceptance and availability.
If you wish to extend your stay it will only be possible subject to acceptance and availability. If we could confirm availability and acceptance, the reservation and payment has to be made through Airbnb web site at least 48 hours prior of the initial check-out date.
