Seconds from the beach! Tucked right behind the sand dunes. Modern, stylish eco-holiday home with white walls + oak floors, beside 7 miles of sand on the best beach in South East England. Our spacious living room - with 50" Smart TV + complimentary Netflix - leads on to the west-facing, first-floor sundeck. Sleeps 6 in 3 bedrooms, including an informal teenagers' den with its own Smart TV + terrace with picnic table. Games room with table tennis. Geo-thermal underfloor heat + solar water

The space

Our spacious living room - with 50" Smart TV + complimentary Netflix - leads on to the west-facing, first-floor sundeck with table and chairs for outdoor dining, plus room for sunloungers. The deck is west facing - perfect for enjoying the spectacular sunsets.

There is a fully-equipped kitchen area with electric oven, ceramic hob, microwave and dish washer - plus every utensil to satisfy even the keenest holiday cook.

Dunescape has three bedrooms - all with outside space - including an informal teenagers' bedroom/den with Smart TV.

The enormous top-floor master-suite has its own sun deck, a quiet reading corner, and an en-suite shower room. The king-sized bed boasts a pillow-topped posture-paedic mattress for a great night's sleep.

Bedroom two can be configured as a double plus single, or as two singles. It has its own small drum balcony.

Bedroom three is an informal teenagers' den/bedroom with a double sofa bed and a single bed. It is on the ground floor, and accessed through the games/utility room. It leads on to a secluded terrace with 6-seater picnic table.

Maximum party size is six, made up of four adults plus two children, or two adults and up to four children. We cater for families, and small groups of friends. We do not take stag or hen groups.

Guest access

You get the whole house, which has a private terrace on the ground floor, with 6-seater picnic table, off bedroom 3. There is a main west-facing sun-deck off the first-floor living room, with steps to access the communal gardens, planted to merge with the adjacent sand dunes. There is also a deck from the second-floor master suite, and a small drum balcony from the 2nd bedroom. This room is ideal for younger children.
There is private parking for one car immediately in front of the house, plus communal parking to the rear of the development, available on a first-come basis.
A path through the communal garden leads directly to a narrow access road and, across it, to a path up the dunes and down onto the beach.

Interaction with guests

We have a house manager, James, who lives in the village and who is on call for any problems. He has a 24-hour emergency call-out number.

Airport: London Gatwick: 100.0 km
Railway: Rye: 4.0 km
Ferry: Dover: 45.0 km
By car: Camber is 2 miles off the A259 just to the East of Rye, about mid-way between Hastings and Ashford in Kent. The fastest route from London/M25 is down the M20 to junction 10, then take the A2070 and A259. From the M25, it takes about 75 minutes to drive to Camber.

By train: To Rye Station. Hourly direct train service from Ashford International (20 minutes), Hastings (20 minutes), Eastbourne and Brighton. Trains to Ashford from London St Pancras (37 minutes), Lille Europe (55 minutes), Brussels Midi (1hr 35 minutes) and Paris Nord (2 hours).

By bus: From Rye station, the 100 bus runs hourly (connects with arriving trains from Ashford International and Brighton/Hastings) and takes about 10 minutes.

By pushbike: Bikes are available to hire in Rye. There's a two mile off-road paved cycle path from Rye to Camber.

Dunescape is a family home and ideal for family groups. It is part of a small, quiet eco-development (20 units). It is not suitable for stag or hen nights, or other groups who'd like to party.
Dogs are welcome, but you must let us know you are bringing one, and not allow them on beds or soft furnishings. The cost of any additional cleaning required because of a dog will be deducted from your damage deposit.

I had a wonderful stay at Dunescape, it was lovely, bright and clean with plenty of space. Wonderful access to the beach and with a couple of restaurants nearby, it was the perfect place to stay at and relax within the Dunes. The house felt very safe and secure, and even my little dog enjoyed her time there. We were left some lovely cake, biscuits & apple juice upon arrival, which was a wonderful snack that was much needed after the trip from London! Andy was happy to promptly answer all of my questions before our stay, and provided in-depth details about the property for our stay, which made everything a little easier. I highly recommend Dunescape to anyone wanting a beautiful retreat at Camber Sands!

We had the most lovely weekend at Dunescape- the location is amazing and Camber Sands is a fantastic beach. Children played splashing in the sea - the dogs went crazy on the beach too (some parts are restricted during peak months but there is plenty of space for great beach walks even during restrictions). The house is beautiful and perfectly decorated - it feels spacious and airy and the table tennis table was very popular. Having Netflix made children's TVs and ours easy. The bedrooms were very comfortable and the 2 min walk to the beach was brilliant! So much stuff within easy walking distance- really perfect. I almost don't want to write a review in case it becomes too popular...

We had a wonderful weekend break at Dunescape - what a perfect retreat for a relaxing get-away to the East Sussex coast! A hop, skip and a jump away from the wide fine sandy beach, the location was ideal for revitalising walks, lazing in the dunes and refuelling at the great nearby selection of pubs and restaurants. You don't have to stray far - there's a fab cafe right next door! We even scrapped our evening plans and stayed in at night, enjoying the cosy space - which struck us as much larger than the pictures suggest - and the gorgeous nautical theme of the decor over a glass of wine, delicious bites from the deli in Rye and the Netflix movie selection on the large screen. The kids loved the downstairs "den" and table tennis. Highly recommended for a family break - ticks all the boxes! Thanks, Andy, for the brilliant hospitality.

Dunescape was a lovely house, exactly like the photos. The location was perfect, so close to the beach and not very far from the town of Rye. We had been left some lovely cakes and cookies as well as some delicious apple juice upon arrival which was a wonderful touch. The house was fully equipped and very comfortable. The information left to us was clear and straight forward. Thank you Andy for a wonderful stay! Would certainly recommend!

Dunescape at Camber Sands is our much-loved family holiday home. We love sharing it with appreciative guests, and have been on TripAdvisor for years, but only joined AirBnB relatively recently, so don't have as much feedback here yet.
