The space

The house is spread over 3 floors and sleeps 6. In the 2 upper floors there are 2 double bedrooms and 2 single bedrooms and a fresh modern family bathroom. On the ground floor there is a comfortable lounge / diner, modern kitchen and downstairs cloakroom. The house is fully equipped for a family friendly holiday.

You will be able to enjoy the whole house and garden.

Interaction with guests

Keys are collected on arrival from a secure location and access code will be provided prior to arrival. Our local housekeeper will be on hand to welcome and help you with anything during your stay in the village. She will call round to introduce herself and answer any queries in the first day or so of your stay.

House Rules and Terms of Let
1.No smoking in the house. Please ensure that cigarette ends are not left in the garden but are instead fully extinguished and disposed of in the rubbish bins provided.

2.The owners do not accept liability for loss or damage to guests’ personal belongings, and any belongings left behind at the end of the let will only be returned if the cost of postage is met.

3.The number of persons occupying the house must not exceed 6 (plus one infant under 3 years).

4.Entry to the house will be granted at 15:00 (3:00pm) on the first day of the let. The house must be vacated by 10am on the last day of the let to allow sufficient time to service the house before the arrival of the next guests. The right is reserved to charge for an extra day if guests have not left by the time required, or if they arrive before 15:00 on the first day of the let.

5.The house will be in a clean and tidy condition on arrival and guests are requested to leave it in a similar condition with dishes washed up, all personal items & baggage removed, all bins emptied, and the fridge, freezer and cupboards emptied of any perishable food. The right is reserved to make a charge for additional cleaning if the property has not been left reasonably clean.

6.The right is reserved to make an additional charge when excessive gas or electricity is used. Guests are expected to use gas and electricity as they would in their own home, i.e. by switching off appliances that are not required; by turning off the heating in warm weather; by keeping the windows closed in cold weather, etc.

7.Guests must ensure the house is properly locked when not occupied including closing windows.

8.In respect of breakages, loss or damage, guests should report any deficiency which they notice on arrival, and any which occurs during their visit. Where appropriate, guests will be liable to pay the replacement cost of the item broken, lost or damaged. Any defects should be reported immediately to the owner. If you fail to bring to our attention any damage or losses within 24 hours of your arrival it will be assumed that you were responsible for such damage. The owners reserve the right to enter the property at any reasonable time for the purposes of inspection, repair work, etc.

9.Key collection details will be provided only after receipt of the full payment for the let. Any lost keys will be charged at £10/key or £25 for a full set of 4 keys.

10.The owners reserve the right to refuse to accept a booking and in this event any fees received will be immediately refunded and no further correspondence entered into.

11.In the event of any complaint guests must immediately in the first instant contact the owners to give maximum opportunity to deal with and correct the complaint. In no circumstances will any compensation be made or correspondence entered into in connection with complaints raised after the house has been vacated.

12.A security deposit of £75 is required at the time of settlement of the balance of the rental. The owners reserve the right to make a deduction from this deposit to cover breakages, damage or loss to property, or extra cleaning should the property not be left in a clean and tidy condition. The deposit will be returned once the house has been checked after departure. There may be delay in returning the balance when repairs have to be carried out and no refunds will be made until all repair works are complete. Where the cost of rectifying any losses or damage exceeds £75 the guests remain liable for this cost.

13.Well-behaved dogs (2 maximum) are allowed but must be kept off furniture and beds at all times. If paws are muddy, we request guests to keep any dogs downstairs and off the upper floor carpets. This is a popular house for families so we request for the health of children and enjoyment of the garden for future guests that ALL dog mess MUST be removed from the garden. If dog mess is not removed, we reserve the right to keep part or all of the security deposit provided as a penalty and cover the labour needed for this necessary task. There is an additional rental charge for each pet. This fee of £10/dog per stay will be collected on arrival.

I booked The Square for myself, wife, 2 year old daughter and friends (also with their 18 month old daughter) and the house was every bit what we expected. A great location, ample room and good facilities. It was perfect for the kids with even some toys and books for them to play with. Which is always handy as you can never take all the toys you kids want. Checking in was quick and easy and there was even a little treat in the fridge from Sara. This is a great house for family and friends.

Well located for access to all in the area . A lovely home with an easy check in process . A great town with interesting bars and nice hikes . Close to all the main whisky spots . And easy to find parking . Co op grocery store nearby for easy supply shopping . Would stay again .

The arrival instructions provided by Sara were clear and easy to follow. The house is a very homely town house in the centre of the beautiful Grantown-on-Spey. The house is exactly as described and the pictures are accurate. The accommodation is very comfortable with a fully equipped kitchen particularly impressive. The location in the town is excellent with a handy supermarket and an excellent restaurant within 50 metres. It is well situated for tourist attractions such as the Highland Wildlife Park, Cairngorm Mountain Railway, the Strathspey Steam Railway, and perhaps the most impressive feature, the wonderful Speyside distilleries! In summary a lovely house in a great location and I would certainly stay again if in the area.

The cottage was exactly as the host described and everything was ready for us on arrival. Fantastic house which my friends and I would highly recommend. It is perfectly placed for exploring the Highlands.

Sara was an absolute pleasure to deal with and did everything to make sure our stay was as comfortable as possible. Wonderful host and can't recommend highly enough. We came to celebrate my partners 40th with family and the house accommodated 5 adults and 2 children (one a toddler sleeping in a cot provided by Sara) with ease. It's a cosy (but not cramped) 4 bedroom townhouse very well equipped with just about everything you'd need for a pleasant self catering break. Beds were comfortable and plenty of linen and towels provided. Clean and freshly decorated throughout. Nice kitchen, bathroom, WC and substantial garden to rear. Located centrally set just back off the main street, the local supermarket is a stone's throw away and the town also offers a good butchers, bakery, cafe(s), pubs, bike shop (doing hire). The Anagach Woods are wonderful for exploring and right on the doorstep. Skiing and outdoor activities galore all close by. Wished we had a longer stay and I'm sure we'll return.
