Modern, loft-style apartment located on the right bank, in the 12th arrondissement of Paris, in the Opéra district, just metres from the 4th arrondissement (Le Marais), the Aligre Market and the Place de la Bastille.

The Place des Vosges, one of the main attractions in the Marais district, is less than 20 minutes walk away. This loft is in a lively district with plenty of bars, cafes and restaurants with terraces.

This apartment's architecture has been decorated with taste and elegance and is equipped for 14 people.

If the Tenant wishes to enter the accommodation before midday, this must be arranged on case by case basis on the day of arrival in Paris and is subject to an additional charge of 30€.

Arrival: after midnight, +70.00 €
Departure: CHECK OUT AT 9 A.M. Guests can stores bags until noon (12:00) in the apartment.
It is possible to stay later if the accommodation is available with an additional charge of 15€ per extra hour. Should the Tenant wish to remain in the accommodation, he/she must inform the Landlord or WELCOMEPARIS S.A.S, thereof 12 hours before the scheduled departure
Landlord information

1 hour before arrival, the Tenant must inform the Landlord of his/her arrival and MUST telephone: +(PHONE NUMBER HIDDEN) or (PHONE NUMBER HIDDEN) or (PHONE NUMBER HIDDEN)ant’s obligations
The Tenant shall:
-Pay the rent,
-Use the accommodation peacefully and for the purpose specified in the rental contract,
-Not carry out any commercial activity,
-Take care of damages and loss occurring during his/her stay in the accommodation of which he/she has exclusive use, unless he/she can prove they were caused by force majeure, the fault of the Landlord or a third party that he/she did not allow to enter the premises,
-Allow all necessary improvement, maintenance and servicing work to be carried out in the communal parts of the building or even within the rented accommodation,
-Make no changes to rented premises or equipment thereof without the Landlord’s written agreement, if his/her agreement is not sought, the Landlord may, on the Tenant’s departure, require the Tenant to return the premises to their original condition or alternatively retain the changes without the Tenant having any right to request payment therefor,
-In any case, the Landlord has the right to require the Tenant, at his/her own expense, to return the premises to their original condition if the changes made constitute a hazard to the correct functioning of equipment or the security of the rental accommodation,
-Not re-assign the contract or sublet the accommodation
-Respect, where applicable, building regulations and building procedure rules,
-Not smoke in the apartment,
-Not have a pet (pets are prohibited).

Landlord’s obligations
The Landlord shall :
-Hand the accommodation over to the Tenant in good condition and state of repair, with all equipment mentioned in the contract functioning correctly,
-Keep the premises in a condition suitable for the purpose stated in the contract and carry out all repairs not the responsibility of the tenant required for the upkeep and maintenance of the leased premised,
-Issue the Tenant a receipt free of charge,
-Ensure the tenant can use the premises peacefully,
-Ensure the premises comply with suitable living and comfort standards.

WELCOMEPARIS S.A.S wishes to inform Users and Tenants that calls may be recorded for the purpose of improving the quality of our services.
Competent authority
This contract is subject to French law.
Any dispute that may arise in connection with the execution or interpretation of the present contract and the lease will be submitted to the competent court of Paris.
In case of dispute, the French courts have jurisdiction.

I couldn't have asked for a better place or a better host. The apartment exceeded our expectations. Very comfortable. Large common area for us all to spend time together. In the middle of an authentic, beautiful Paris neighborhood, away from the tourist traps. I highly recommend without hesitation. Jean - Pierre was helpful and responsive to every request. Superb. 6 Stars.

This is a great location for a large group in Paris. We were 13 people from our 50's to almost 90. The bedrooms are comfortable. All with queen sized beds except for the loft room with two twin beds. One of the bedrooms is accessed through the small back patio so be prepared to be a bit wet or cold if the weather isn't perfect. There is a Metro line that runs under the street so there is a bit of train rumble that quickly becomes white noise. The home is two blocks from the March d'Aligre where you can get fresh fruit and vegetables every day. The corner bakery is delicious and there is a Franprix (grocery store) just around the corner. Finally. The Ledru Rollin metro station is just three blocks away from which you can get anywhere in Paris. Pay attention when Jean-Pierre covers how to use the cooktop - it is a little tricky. The home is in a local neighborhood so there aren't many tourists (which we were quite happy about). The check in process was easy. We had a great time and would consider renting from Jean-Pierre again if we are in Paris again.

The unit was beautiful. John Pierre was extremely helpful and very responsive to our requests. He even reminded us of the time change for daylight savings so that we were not late On leaving town, and he arrange transportation for us to the airport. The only problem we had was with the metro system. We were a party of 9 and we did not know that we had to retain our used tickets when we exited the metro, and on a Saturday night we were fined by the metro police €35 per person for not having our used tickets. The metro please refused to cut us a break, and did not care that we had a receipt for our tickets and did not care that we did not know this rule. There are no warnings, at least in English, that we saw. The Metro Police preys on tourists and at popular touists spots. Not the way we wanted to end our vacation. Be aware of this so it doesn't happen to you.
