House Rules

Please be prepared to present your passport or a valid US driver's license upon entry to the apartment, we will make a copy, this is to verify your identity in an effort to protect residents of the building and for insurance purposes. And in case we need to contact the police for your misbehavior.

Due to insurance restrictions, no people other than those listed on the reservation are allowed at the apartment at any time. Please message me the full names of all guests who will come into the apartment. Please do not ask me during your stay if it's okay if someone comes over, it is a not something I like to reply to, it makes me very uncomfortable. Please do not break this rule, I do have surveillance cameras set up of the common areas of the building, the second entrance, and garden area. This is for your protection and for mine, and to protect my investment in the furniture. If there is any damage I will review the footage to see when it occurred. If I suspect there are more people in the apartment than on the reservation, I will review the video to see how many people have entered and possibly terminate your reservation, with no refund, if this rule has been broken.

-Check in any time you want after 6pm, Check out before 2pm. If you want to arrive before or depart after those times, you may store your luggage in the office of the building. Be sure to remind me to give you the access information and your arrival time.

Please leave the apartment as you found it, this is my home, not a hotel, please don't trash it :(

If you accidentally break or scratch something; or if you think something in the apartment isn't working as it should..please don't hesitate to start a conversation with me

-I am very reasonable and compassionate, and am certain we can figure out a solution to any concern you may have before, during, and after your stay

No parties, excessive noise or drug use please. The neighbors will call the cops and someone will get locked up. I promise you this. It has happened before. We are in a very expensive part of the city, and our neighbors don't put up with any excessive noise.

Smoking is allowed out in the garden, but not in the apartment. It is best to smoke in the garden at night after 9pm, but light cigarette smoking in the garden during the day should be okay. You can smoke out front of the building, but please do not smoke inside the apartment. If I suspect you are smoking I will review the video camera footage and potentially cancel your reservation mid-stay and not refund you any money. That is my right. Airbnb House Rules are as follows:

"There's no penalty for canceling if guests break your rules."

I repeat now for clarity: if you smoke in the apartment or if you have guests visit the apartment who have not been approved before your stay, your reservation will be terminated immediately and you will not be refunded any money.

-Please remember to rinse your dishes and put them in the dishwasher after use, please ask if you cannot figure out how to use the dishwasher. The soap (Cascade) is under the sink. I am happy to instruct you, please ask if at all unsure.

Please note: unless the apartment is booked for 3 or more people, the second bedroom and bathroom will not be available for your use unless specifically requested. If the space is used for a photoshoot you will also not have access to the 2nd bedroom and bathroom. Only the master bedroom, master bathroom, kitchen, living room, and garden areas.

Loved the place. Location was great. The flat is spacious, and we really enjoyed our five days there. Charlie was very nice. A great experience and will definitely repeat it when back in NYC.

We loved our stay at Charlie's place. The photos truly represent the spacious apartment. Ideal location on a quiet residential street in West Village. Charlie gave us a few restaurant recommendations which were walkable and spot on. I will try to stay here any time I want to be near Washington Square, NYU.

NYC is full of hidden gems, and Charlie's place was definitely one of them. Nestled on a beautiful tree-lined street in Greenwich Village, the neighborhood is full of interesting shops, grocery stores and restaurants within walking distance in any direction. Charlie's apartment itself is amazing, with a fabulous master bedroom upstairs with huge bathroom with separate shower and tub, and downstairs there's living area, outdoor garden, huge kitchen, and second bedroom + bath. It's the perfect place to rent if two travelers desire some private space away from one another. Added bonuses were strong Wi-Fi, Netflix, private security code (no fumbling with keys), central air conditioning, and full-sized washer and dryer.

Place is fantastic. Everything worked and was as advertised. Parking was great if you're driving in and heading out early am. Greenwich Village is great and relatively quiet with lots around to explore and get any resources you need. Charlie was very responsive and on it. We booked the spot on our way down from CT on a whim and were in and out seamlessly. Great experience and would recommend it for business travelers (even for 2 colleagues) as the bedrooms and bathrooms are totally separate and private.

I'm a composer, and in general, a lover of art. Passionate about many things, I love traveling and expanding my horizons. I am blessed to call the greatest city in the world my home, and the Greenwich Village is unsurpassed in it's living quality. Come and enjoy my garden duplex apartment! You will have a super comfortable Casper queen size beds and newly renovated bathrooms complete with full size tubs to relax in after a long day exploring Manhattan.

The apartment is within a 5 minute walk of every subway line, and cabs come right out front of our door 24 hours a day. This is one of the safest neighborhoods in New York City.
