The space

This guest bedroom is furnished with a beautiful solid wood double bed as well as wardrobe, dressing table & drawers all empty for your use.

There is a large mezzanine which can only be accessed through your room which has a sofa bed and a small television/DVD player. There is a set of unguarded steps to access this floor so to be used at your own risk.

There is a further spare double bedroom and the family bathroom on the other side. This corridor and bathroom is shared with an Annex however this is generally only used midweek so there's a good chance you'll actually have a private bathroom.

There is private, secure parking with gated access and security cameras.

Interaction with guests

As much or as little as you like. We enjoy hosting and sharing our home with guests but we are also happy to leave guests to enjoy their visit.

Other things to note

Some guests have marked us down on reviews due to the location. As you see from the map we are close to the A17 however the guest room is on the other side of the building.

There's is a pub/restaurant a little down the road but the closest shop is a few miles away.

We have a dog, she is quiet and keeps to herself, she may bark when people arrive. We also have a cat who is mostly outdoors. Neither animals are allowed in the corridor where the guest bedrooms are, or in any of the bedrooms.

House Rules

Dogs welcome, our dog much prefers four pawed guests! Obviously we expect them to be house trained, vaccinated etc.

Smoking acceptable outside.

We ask that guests are respectful of the gardens and park sympathetically to others.
If guests are cooking or bringing food to the house we ask that cutlery and crockery are cleaned up after you and the kitchen is left as it was found.

Any damage to property must be replaced new for old.

We had a lovely stay for the night. Very comfy bed and great little touches like toothbrushes and slippers in the room. Hannah's mum's hospitality went above and beyond anything I would've expected! I definitely recommend staying here and will definitely come again if I'm in the area!

Hannah and Pete's place was exactly as described and just what we needed. The accommodation was spotlessly clean and the bed extremely comfortable. The property was easy to find with Hannah's instructions and all communication was very easy. Thanks again!

Really great location for access to main routes, although near to main road, the room is away from the road and there is no noise even with the window open. Hannah was friendly and welcoming and made me feel at home. The room and bed are comfortable and unexpectedly there was a pack with slippers and toothbrush etc. in case you have forgotten anything. There was also a bathrobe which came in handy as I had forgotten mine. Only downside having to share the bathroom with the other guest room, but that was as advertised. Very nice modern shower etc. and a bath for those who cannot live without. I would recommend it.

My husband and I are both very sociable and love entertaining. We often have family and friends visiting but the remainder of the time it feels wasteful to have our spare bedrooms empty.

I am a Firefighter and Peter is self employed, we live with our Bernese Mountain Dog, Brandy. Brandy is very well behaved but a little shy so no need to be too concerned about dog hair! She does love the company of other dogs and we have enough space that a visiting dog can either share her kitchen or use one of the utility rooms if they prefer to be alone.

We have only lived in our home for 2 years and have had a great time rebuilding elements to make it into our perfect home. There is still much to do but nothing that will disturb guests.
