How to reach Tigullio Gulf

By Plane - The nearest Airport is Genoa ("Cristoforo Colombo"), easily accessible by highway, from the "Genova Aeroporto" toll booth.
By car - The Tigullio Gulf is easily accessible by car via the motorway A12 Genova-Livorno that passes through it, exiting at toll in Sestri Levante, Lavagna, Chiavari or Rapallo, then the latter to reach Santa Margherita and Portofino Zoagli.
By train - The railroad that affects the Gulf of Tigullio is the Genoa-Pisa, with stations in Santa Margherita Ligure-Portofino, San Michele di Pagana, Rapallo, Zoagli, Chiavari, Lavagna, Cables, Sestri Levante, Riva Trigoso.

Terms and booking conditions

Lease – Prices
The lease is carried out in the name and in favour of the property’s owner with the exclusive and sole object of tourist tenancy and according to the rates indicated in the price list.
All of the houses are furnished with fitted kitchen or with equipped kitchen corner (crockery, pots, fridge). In the description of each single accommodation unit it is stated which electrical household appliances (TV, washing machine, dish-washer, etc.) are available.
Please, notice that the accommodations mostly belong to different private owners and therefore have their own different features. Because of this it is better to point clearly out any particular requirement of yours at the very same moment of the reservation and in any case, these specific requirements must be pointed out before your acceptance of the contract and put down in words in the proper “booking form”.
Domestic animals are usually not allowed into the accommodations except for some properties: in these particular cases their presence will be permitted only upon your previous specific demand and only after our subsequent confirmation
The tenancy rates are meant to be per accommodation unit and inclusive of water, electricity and gas consumptions. Possible cot for babies and possible additional bed for adults (if available and previously requested at the moment of the reservation).
Not inclusive in the tenancy rates (except for different indications reported in the price-list) are:
• final cleaning;
• bed linen and towels
• possible expenses for the heating and/or for the air-conditioning (if available);
• use of infrastructures and/or services (e.g. resort animation, hire of sunshades, etc.) if reported in the single description of the accommodation unit with the diction “extra”.
• Local tourist taxes are not included in the price and shall be borne by the customer and paid directly to the owner or administrator on site.

Check in/out
Check in and check out times are:
• Check in after 15.00 (afternoon)
• Check-out within 11.00 (morning)
Any alterations concerning the arrival and departure times must be previously arranged with the key-holder and at any rate subordinated to his/her acceptance. No reimbursement is provided for in case the holiday-maker anticipates or delays his/her arrival.
Holiday-maker need to leave the property at the expiring date of the contract


Number of Guests
Only the people whose name is indicated in the “accommodation voucher” of KLABHOUSE will be allowed to occupy the property. Any possible substitution of people during the term of the stay will be permitted only if previously agreed with KLABHOUSE. The number of guests (adults + children) cannot be bigger than the number you stated at the moment of your reservation and at any rate cannot outnumber the sleeping capacity indicated in the description of the accommodation unit present on the internet site . In the total number of people in party only one child no older than 3 years will not be counted. The key-holder may forbid entrance into the accommodation to those people in excess.

Formalities At The Arrival – Safety Deposit
Please, 2-3 days before your arrival give a telephone call to the person in charge for the check in, in order to advise about your estimated arrival time and to arrange and/or confirm the modalities concerning the delivery of the reserved house. At his/her arrival the holiday-maker has to show the ID of all the guests and leave to the key-holder a safety deposit in €, equal to the amount indicated in the description of the accommodation unit. The key-holder – might it be the tourist-real estate agent’s office, the property’s owner personally or one person in charge of his/her – can refuse entrance into the accommodation to the holiday-maker if this last does not leave a safety deposit at his/her arrival. Please note the deposit must be paid with a credit card for guarantee. This very same safety deposit will be refunded at the end of his/her stay – after the inventory check has been carried out contextually to the redelivery of the lodging to the key-holder – and upon deduction of any possible damage caused to the lodging itself.
Cleaning And External Maintenance
All of the lodgings will be delivered in clean and good conditions and basically the final cleaning is inclusive in the tenancy price. Notwithstanding this the holiday-makers have to redeliver the lodging as in order and tidy as at the moment of their arrival and get rid of the trash. Should the lodging not be redelivered as in the above written conditions the key-holder –the property’s owner personally or one person in charge of his/her – can deduct up the supplementary cleaning expenses from the safety deposit left at the arrival.
Besides, the key-holder – may have free access to the property in order to perform the necessary operations of maintenance (garden, swimming pool and so on).

Behavior Rules

The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10:30 PM and the noise should be kept to a minimum.

2. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents.

3. Tenant agrees not to access the “owner’s closet”, even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults.

4. Tenant is advised that if the property contains a gas stove and cooktop, gas heating, gas grill, and other gas powered items and will seek help from management if the proper operation of such items is not fully understood.

5. Tenant agrees that doors and windows shall be closed when either heat or air conditioning ( where there is) is in operation to prevent mildew.

6. Tenant MUST keep always the shutters attached to the wall any time if not close, in case of strong wind or storm tenant has to keep close and open only partially. Any damage will be deduct from the deposit.

7. Tenant MUST respect the area assign to this unit specify in the floor plan in the unit.

8. NO GLASS or FOOD allowed in the pool area (in case there is the pool)

9 The Tenants shall pay for any damage done to the premises over and above normal wear and tear.


Cancellations – Changes
In case of cancellation it will stand the cancellation policy which refers to the date of booking.
If cancellation arrives after the date scheduled, the balance due will be charged to the credit card.
Changes of term or accommodation are considered as cancellations and therefore – in such cases – the pertinent penalties will be enforced anyway. 24 hours elapsed from the failed arrival without any communication sent to us the lease will be automatically rescinded.

Great apartment with a gorgeous view from the balcony, perfect for evening drinks and a nice BBQ. The location is ideal for visiting the close small villages and nice beaches in the surroundings and are just a few minutes away with the car. You do need some good skills in parking uphill though as the parking is located in a rather steep sloop. Perfect apartment for 6 grown ups with two separate bathrooms. We enjoyed it very much.

Let's start mentioning that the view is breathtaking...... The house is comfortable but a little outdated. Kitchen and bathrooms were not clean and/or new.... We were surprised since they charged you 100 euros upfront for cleaning and were expecting a cleaner place.... The place need a little remodel but again with that view you can oversight the flaws...

The property has an excellent view over the coast between Rappallo and Sestri Levante. Very nice location if you appreciate the italian style of living. We enjoyed it very much. The house itself is a little bit tired, could use some small repairs but nothing major, it was nice to be here. Large enough for 6 adults. We certainly recommend this place to anyone looking for a nice private location at the Italian flower riviera...

We had a wonderful stay at the apartment. The view from the terrace and the property is amazing, the sea and the surrounding landscape are so beautiful. We liked the apartment very much as it is spacious but offers as well two smaller rooms and attached two bathrooms. Kitchen is well equipped with a very good oven. It was brilliant to walk though to the sea which did not take longer than 15 minutes.Thanks to Bianca and the team, everything was perfect. We will definitely be back!

As my husband is originally from Liguria, we were looking for a comfortable and clean apartment with parking space. Objective: quick access to the sea with a beach that is not crowded with tourists and easy access to Genoa and the surrounding villages. The apartment offered all that. The view is just breathtaking! The place is fully equipped and perfectly suited for big families. Simone gave us a warm welcome and took very well care of us! Thanks for the nice holiday. It was even much better than expected. This is truly a magnificent property with a majestic view. We were a family of six adults visiting and the accomodations were comfortable and spacious enough for all of us to fit. All the amenities that are required to have a great stay from dishes to pots and pans to the cooking and cleaning facilities were all there. The refrigerator, dishwasher and clothes washer were all practically new. The eating area was perfect for family night dining or just to sit around and converse together. The home was clean and definately well equiped. Having two separate bathrooms was a huge convenience. Although tight by North American standards it was nontheless great to have the two to use. Getting back to the view from the home, all I can comment is breathtaking. I don't think that anyone's expectations in this regard could not be met with this home. To sit and relax and take in the splendor of the Italian Riviera is priceless. If given the opportunity to come back to this area again in the future, I would rebook this home in a heartbeat. Adding to the good experience is also the commitment by the hosts to ensure that all of our needs were taken care of. Simone did a great job of communicating with us before, during and after arrival. Although we speak very little Italian it was no problem getting settled into the home and finding our way around the house and familierizing ourselves with the surroundings. There is a bit of a small price to pay to have such an incredible view. There is a steep and narrow common driveway (100 yards) that leads down to the home which is best not to navigate down if you are not use to driving in these kinds of areas. It is best to leave the vehicle at the top and walk down and up when you require transpirtation. Simone was kind enough to have arranged for someone to help us take our luggage down with a small three wheeler transport vehicle. That was indeed a very european experience. Believe it or not, if you should desire to, there is a local bus stop close by that you can catch to get into and back from Rapallo. Overall, this was everything and all that we expected. We have a memory that we will all treasure forever.

There are no words to describe all the emotions of the holiday in Liguria! And of course the most positive impression from Simone's house. Breathtaking view from the windows and terrace! We will miss it... Interesting design, unusual vintage accessories - all in the spirit of the Italian countryside. The house has everything you need for a comfortable stay for a long time. We took a rental car to travel around the coast. I highly recommend a visit Rapallo, Santa Margherita, Portofino, Genova and take a tour on the boat to the Cinque Terre and Portovenere. We often walking to the beach Zoagli with a two years child, it takes no more than 30 minutes. There is cozy and picturesque beach with clean calm sea. For shopping is better to go to the neighboring town Rapallo (4 km). There is full of fish and fruit shops, supermarkets Billa, Carryfour, Gulliver. Bus stop to Rapallo is near Chiesa San Pantaleo (100 m from house). Bus costs 1,8 euro, taxi about 25 euro. Rapallo has a train station with a variety of directions. Simone and his assistants Liliana, Maria, Fernando, Querolo are very welcoming and responsive hosts, always ready to help and advice. Thank you very much! You are great guys! We hope to see you next summer
