The boardwalk is literally, directly across from your front door. It is such fun waking up in the morning and going for a bike ride along the beach. This villa provides huge rooms for maximum comfort when you are not on the beach, playing golf or tennis, or riding your bike along the many bike trails. The club pool is steps from your villa if you choose not to venture too far. Among many amenities comes a completely stocked gourmet kitchen. If you like to cook you may decide to stay home a night or 2 rather than going out to dinner. If you have been to Hilton Head you know about the island's many activities. If it is your first time, rest assured you will be back once you taste the magic of the island. Within walking distance to Kayak and Bicycle rentals, tennis courts, 3 golf courses, pool, hiking trails, boat rentals. This villa is a corner unit with a lot of privacy and is beautifully furnished and fully equipped.
Overseas Travellers: Car and Driver provided at additional cost. Airport pick up and drop off available. Other services provided as needed.
Hilton Head Island: Beautiful villa inside the Palmetto Dunes Plantation, inside the security gates which are guarded 24 hours, 7 days a week. Palmetto Dunes is the most exclusive location on the Island.
The Villa is spacious, 1,500 Sq. ft., with 2 full bedrooms and 2 bathrooms. First floor has the Master Bedroom with full bathroom, a large living room with a 55 inch HDTV, the dining area and fully equipped kitchen. Also first floor has an outside patio. Upstairs has another large bedroom with a full bath room and an office area with seating and highspeed internet connection. Internet can be accessed from any part of the house (highspeed wireless connection). All bedrooms and living room has Cable TV and all phone calls within the United States are free.
Local Information: Palmetto Dunes has 3 beautiful golf courses, tennis courts, walking trails, 11 miles of waterways, beautiful beaches, swimming pools, restaurants, SPAs, health clubs, Kayak and Bike rentals. With in a short drive are other golf courses, restaurants, boat rentals, deep sea fishing, daily dinner, shopping and sight seeing cruises, boat charters..

We are always a phone call away. We also have a local property management company, Island Getaway, ready to assist with any needs while staying at our house.
Other things to note
House is fully equipped. Kitchen has everything you need to cook, bathrooms have fresh towels and toiletries and bedrooms have fresh linens etc.
Beach is a 2 minutes walk away and the pool is a minute walk. Private Walkway to the beach starts from in front of our house. Within walking distance are golf course, tennis courts, restaurants, country store, bike and kayak rentals, walking trails...
We rent Saturday to Saturday, with 7 nights minimum. Pets (only dogs) are allowed on a selective basis. Pets are not allowed on any of the furniture. Check in time is 4 PM and check out time is 10 AM. Longer term rentals are welcome. Thorough inspection on the house and its contents will be done immediately after check out for missing items and damages and stains.

Default: 5. If Tenant fails to pay the rent, or any part of the rent when it becomes due, all security
deposits and rent already paid will be forfeited and the Landlord may sue Tenant for
the remaining rent should Landlord be unable to find another Tenant for that term.
Cancellation before 90 days prior to your arrival date will result in your forfeiting the full
amount of $ . If you need the premises cleaned during your stay, please add
$125.00 per cleaning to your payment.
Occupancy: 6. The Premises is leased for occupancy only as a private dwelling, to Tenant and his family
consisting of --Adults and -- children. Tenant agrees it is not to be used for any other
purpose or occupied by any other person, other than transient relatives and friends who
are day guests of the Tenant and that no more than -- people shall occupy said Premises.
One---lb. well trained dog will be allowed in on Premises. This will be strictly enforced
by the security and agency staff. The deposit will be returned to the tenant after
inspection if no damages are done.
Charges: 7. If Premises require more than a normal cleaning, excessive costs will be
Billed to the tenant and the tenant agrees to pay these amounts within 10 working days of
the date of the bill/invoice.. We reserve the right to impose a late charge if
Premises is not vacated by 10:00 AM.
End of 8. Tenant agrees that at the end of the term Premises will be surrendered in as good
Term condition as found, except for ordinary wear. Tenant will be responsible for all breakage
Return of or other damage, including cigarette burns, to the contents and furnishings. Chipped,
Security cracked and burned dishes, telephone charges, will be checked before the security deposit
Deposit: is returned at the end of the stay.
Successors: 9. Unless otherwise stated, this lease is binding on all parties who lawfully succeed to the
rights or take place of the Landlord or Tenant.
Changes: 10. This lease can be changed only by an agreement in writing signed by the parties to the

the use by any guest of Tenant, or the Premises, or grounds. Occasionally villa
equipment malfunctions and cannot be guaranteed 100% of the time. Problems will be
handled in a timely and professional manner. Denying repair services can result in
liability to guest for any additional charges/damages. The rent rate will not be adjusted
due to malfunction of equipment. We are not responsible for pool heat or pool
maintenance problems at Villas.
Alterations: 13. The Tenant will not paint, paper or make any alterations, additions or improvements in or
upon Premises without permission of the Landlord. No tacks, pins, or nails of any kind
shall be put in walls or ceilings.
Cancellation:14 Cancellation before 90 days prior to your arrival date will result in your forfeiting the full
amount of $--------------. No refunds will be made.
