Situated on the edge of the picturesque village of Kintbury in an area of outstanding natural beauty. The first floor annex with it's own entrance via stairs to the side of the main house has private, comfortable living accommodation with kitchen, dinning and lounge area; double bedroom and en-suite shower room. There is an outside area to sit on those warm sunny days. Strictly no baby’s, children or pets.

The space
It's rural location with far reaching views across open countryside yet with easy access to the village amenities of Kintbury. Giving it the best of both worlds. This is self catering accommodation. Strictly no baby’s, children or pets.

Guest access
Exclusive access to the annex via it's own outdoor stair case. There is an outdoor seating area to the side of the main house where you can eat, drink or just enjoy the view if the weather allows.

Other things to note
Newbury racecourse is 20 minutes away by car, 15 minutes by train ideal for those race days.
Ideal location for exploring Berkshire, Hampshire, Wiltshire and Oxfordshire. Avebury stone circle is 40 minutes away. The Kennet and Avon canal is on our doorstep. If you wish to visit London for the day but not stay there; then you can take the train from the village station and be in Paddington in just over an hour. We are an hour from the New Forest national park.

The village has two local pubs The Blue Ball and The Dundas Arms both serving food in a friendly comfortable environment.
The village shop has a Post office, there is a delicatessen. We are 20 minute walk from the railway station. The Crown and Garter in the next village Inkpen has a cafe as well as the usual village pub facilities of a bar and dining. Easily accessible by car and a nice cross country walk of about 40 minutes.
