This property is beautiful and very authentic. It feels very private, has great views. The pool is fabulous. Overall feels like a genuine Tuscany/Umbria gem of a place. I would happily return for a few more relaxing days.

thanks Ella for the care you have had, I'm glad to know that the place has been appreciated even with bad weather. This means for me that the house is welcoming and hospitable. Every year I try to improve and offer alternative opportunities for recreation, especially for the winter season.

We had some really wonderful days at Casa Passerina! At first, we were totally overwhelmed by Rudolfos extremly generous welcome. The lasagna was in the oven, the table was set and the fridge full of nice Italian food … We could hardly believe our eyes! Casa Passerina is an ext…

thanks to Sofia for the nice words of appreciation and thanks also for your dazzling annotation. I know that the cost of heating can be high, especially if you do not bother with temperature regulation and turn off the system during daylight hours. As I explained to you on your arrival, the price I apply to LPG gas consumption is exactly the cost for me and, as I have clearly outlined in the Airbnb home ad code, you can spend 50-60 € in extreme conditions per day. The house is large and ancient. I realize that it is a very high figure which unfortunately depends on the type of gas and the fact that it has to be transported from a tank truck is discharged into my tank. I consulted with Airbnb on this topic and they themselves advised me to pay the heating apart, explaining the costs well. I could also apply flat-rate reimbursement but it does not seem right to me because consumption can vary greatly depending on the air temperature and personal habits. So I installed a counter that measures the consumption in mc. I'm sorry it was a surprise for you but I have to say it to me as the season was not cold. I should have remembered my vacation in Scandinavia many years ago, where I was hit by the tallest (according to our habits) temperature inside your interior spaces. so to say, in Italy the temperature, by law, is limited to 20º. Also for this reason, I have always been reluctant to rent during the cold months, just to avoid unpleasant surprises. In your case, since at the end of October with the heat of the summer still accumulated in the thick stone walls and having had nice temperate days (even 20-22 °), I could not imagine spending so high. I'm sorry, and since it is important for me to leave a reminder as satisfactory as possible, I would ask you to write to me privately to tell me how to repay the expense. Thank you for your kindness and for having appreciated my home. a warm greeting and I hope to have you back again, maybe in the summer :-)) Ciao Rodolfo
