My place is good for singles, couples, adventurers, business travellers, and pets.

An indoor fireplace, free wifi, a fairly big TV, a DVD library, two couches and heating will keep you cosy at night. A flexible check in, late checkout, and all the instructions I can think of make your stay here as stress-free as possible.

The space

A spacious house with character, polished floors, high ceilings, most windows are screened, air con/heating in living room with a pretty big telly, a generous bedroom, lovely outdoor area, off-street parking. There's quite a bit of storage space in the bedroom for longer stays.

Guests can include a small dog or two on application.

Guest access

Access is provided to the main bedroom, living room, kitchen, and bathroom. This is my home so I would like you to look after it, please. Please don't rummage through my stuff or pinch anything. You are welcome to use (some of) my foodstuff in the kitchen pantry and watch any DVD's/VHS (!) that interest you.

BYO firewood for the wood heater. I should have newspaper and kindling for your use, and will let you know if you need some.

Please contact me by phone if there's anything I can do to make your stay more comfortable.

This was the worst place we stayed. Dirty bathroom, dirty floor in the kitchen. Thick black hair in all description in the shower hob and floor. Rotten food left in the oven.... now I did ring the host the next day of our arrival as I could see now early that morning that no one had come to clean the home as it is supposed to be done... It appears to me that the definition of clean is not important for the host.. . Payment was made for the six nights we booked. It was not easy for me to write my experience with everyone as I understand our host loves getting 5 stars so it says on the rules list left in her house....but my host believes that the house was clean when we arrived. Her comments were.... Toowoomba gets a lot of red dust... the rest ... its stains...not dirt!! I'm sure now that host is going to clean her place the same way she took my money.... one night at $112...

Response from Karen:
Where to begin… The above review is not entirely accurate. Speaking to Michael was like trying to converse with Gordon Ramsay (and I was a little amused to later learn that Michael runs a French Restaurant - !) So it was like being abused by a reality TV food show judge. As it happens, I have two casual cleaners and had guests stay for 1 night the night before. On this one occasion, neither of my cleaners were available to clean before Michael’s stay (which has never happened before) and I am often 3.5 hours’ drive away, so I asked my dear 86 y.o. mother if she would please change the bed linen and clean the bathroom hand basin and kitchen sink, which she did, along with ironing the pillowcases, bless her, which I hoped would be enough. Unfortunately this wasn’t enough; the house should have been cleaned more thoroughly. So no, “my host believes that the house was clean when we arrived” is not true, as I had no idea how clean/dirty it was. And the circumstances were explained to Michael, who told me to fire my cleaners. It’s also not true, that “the definition of clean is not important for the host”, as I apologised profusely and agreed with Michael, from what he said, that I would not want to stay in a dirty place either. He continued, saying he would ensure I “get the reputation I deserve”, so his review statement “it was not easy for me to write my experience” is nonsense, as he really wants me to suffer the consequences. He then sent me photos of the shower and bathroom floor and stains (made by guests) on one of the couches. Yes there was hair in the bathroom but that was the only thing that could have been changed. I did attempt to change it by sending one of my cleaners around, but she couldn’t get into the house as Michael had the key. I don’t take kindly to people who are unnecessarily nasty (like reality TV show judges, old-school chefs…) so I chose to refund Michael 5 of the 6 nights he had booked. And I ASK for 5 stars on my Welcome Letter (not “rules list”) as four stars is considered a poor rating by Airbnb. So this was a most unfortunate situation involving a most unforgiving guest. “Merde” (poo) happens, and I am not a hotel. Nor do I profit like a hotel – this is a home business. And finally – I would not recommend this guest unless you are providing five star facilities. He also told me he was disgusted with the first place he stayed in Melbourne. Why he keeps using Airbnb is a mystery. *And if you're still in doubt... please read other guest reviews... do any of them say that the place is "disgusting"?

We enjoyed a short stay while attending a sporting event. Cottage was very comfortable, fireplace kept us cosy, and lovely quiet location only a short drive to town. Karen made arrangements very easy.

The house is spacious and good value for money. It was quiet and in a pleasant, typical Toowoomba street. One or two minor shortcomings were pointed out to the owner and once fixed, this residence will provide a pleasant, old fashioned accommodation. A car is essential, as this house is more than walking distance to major amenities. I would be happy to stay there again some time.

Response from Karen:
This guest got the cheapest rate I have ever offered on my property, and yet was terribly critical, even saying it was "a bit far from town" (my cottage is 8 minutes' drive to Toowoomba's biggest shopping centre - !). Other guest reviews have indicated that people are very happy to stay here.

Hello there. While I'm fairly new to hosting, I've used Airbnb extensively over the last year, staying at more than a dozen different places. I know as a guest what's expected, and the things that make a stay special.

I am dedicated to providing quality service in my work as a massage therapist, and as a hostess. I do hope I can provide you with the quality of my most memorable stays.

I love gardening, the outdoors, and my fur-children.
