Ca di Bracco has all the charm of an old Umbrian farmhouse; many original features, such as the barrel vaulted kitchen ceiling and chestnut beams and terracotta floors throughout. Great views of the countryside and modern comforts including a heated, fenced pool, hot tub and wifi internet. Outside: A large terrace for dining and relaxing, BBQ, table tennis, pool and hot tub. The space

Ca di Bracco is on a hillside looking over the Niccone Valley on the Tuscany-Umbria border. It is approached by 0.5km of its own road and is not over-looked. The house has 5 bedrooms and can sleep 10 in beds. There are 3 double bedrooms of which 2 have en suite bathrooms with bath tubs and separate showers. There are 2 rooms with 2 single beds in each. There are 2 additional shower rooms. The living space is open plan and includes a cosy sitting room with TV, sofas and armchairs and a wood-burning stove. A well-equipped kitchen and a dining room. From the dining room is a large terrace looking out over the garden, pool area and the valley beyond. Part of the terrace is covered with climbing plants and has a large dining table and chairs. There is a BBQ, loungers, swing seat, table football and table tennis. The pool has shade to one side and good quality loungers and a table and chairs. The 5x10m pool is heated and open from late April until the end of October, it has a deep end to 2.2m. The pool has salt water.

We, the owners live in a small apartment attached to the house but completely separate. The guests have the pool and garden exclusively to themselves and won't notice we are here unless you want to speak to us. We have a friendly German shepherd dog and an old deaf cat.

Guest access

Guests have complete and exclusive access to the house, terrace, garden areas and pool.

Interaction with guests

Martin my husband is a sommelier and runs wine tastings at the local vineyard - 5 minutes from the house. You can join him at one of his tastings or he can do a private one to your taste at the house. We can give advice on where to go, eat and shop and help out in most situations.

We can also provide meals and baby-sitting at an extra cost.

Other things to note

A fantastic restaurant is within walking distance without having to walk on a tarmac road or pavement, using just country paths through fields and crossing a (hopefully) dry river bed, you'll need torches to get home in the evening though - or we can pick you up. There are another 2 really great restaurants within 5 minutes drive of the house.

Ca di Bracco is a lovely villa. The view of the Umbrian countryside is quite wonderful! The pool and the grounds are beautiful with olive trees, lavender and other plantings. The kitchen is well stocked with everything needed for cooking. The outdoor and indoor eating spaces are very comfortable. Everything we needed was provided including beach towels for the pool. Emma and Martin were gracious hosts, providing fresh fruit, bread, cheese, milk and wine to get us started on our first morning before we went shopping. It was a great place to stay!

Emma and Martin were the most accommodating and kind to start and throughout our stay. They provided guidance when we got lost and even came to meet us and help us find our way. The house is beautiful, spacious, and well appointed. Perfect for a small group like ours but could also accommodate large families or multiple families. The grounds are even more impressive than the house with a wonderful pool overlooking the hills and local valley. Take note of the herbs around the grounds for when you get in the kitchen. Martin was especially gracious and provided a great wine tour at the local vineyard followed by a wine tasting dinner-well worth the reservation. We would highly recommend a stay with Emma and Martin in Umbertide.

Très calme mais éloigné des commerces, surtout que la route est difficile, il faut rouler très lentement. C'est le prix à payer pour profiter de la quiétude des lieux (chants des oiseaux, grenouilles et compagnie).

There is a small grocery store 2km from the house it has a wide range including wine and beer, fresh milk and a deli counter. The town of Umbertide with supermarkets, shops, restaurants and pizzerias is 12km from the house. The approach to the house is on 1.5km of well made gravel road, the steep parts of which are concreted, it is absolutely fine for all types of vehicle we have an average family car (not 4x4) and use the road daily. Almost all country houses in this area have non-tarmac approach roads and ours is better than most.
