Other things to note
Central AC serves the upstairs bedrooms and hallways. The open layout allows cool air to reach the main level, though the main floor (including the main floor king bedroom) is not directly air conditioned. Bay breezes and two portable fans keep it comfortable in summer.

In winter entire house is heated with radiant heat.

The only access to the beach is by stairs.
