The house is an award winning, architect designed holiday home on the coast of Kent. Dungeness is nothing if not unique - this dramatic coastal setting has the quality of a wilderness and it represents the perfect retreat from modern life.

The space

Pobble House is an award winning, architect designed holiday home on the coast of Kent. The house sits on Dungeness, a vast expanse of shingle that juts out into the English Channel. This dramatic coastal setting has the quality of a wilderness and it represents the perfect retreat from modern life. For many years the landscape has attracted creative people and it is probably most famous for being where the late film maker, Derek Jarman, created a striking coastal garden that surrounds his home. The importance of the flora and fauna at Dungeness has been recognised by its designation as a National Nature Reserve and the presence of an RSPB sanctuary.
Dungeness is nothing if not unique. It is home to only about forty houses and these include a collection of former fishermen's huts, cabins that started life as old railway carriages as well as a a handful of modern architectural houses - of which Pobble is one. It also has two lighthouses, a steam railway, a few family owned fishing boats, a fish hut selling freshly caught fish, two pubs and a nuclear power station.
Pobble House can sleep up to 10 people and is available to rent throughout the year for a minimum of 3 nights. The price per night varies (it is very dependent on factors such as season, day of the week, school holidays, bank holidays etc).
There are two main bedrooms that each have a kingsize double bed. A third bedroom has six full sized single bed berths, four of which are up ladders. There are two bathrooms, one with a bath and a shower in the bath, the second with a shower. The main living area has distinct kitchen, dining and seating areas with a wood burning stove to keep it snug in the winter.
There are very few fences in the open landscape that characterises Dungeness but the land immediately surrounding the house is private land and the boundary of the garden area at the front is marked by wooden sleepers.
Cars may be parked outside, either on a defined parking space for one car, or on the track leading up to the house itself.

What you need to plan for or is not provided:
wifi - is not automatically included as part of your stay. Dungeness does not have any broadband cables (because of its remote location and protected shingle environment). However, more recently it has benefited from access to a wireless broadband service. If you would like to use the wifi then you may purchase it through us. The minimum payment for use of wifi is £20 and this will ensure you have at least 10GB at your disposal. After this you may buy additional 'bolt ons' which cost £10 per 10GB (this is what we are charged by the provider). We have found this internet service to be reasonably reliable but please note that we cannot guarantee this service.
TV - there is a TV for the purpose of playing DVDs in the third bedroom. There is, however, no TV aerial. The TV can be carried through to the living room if you wanted to host a 'film night' but otherwise we feel that Dungeness is all about the escape!
Landline telephone - Pobble does not have a landline phone. And whilst we are on the subject of phones, you might have to open a window or move around around a bit to get a good mobile phone signal.
Music system / speakers - are not provided.
Logs - once you have used up your starter logs you will need to purchase more. Bags of logs can be bought locally.
Highchair - a 'clamp on the table' style highchair can be provided, please let us know you require this at the time of booking.
Provision of food and drink - there are no convenience stores on Dungeness. If you have a car then 5 minutes drive will take you to a small general store and 15 minutes drive will take you to New Romney (where there is a high street with shops as well as a Sainsbury's supermarket on the outskirts). Some supermarkets do make home deliveries to Dungeness, so it is worth considering booking a delivery for shortly after your arrival.

Some cupboards in the house are locked and guests do not have access to them. Guests do not have access to the outside store.

Pobble's T&Cs
MAXIMUM OCCUPANCY 10 persons and 1 infant in a travel cot. All persons staying at Pobble House must be declared.
ARRIVAL & DEPARTURE Pobble House is available for occupation from 3pm on the day of arrival and must be vacated by 10am at the latest on the day of departure.
EQUIPMENT FAILURE Every effort is made to ensure all items of equipment described and supplied in Pobble House are in good working order. However, no guarantee is given or liability accepted if breakdowns occur before or during a Tenancy. We will endeavour to organise repairs or replacements as quickly as possible.
WINDOWS All persons staying at Pobble House should be aware that those windows that are openable are locked only by the action of closing the window and moving the handle downwards. These windows may be fully opened at any time by the reverse action of moving the handle upwards. There is no ability to lock the windows with a key. This includes the two tall vertical windows that reach nearly to the level of the floor and open like a door. One of these windows is in the third bunk room and the second in the kitchen. Parents of small children should be aware of this prior to making a booking. Pobble House is a single storey building.
WIND It can be very windy on Dungeness. All persons should be aware that in strong winds it is easy for doors and windows to be caught by the wind. You are responsible for any damage caused by doors and windows being left open in the wind.
SURROUNDING AREA All persons should be aware that the house is built on shingle (pebbles) and the surrounding area is entirely shingle. It may therefore not be suitable for persons with restricted mobility. There are very few fences on Dungeness and most of the landscape is open. All persons should be aware that Pobble House does not have any fences so there is no secure garden area. A short walk from Pobble House in one direction will lead to the sea and in the other to the steam railway tracks.
DRIVING / PARKING There is a parking space for one car immediately next to the bin store and this is made up of railway sleepers embedded in the shingle. Other cars may be parked one behind the other up the length of the track that leads solely to Pobble House. Any vehicle that leaves the track is likely to become stuck on the shingle. The track is compacted and will support cars and vans, the surrounding shingle is loose and vehicles may become stuck. All vehicles that become stuck on the shingle are the responsibility of their owners.
PETS Pets are not permitted in Pobble House.
SMOKING smoking in the house is not allowed.
COMMERCIAL ACTIVITY. The letting of Pobble House through the Airbnb website is strictly for the purposes of a private holiday let. No commercial activity is allowed. This includes not allowing Pobble House to be used as a location for a photo or film shoot. Any persons wishing to shoot at Pobble House should contact the owners directly.
SECURITY DEPOSIT You will need to provide a security/damage deposit of £500. The deposit is fully refundable provided the following provisions are met: No damage is done to the property or its contents, beyond normal wear and tear; all debris, rubbish and discards are placed in the appropriate rubbish or recycling bins; bins are put out / taken in at the appropriate time to allow for collection by the council; all dirty cutlery, crockery etc is either hand washed or placed in the dishwasher and cleaned; only toilet paper to be thrown down the toilets as all other items are not suitable for a septic tank; all windows and doors to the house are left secure and the keys are left secured in the key safe; no linens / towels are lost or damaged; no early arrivals or late departures, unless by prior agreement; no vehicle is to leave the track / designated parking spot; no pets are brought to Pobble House; all charges accrued during the stay are paid prior to departure; no charges are incurred due to illegal activity or services rendered during the stay; if booked through the Airbnb website then no other activity other than the use of Pobble House as a private holiday let, for example, no commercial activity such as the use of Pobble House as a location for a photo shoot.

Pobble House is brilliant, functional and beautiful, Dungeness is breathtaking. We enjoyed incredible sunsets and stunning sunrises, there is lots to do locally too!

Pobble house was beyond our expectations and made for the perfect venue for our Christmas family celebrations. There is plenty of space for 10 people and the design and layout makes for an exceptional living experience, even more so than you can gather from the photos. Pobble is a very special place and we'd love to book again. Rachel is also very organised and the information provided makes checking in and out straight forward. The house was spotless and well equipped. The 180degree views from the lounge make it hard to leave. Not a bad word to say. Would highly recommend.
