This a lovely modern flat in the beautiful north side of Edinburgh! located near to Stockbridge, a sought after part of Edinburgh & is close to a host of local amenities and transport links. The property is ideally suited for the modern professional and we recommend early viewing.
The flat itself is medium size, with a new furnished kitchen and separate dining room: lounge with really high ceilings. The lounge is situated on a corner & has balcony doors so it's really bright and perfect for taking in the evening sky. There is also the option to use the L-seat sofa which folds out into a comfy double bed, should you need to accommodate any extra guests. Both bedrooms have king size beds with memory foam mattresses for a great nights sleep.
Telford Road lies north west of the city centre, next to the Western General Hospital. The property is well positioned for an excellent range of shopping outlets in the vicinity including several small specialist shops serving the local community. A further range of facilities can be found at the Craigleith Shopping Centre whilst there is a Morrisons superstore on nearby Ferry Road. Schooling is well represented from nursery to senior level, with Telford College on hand for the more mature student. An efficient public transport network operates to most parts of the town and surrounding areas. The city Bypass and main motorway networks are also within easy reach.
The flat has gorgeous original floorboards throughout the very cosy & spacious halway & a fully tiled bathroom with a good shower and large bath. All the other bedrooms including the lounge are fully carpeted.

Furthermore the kitchen boasts an integrated fridge and plumbing for a washing machine. The master bedroom features two full height windows that flood the room with natural light as well as built in wardrobes with sliding mirrored doors. The second bedroom is also a good size double bedroom with a double bed and a good sized built in wardrobe, a chest of drawers and television with wifi available throughout the property.

It's the perfect base for catching shows at the festival, being a stones throw away from all the action. 15 mins walk will take you to to the village urban hotel & spa and from there, it is a short 10 min bus ride into the west end by the castle with many busses following this route including (19,37,47). A further 10 min walk from here & you will be at the Royal Mile, less than 15 mins on via taxi which will cost around £8.00.
The en-suite shower room is fitted with a three piece white suite comprising a wc, wash hand basin and shower. There is a separate bathroom with a wc, wash hand basin and bath with a thermostatically controlled shower. The separate lounge/living room area completes the accommodation & is pleasantly furnished with a nice 4 seater L-shaped corner sofa & large 50" LG Smart TV with SKY Fibre broadband & wifi which is available through the flat.
The bedroom itself is lovely bright & spacious furnished double bedroom with excellent storage and its own en-suite shower room. This room is the master bedroom in my neat city 2 bedroom flat which is pretty handy for the centre of Edinburgh and the trendy Stockbridge area, and is very close to the Western General Hospital on the North side of the city. There is easy access to all parts of the city and there is a bus stop within a few metres of the front door. The flat has been recently decorated and nicely and comfortably furnished.
There are good transport links to and from the city and the flat also benefits from being near to good road access to the airport and the West from Telford Road and Queensferry Road. The flat is well located in a quiet residential area, and the city centre is only a 25 minute walk away and there is car parking within the development.
The flat has gas central heating, is well insulated and has double glazing and is comfortably furnished. There is a separate, modern kitchen and a good sized separate lounge with sunny french balcony doors. It's very quiet and secluded and the views from all the windows are onto nearby trees and playing fields, you could almost sense that you were in the country instead of being in the buzz of Edinburgh's capital city - you'll love it!
The nearest shopping centre is at Craigleith, a 5 min walk away which has an M&S, Sainsburys, Homebase, Costa & Boots to name but a few. The Village Urban resort near to Fettes is a new hotel and spa complex which has recently opened and has a lot of leisure facilities including a state of the art gym and swimming pool as well as bars, restaurants and a Starbucks. The Edinburgh Botanical Gardens are also nearby.
Ideally I am looking for professional people, male or females, or families who are vacating Edinburgh for business or pleasure and who will appreciate the flat and the location, who are tidy, responsible and want to enjoy experience a home away from home & what Edinburgh has to offer.
Edinburgh is a beautiful, and historical city, with many sites and attractions so you will never be stuck for things to do. Edinburgh's most famous attraction is the castle whose view overlooks the whole of the city allowing for some of the most breathtaking city scapes. The castle has previously been home to Scottish Royalty, army headquarters, and more recently is the back drop to the Fringe Festivals “Edinburgh Military Tattoo”.
The Edinburgh Festival Fringe (The Fringe) is the world's largest arts festival, with the 2012 event spanning 25 days totalling over 2,695 shows from 47 countries in 279 venues. Established in 1947 as an alternative to the Edinburgh International Festival, it takes place annually in Scotland's capital, in the month of August. The Fringe is a showcase for the performing arts, particularly theatre and comedy as well as dance and music which are also represented.
As well as being steeped in history Edinburgh is also packed with plenty of markets, local stores, exclusive bars, vibrant cookery schools and excellent restaurants and pubs, Edinburgh and the Lothians offers a great range of eating and drinking experiences. From the largest farmers’ market in the country to specialist local stores, it is easy to see why Edinburgh and the Lothians is a popular region for foodies. When it comes to fine dining, Edinburgh boasts an array of Michelin star restaurants both in the city centre and peppered around the historic port of Leith. Take a break from the bustle of the city to enjoy a simple cup of coffee or afternoon tea in Edinburgh. Delicious sweet treats provide the perfect accompaniment to some beautiful and unusual flavours . Whether you want to enjoy a pint of local ale, sip elegant cocktails in exclusive venues, or savour a dram of regional whisky, Edinburgh and the Lothians caters for all tastes. With everything from international cuisine to Scottish restaurants, Edinburgh boasts some wonderful dining experiences for all to enjoy.
I will also consider renting the spare room out on its own for a lower rate. Please contact me for info :) Additionally, I will consider cheaper rates for single occupancy too.
