Very large fenced-in deck (9 foot high privacy fence) with outdoor furnishings and a BBQ. Double French doors lead from the kitchen to the terrace. There are no steps from the deck to the kitchen - just a smooth transition, which makes it easy to take food and drinks from the kitchen to the outside. This expands the living space tremendously.
There is a front balcony on the second floor at the front of the house.

Close to Montreal Road (less than 1 minute walk) where you will find two major bus routes that take you directly to the Byward market, Rideau Centre, Parliament Hill, Rideau Canal, university of Ottawa and the US embassy. Restaurants (24 hours), pharmacy, banks, grocery store (24 hours), Tim Hortons, gas station, etc. are at the end of the block.
The street is short (about 10 houses on each side of the road) and joins up to a main road (Montreal Road).
I maintain the house extremely well.
Guests have access to the entire house. Though the house has no personal items of mine it is still warmly decorated.
Interaction with guests
I am within a short distance by either phone, email or text. But, during your stay you will have your privacy.
Check-in is anytime after 3:00 pm. Check out is anytime up to 11:00 am. I am not able to store luggage before check-in time or after check-out.
The house is NOT for parties, get-togethers, stags, bachelor/ette gatherings, prom nights, dinner/cocktail parties, etc. The number of people in the home at any time must not exceed the maximum number allowed to stay overnight. Anyone found to break this rule forfeits their security deposit.
I ask that our guests be respectful of my home, the furnishings and supplies, and also respectful of my fellow neighbours. Excessive noise will not be tolerated. Quiet time starts at 11:00 p.m. every night. The deck is for your enjoyment from 7:00 a.m. to 11:00 p.m. every day of the week. Guests who are entertaining after 11:00 p.m. must remain inside the house, with the windows and doors closed (there is central air conditioning if required) and must maintain a level of noise that will not disturb the neighbours. Any excessive noise will not be tolerated (my neighbours are reasonable and will only complain if it is obvious that the people staying are having a party that did not end at 11:00 p.m. A party can be less than 9 people ~ it is not the size of the group but the volume of the noise). Noise complaints will be dealt with no matter what the time is. Failure to heed a first warning of a noise complaint will result in a demand to vacate the premises immediately, which includes a loss of your deposit and no refunds. It is regrettable that I must be this clear with the noise rule but I have had so many past guests abuse my trust and booked the property with the intent to party.
Please leave the home in the same condition it was when you arrived. Collect up all garbage and recycling and leave in the bins in the garbage box on the terrace and lock the garbage box. Please wash your dishes.
Smoking is prohibited inside the house. Anyone who smokes in the house will forfeit their security deposit. Smoking is limited to outside on the deck and ashtrays must be used. Please ensure that all cigarettes are extinguished properly. Do not flush ashtray contents down the toilets. Dispose of the contents safely in the garbage (after the butts have soaked in water).
