Hello! Welcome to our studio recently renovated in 2016. The 40 sqm studio apartment is cosy, clean & self-contained. It is a short walk to cafes, Centennial Park, Bronte beach, and buses to nearby Bondi Junction and CBD.

The space

The studio is architecturally designed and newly renovated in 2015. The studio features an open space living room and dining area. It has its own kitchen with ILVE electric stove top and oven, fridge, kettle, toaster; 32" Hitachi flat screen TV; iron and small ironing board. (No microwave )

In the kitchen, there are all your basic utensils like pots and pans, salad spinner, plus such as olive oil, salt and pepper, jam and butter are provided.

The bathroom is small compared to the rest of the unit, due to construction constraints when we refurbished. However, the bathroom features a rain shower, and the shower itself is quite roomy. There is underfloor heating in the bathroom, which runs in winter. Shower gel, shampoo and conditioner (pump size) is provided, as are toilet paper and tissues. Also, a hair dryer and an international adapter for use.

Free WIFI.

The bedroom and living room are in an open space (ie not a separate one bedroom). The living room has a 2 and 3 seater couch which is newly reupholstered. The couches are very comfortable but it is not a sofa bed. For this reason, the studio is ideal for two adult guests, couples or small families. (Unfortunately we do not have a porta cot at this stage.)

In the bedroom, there is a Queen bed with posturepedic (medium in firmness) mattress; fan/heater. All linen and towels are supplied.

Air conditioning available only in the hot summer months from December to February.

However, if a guest would like to use the aircon outside of these months, the cost is $5/day extra.

All the pillows have pillow protectors, which are washed upon each change of guest. The quilt is also sprayed with anti-bacterial spray upon each change.

In terms of laundry, there is a washing machine, laundry detergent; a drying rack and pegs are provided.

Also included are a small laundry basket, two beach towels, beach bag and sunscreen, eco shopping bags and an umbrella; garment hooks and hangers.

Cleaning fee of $75 consists of $60 in professional cleaning fee and $15 in professional laundromat charges, which are outsourced services to local small businesses. The cleaning fee helps to keep the unit in the high standard of cleanliness and tidiness which we feel is important for guests. The laundry charges ensure the linens and towels are washed and sanitised for guest usage.

(The cleaning fee may seem steep but it's pretty standard price for Sydney. Also it's not easy to find a reliable cleaner, who will clean the unit on weekends to cater to check ins. )

Guest access

The studio is part of a 3-level terrace. It is attached to our home where we live. We have designed the space for use by Air BnB guests.

The studio itself is securely locked and is self-contained. It is NOT a shared space. Guests enter through their own front door, and enjoy their own amenities.

There are 12 steps leading up to the studio. Automatic light sensors are installed at the entrance for night access.

The studio is private and quiet, but you may hear some street or neighborhood noises occasionally. (Slight noise levels happens even with strata living or between houses.)

Self check in and self check out available. Easy peasy.

Please note that if the booking is for more than 14 days, we may charge an extra $60 for an interim clean. (I have had negative experiences with long term stays)

Interaction with guests

Self check in available. If you need to check in late, we are happy to leave the door unlocked and keys inside, and you can let yourselves in.

Same deal with check out.

Communication is as often as needed! If you have any issues or queries, please do not hesitate to contact us, and we will endeavour to sort it out for you. Life presents issues and complications, but it is always an efficient and effective way of resolving issues that makes the difference.

Other things to note

Just to manage expectations and to be upfront:

Wifi is a shared network and the signal is strong, but there can be weak moments if the network is heavily used. We are waiting for Optus to upgrade the network. I have had a couple of guests complain but most guests have been happy with it. So that's why the wifi policy is for general browsing only, though you should experience no problems streaming movies, etc.

1-2 guests in the past year have noted some sound travels between the common walls between the studio and the lobby of my terrace. I find this to be minimal, such as occasional louder noises. But everyone has different tolerances.

By evenings and weekends, there are usually plenty of unlimited free street parking. If there is no parking on our street, there are parking spots on surrounding streets.

On Friday early morning, the garbage trucks come and collect rubbish. So there are loud noises around 4/5am for about 3 minutes.

There are some street noises of my neighbours carry out minor works. This is beyond my control. The good thing is there are no neighbours carrying out major works right now.

If you are traveling with a toddler, we can provide a few kids books, toys, blankets, and cutlery sets. We don't provide a portacot.

But having said that, what would be important to me with renting Air Bnb is a place that offers a peaceful, comfortable and clean resting and living space, a convenient location, and value for money. We believe the studio offers all these :)

Also I carry out pest treatment at least once a year as maintenance. Last treatment was January 2017.

As we live in a family-oriented neighbourhood, there are a few rules we would like to set:

- Absolutely no Smoking in the unit or on the property only. Neighbours do not appreciate smoke drift.

- No pets

- No parties or events.

- Please be respectful of our neighbours and keep the noise down after 10pm.

- A lost key fee will be deducted from the deposit at $10 for each key.

- The studio is ideal for two adult guests, couples or small families. For this reason, we have a two adult maximum rule. I do not provide a port crib/cot. (If we come to know that more than 2 adults are staying/have stayed, we will charge an extra $300 per person, per night.)

- Please do not burn candles for safety reasons.

- Please close both front windows when it rains, and before you go out. Because the southerly brings a lot rain through the windows and wets the timber window sill. This is important and may affect your security deposit.

- Internet usage is for general browsing only.

- If you stay for more than a few days and there are plants in the studio, kindly exercise your green thumb and water the plants.

- Please box or wrap up food items, otherwise these may attract ants and cockroaches.


- We really appreciate it if you can leave the place reasonably clean on your departure. Please wash the dishes before you leave. My cleaner is great, but if he needs to wash dirty dishes, he will charge an extra $30-50, which I will need to pass onto you.

I had to charge a guest extra $40 after they checked out. I hate doing it but we need to cover any out of pocket expenses.

- Please take out the rubbish and any recycling (each day and on your way out).

- When you check out, please take all perishable food items with you, from the pantry and the fridge.

- There is no need to strip the bed or wash towels/linen when you leave. the cleaners will take care of all this.


- The air conditioning unit is only available during summer months from Dec to Feb. This is to reduce cost and environmental impact. However if you cannot live without aircon, we are happy to provide aircon at $5 extra a day.

- Please turn off lights, fan, heater, air con and other devices before you leave the studio and when you check out, for safety reasons and to conserve energy.

- Please keep the washing machine door open after use, as the internal parts need to air out. Moisture causes the parts to mould (yuck).

Very close proximity to coffee and basic shopping. Bus stop very handy. Quiet, peaceful place to come home to each night. Perfect facilities and even some basics in the pantry/fridge. Warm. Great shower. Perfect hosts.
