The Apple Barn, at Charingworth House is located in the Cotswold Area of Outstanding Natural Beauty in a quiet rural setting. It is a converted barn combining contemporary with traditional. Inglenook fireplace, range cooker, Private garden. Hot tub (extra), Barbecue. Adjacent Granary Barn with 50m2 multi-use room and games room with full sized Snooker table, projector and screen. Families, friends, groups, pets welcome. Neighbouring house also available (Charingworth House).

The space
The Apple Barn @ Charingworth House, is a converted farm building, which was originally used to store fruit and vegetables. It combines the traditional features of stone and oak floors and beams, with contemporary fixtures and fittings.

The Granary Barn

Completed during the January ‘21 lockdown, The Granary Barn is a converted grain barn. It provides a large open space for multiple uses on the ground floor including dining or activities. On the first floor is a games room with full sized snooker table, football table and chill out seating area. There is also a 120" screen and projector with bluetooth and HDMI connections. The ground floor area can accommodate around 50 people seated at 4 long tables.


The 3/4 bedrooms are located in The Apple Barn on 2 floors. A comprehensive description of the rooms, bedrooms and beds available, is listed below. Please note that we can provide extra beds in all the bedrooms - but please request these as they will not automatically be provided. Please also note that the second floor bedroom(s) are accessed via a spiral staircase so not suitable for those with mobility difficulties or very young children. The 2 areas on the top floor have a partial wall dividing them and share one bathroom. Please ask for clarification if desired.

All rooms are served by fibre optic wifi.

We have another property next door. with plentiful beds and bedrooms. Both properties can be rented together, subject to availability

The house is the perfect location to celebrate Christmas, New Year's Eve, birthdays, anniversaries etc, etc. Please contact us for details and to discuss what you have in mind. It is also ideal for business get togethers, especially in conjunction with our other house next door.

The ground floor is open-plan with a spacious sitting room (with 4 sofas), kitchen and dining room. There is a large inglenook fireplace in the sitting room with log-burning stove, TV, DVD player. During the whole of December, there will be a living Christmas tree and decorations.

The kitchen is well appointed with electric range cooker, fridge, microwave, dishwasher, breakfast bar and TV. The dining room has a long refectory table with seating for 16+ people. There is also a utility room with washing machine, tumble dryer, freezer and downstairs cloakroom.

There are two outside areas. At the front of the property there is a lawned area with terrace and hot tub. To the side is an enclosed circular terrace with dining area and parasol. This effectively creates an outdoor dining room in fine weather.

The hot tub is available to hire for £150 per stay. Please let us know if you wish to hire this.

Well-behaved pets are welcome but must be kept on the ground floor of the property and supervised at all times. Please note, there is a part of the garden which is enclosed but the property is not fenced on all sides. There is an extra charge of £30 per pet. Please let us know how many pets you are bringing and abide by the pet rules contained in the house rules.

The house can comfortably accommodate a large family or group of friends that don't mind sharing. There are plenty of extra beds available, but obviously the more beds you add, the more snug the accommodation becomes and the more people sharing the 3 bathrooms.

Please note that for more than 10 guests there is an extra guest charge of £75/guest/night. There is a minimum 2 night requirement at weekends.

Bedrooms
There are 2 good sized ensuite bedrooms on the first floor and a further 2-bedroom family suite with one ensuite bathroom on the second floor. PLEASE NOTE - these 2 bedrooms consist of one large space and are therefore ideal for a family or people that don't mind sharing. The first floor bedrooms have king sized beds (5 foot).
Bedroom 1 is ensuite with bath and separate shower. It has a king size bed and a single bed. There is also space in this room for an additional bed. (2 extra beds if you don't mind very little space between beds).
Bedroom 2 is ensuite with bath. It has space for 1 or 2 additional beds (the space is snug with the extra beds in situ).
Bedroom 3 and 4 have a Queen (4ft 6") and two single beds., with space for 4 more single beds. These bedrooms share an ensuite bathroom with bath.

There is a double sofa bed in the sitting room. Cots and highchairs are also available.

I'm happy for 16 people plus infants and pets to stay and there is enough room to seat 16 or more in the dining room. There are enough beds for at least 16 – not including the sofa bed - but you should be aware that the accommodation would be very snug if you had that many people sharing the facilities. Wherever possible we use rigid single beds, (as opposed to fold up ones).

The new Granary Barn has added to the habitable space and can be set up for dining as well as multiple other uses (see the photos for some ideas). Please ask for details if you have a specific activity in mind.

We provide you with washing up liquid, dishwasher tablets, washing powder, foil, kitchen roll, clingfilm and loo rolls. Also towels and toiletries and hairdryers. There is an iron and ironing board, vacuum cleaner, mop and bucket.

At Christmas there will be a living Christmas tree and there is a plentiful supply of logs for the wood burner and chiminea throughout the year..

Charingworth is a quiet hamlet on the edge of Ebrington. There are fantastic walks nearby, a great local pub and lots to do in the surrounding area. The house is in the Cotswolds but also close to Stratford upon Avon, Oxford and Warwick.

The house is located in the middle of the Cotswold countryside. This is a rural location and the nearest village of Ebrington has a farm shop and a village pub.

We always knew that our local pub, The Ebrington Arms, was special. Apparently The Times agrees. They have given it the accolade of Best Village Inn and also listed it as one of the in the best summer pubs in the UK. The pub is a short walk away in Ebrington. It's open all day and serves lunch and dinner (booking recommended) as well as snacks at other times. It also offers a very superior take-away fish and chips service.

We are very lucky because we have several really good pubs nearby. The Churchill Arms in Paxford also has to get a special mention. The chef/owner (he used to be Head Chef at Soho House and who has worked for Gordon Ramsey, Marcus Wareing and Eric Chavot) has appeared on Saturday Kitchen Live alongside Michel Roux, and his food is really excellent.

A new farm shop and cafe has recently opened in the nearby village. This is about 20 minutes walk from the house and close to the village pub. Vegetable Matters offers 'fresh local produce and a warm welcome'.

There are general stores in Chipping Campden and Shipston-on-Stour which are both within 4 miles of the property. There is a Waitrose in Stratford-upon-Avon which is about 15 minutes drive away. Ideally you will need a car, although, if guests prefer not to drive. they can arrange supermarket deliveries from Waitrose, Sainsburys and Tesco.

The house is surrounded by beautiful rural Cotswold countryside with many public footpaths, including The Cotswold Way. There are numerous Cotswold stone villages and towns nearby, including Chipping Campden, Broadway, Upper and Lower Slaughter and Stow-on-the-Wold. It is also close to Stratford-upon-Avon and an ideal location for visiting both the theatre and this historic town. Oxford and Blenheim Palace, in Woodstock, are also only a short drive away. We are a short drive from Daylesford, Soho Farmhouse and . Bicester Village.
