Stay close to the action right in Park City town, not in the outer areas! Easy walking to most everything. So much more fun! Or take the free shuttle which stops only 1/2 block from condo. Condo 3, main floor, 3 steps from parking lot to front door (no ramp).
All guests have access to the common area amenities of the building, which are a large indoor hot tub on the lower level and a laundry room with coin operated washer and dryers. You will have access to 1 parking space in our off-street private parking lot. Other vehicles must find street parking.
Interaction with guests
You're pretty much on your own. It is unlikely that we will meet in person, as I live in Salt Lake City, about a 30 minute drive. We own the entire building and have full-time residents in many of the condos. Our on-site manager is available for emergencies. I am also available 24/7 via text or phone if you need assistance.
Other things to note
King bed in master, queen bed in 2nd bedroom, and queen sofa sleeper in living room for ONE PERSON. Two full baths, one inside master bedroom and one in the hallway.
The kitchen is fully equipped with everything you need to cook. Full-sized refrigerator, stove/oven, microwave, slow cooker, coffee pot with filters, blender, toaster, waffle iron. Saucepans, frying pans, casserole dish, pasta pot, colander, grater, hand mixer and mixing bowls. Cookie sheet, muffin pan, cake pan, measuring cups and spoons. Spice rack, salt, pepper. Various kitchen utensils. China, glassware, and flatware service. A variety of chef's knives. Dish soaps, basic cleaning products.
One set of towels per person and a bathmat are set out in the bathroom. An initial supply of Kleenex and bath tissue are provided. Light-blue spa towels are located in cabinet in hall bathroom. Please use them for the hot tub, as they are microfiber and dry quickly (the regular bath towels will stay wet much longer). Your cooperation in not leaving wet towels on quilts, blankets, or beds would be greatly appreciated!).
We have added table-top USB power stations in bedrooms and living room. Additional USB ports are in kitchen outlet near light switch. We would appreciate it if you would use these rather than pull out the furniture to locate plugs and cords, etc.
PLEASE DO NOT REARRANGE THE FURNITURE AS DAMAGE MIGHT OCCUR.
General Set up in condo: 1 KING BED IN MASTER BEDROOM. 1 QUEEN BED IN 2ND BEDROOM. 1 QUEEN SOFA SLEEPER IN LIVING ROOM (FOR 1 PERSON ONLY).
Our condominiums are completely furnished with all of the appliances and utensils necessary for an enjoyable vacation. Each guest will be provided with a set of towels. Condo will have freshly made beds, and an initial supply of facial tissue, toilet paper, paper towels, and trash bags. In the kitchen you will find a variety of spices, automatic dishwasher detergent, liquid dish soap, and kitchen cleaners. Other basic condiments are not provided. Please do not remove anything from the condo, other than the light blue towels for use in the spa.
Cleaning: DAILY MAID SERVICE IS NOT PROVIDED. However, if your stay is booked in advance for more than 7 days, you will be provided a mid-week change of linens and light cleaning at no extra charge. Additional cleaning service may be arranged for $30 per hour and is based on availability.
****PLEASE NOTE: The water in Park City is extremely hard and may cause rust-colored and brown discoloration and deposits in toilets and tubs from time to time (this is not neglect by housekeeping). If the city water is shut off at any time during your stay, water may be rusty for a very short time when turned back on. Just let the water run and it will clear quickly.
Maintenance and Service Calls: The toilets and tubs in your condo are checked before your arrival. We provide plungers for you to use if they become clogged. Please only put a small amount of food in the garbage disposal, and DO NOT POUR HOT GREASE IN SINK. If the garbage disposal jams, please carefully remove the foreign object. There is a reset button on the unit itself that will then need to be pressed to reset the appliance. We are available 24 hours for emergency calls at (PHONE NUMBER HIDDEN) or (PHONE NUMBER HIDDEN). You will not be charged if your heat is out or you have a major leak (small drips can wait until the morning). Before calling about no hot water, please determine if you have drained the tank and need to simply wait for the hot water heater to recover. If a handyman is needed to perform any work of a non-emergency nature at your request after normal hours or on weekends, the cost of those services will be charged to your credit card.
Fireplace: Your fireplace uses NATURAL GAS LOGS ONLY. DO NOT burn wood, DuraFlame logs, fuels, paper, or trash, etc. You will find an automatic starter switch on the wall to the left of the fireplace. OPEN THE DAMPER INSIDE THE FIREPLACE BEFORE IGNITING WITH WALL SWITCH. IF YOU NEED HELP OPERATING THE FIREPLACE, CALL US AT (PHONE NUMBER HIDDEN) OR ASK MANAGER.
Laundry Facilities: On-site laundry facilities are available on the lower level of the building, with 2 coin-operated washers and 2-coin operated dryers. We do not provide laundry soap. Soap is available on-site for purchase. The machines accept quarters only (change machine is not available on-site). The laundry room is open 24 hours per day. The laundry room code is 4950.
Parking: PLEASE INFORM US IMMEDIATELY UPON BOOKING IF YOU WILL HAVE A VEHICLE. Use of the parking lot is by permit only. If you have informed us that you will bring a vehicle, a parking permit for ONE (1) VEHICLE will be hanging on the key rack in your condo when you check in. The permit must be visible in your vehicle at all times. Please hang it from the rear-view mirror in your car as soon as you check in. Vehicles without a permit are subject to automatic towing 24 hours per day, at vehicle owner's sole expense. Although street parking is available, we encourage you to park in the Alpenhof's lot to avoid ticketing and towing, as Park City does restrict street parking during snow storms and at other times, with or without advance notice. Alpenhof Condominiums shall not be held responsible for any towing charges due to failure of guest to properly display parking pass in vehicle.
Spa: ** NO PARTYING IN THE HOT TUB ** The common area hot tub is located on the lower level with access through the laundry room. Your room key opens the spa door during operating hours, generally from 9 am to 10 pm. Please note that eating and drinking are prohibited in the spa at all times. Only registered guests and tenants may use the spa. Children under the age of 18 must be accompanied by an adult at all times. There is NO LIFEGUARD ON DUTY. USE HOT TUB IS AT YOUR OWN RISK. Spa may be closed from time to time due to maintenance, cleaning, repairs, or other reasons beyond our control. NO REFUND shall be given in the event spa is not operational during your stay.
Noise: ***NO PARTYING *** TV volume, music, and noise levels at all times must be kept to a level that will not disturb other tenants. Please, no loud noises before 9 am or after 9 pm.
Lockbox and Lost Keys: Please do not tamper with or change the lockbox code. If we are unable to open the lockbox with the code you were given after you check out, your security deposit will be charged $100 for locksmith and replacement fees. Additionally, there will be a $35 charge for any lost or non-returned keys.
No Pets: Pets of all types and sizes are prohibited from the premises at all times. Violation of the no pet policy will result in immediate termination of your stay with NO REFUND and forfeiture of full security deposit.
No Smoking: Smoking is prohibited in the condo and all common areas of the building at all times. Violation of the no smoking policy will result in immediate cancellation of your stay with NO REFUND and forefeiture of full security deposit.
Maximum Occupancy: The maximum number of guests is limited to FIVE (5) persons.
Lost and Found: Please check for all personal belongings before checking out. Look in all drawers, closets, under the beds, back of doors, and be sure to check the washer/dryer if you did laundry. There is a great deal of time and expense involved in getting items back to you once you have left. If found, items will only be held in lost and found for 15 days. In addition, a $25 charge plus the cost of shipping will apply for returning items.
Cable/TV/DVD/Internet: Cable TV service is extended basic cable. Pay-per-view movie option is not available. DVD movies are not provided but rentals are available at local Redbox locations. Free wireless internet is available. WiFi name is “ALPENHOF-Guest" and access code is SUNDANCE18.
****Cable or internet service may be unavailable from time to time due to circumstances beyond our control. NO REFUND shall be given if these services are not available during your stay.***
Telephone: Telephone service is not provided in the condominiums.
NO REFUNDS: There are also NO REFUNDS for poor snow conditions; severe weather; road conditions; late arrival/early departure; or for any delays, changes, or cancellations by airlines, automobile, or other transportation services for any reason. Guests are urged to purchase independent travel or rental insurance to cover unforeseen circumstances.
WAIVER OF LIABILITY: Alpenhof Condominiums, LLC, shall not be held liable for personal injuries on the premises, or for stolen or lost items either in the condo, common areas, parking lot, or your vehicle.
CHECKOUT INSTRUCTIONS: You have paid a cleaning charge for this unit, which includes all laundry. When you checkout, please straighten up the kitchen, start the dishwasher, put all towels in the bathroom, and take all trash to the dumpster. Do not leave wet towels on the beds or trash bags on the landing. Cleaning crew will handle the rest. Please put all remote controls for TV/DVD/cable back in the basket on the coffee table. Close and lock all doors and windows. Keybox must be put back with key in it, leave all other keys on the key rack, and lock the bottom lock on your way out. We’d very much appreciate receiving a text or email when you leave so we may notify the cleaning crew.
Upon accepted booking, guests agree to the policies and conditions above, and agree to charges against/forfeiture of security deposit for violation of above policies or requests for special services as set forth above.
The Alpenhof Condominiums, a 10-unit complex, is family owned and operated. This is me and my mother Joyce. We are all avid skiers and have been involved in the Park City scene through racing, ski patrol, and teaching, since the resort first opened in 1963. Back then, we started with only a small miner's shack!
We take great pride in keeping the Alpenhof very clean and well maintained, and look forward to providing each guest with a quality experience. We very much enjoy making our guests comfortable and hope you will feel at home when you stay with us. We live in Salt Lake City, which is only a short 25 minute drive from Park City.
