Bright, airy double ensuite in a spacious and calm house close to the city centre. Ideally located just beside Stoneybatter (Williamsburg of Dublin), the Phoenix park and 20 min walk into the city centre with buses outside the door to the city. Within 10 minutes walk, ATM, shops, restaurants, pubs and take aways.
Our house is spacious and benefits from lots of lovely sunshine at the back of the house. Our kitchen opens onto a small veranda so guests can sit outside and have breakfast if the weather is good. We do live in Ireland though so cannot guarantee the weather!
The guest room is bathed in sunlight in the morning and late afternoon also which gives it a warm feel. Although we are so close to the city the house is very quiet and there is a lovely blossoming tree visible from the guest window. Guests can usually hear birds singing in the morning as they nest in the trees but it is not disruptive or noisy or too early!
The guests have great privacy in the house as the bedroom is ensuite and wifi is available in the room.
Guests are welcome to make tea/coffee throughout the day and bring it up to their room to chill and relax. We prefer that food is eaten in the kitchen to keep things clean and tidy and not fresh.
Please note min 2 night stay on Friday and Saturday. Check in after 1700 midweek but 1400 on weekends.

Guest have access to the bedroom, the en suite bathroom, limited access to the communal areas (kitchen for tea/coffee and cooking facilities on request). Guests do not have access to the other bedrooms, and private host bathroom.
Interaction with guests
Claudio leaves for work very early Mon- Fri but is hope in the evenings and always happy to help guests with advice they might need if he is around.
Deborah works from home sometimes so is around more and always happy to help with queries/suggestions. Best to drop her a quick message on (SENSITIVE CONTENTS HIDDEN) if you need anything and she is not in the house or in her study working.
Other things to note
Hot water is available in the morning (PHONE NUMBER HIDDEN) and in the evening (PHONE NUMBER HIDDEN). Hot water is controlled by an immersion heater and a switch for the pump to get water pressure.
If guests need water outside of this time they will need to use the immersion heater. The pump also needs to be switched on when having a shower to have pressure. The pump is noisy so if guests are showering after 2230 please turn it off before sleeping to avoid sleep disturbance.

What do I need to do?
On the left hand side there is a switch. You can use instant by pushing button to the left or timer by pushing button to the right.
How can I use timer?
You need to press the times you want using the digits.
How long does it take to heat?
Approx 15 mins for one shower or 30 mins for 2 showers.
KEYS and ACCESS
The apartment is inside a gated complex accessible by key fob. On arrival guests need to call (PHONE NUMBER HIDDEN) to gain access. When guests get the house key they will have a key fob for entry/exit.
If guests are leaving the house when we are not home they will need to gain exit by the gate but then remember to post the keys back in the letterbox.
We want to share our home with guests in a mutually respectful manner. We want you to feel at home but to understand that it is our home.
