This 2 Bedroom 1 bath apartment is just minutes from main attractions in New Braunfels. We also do extended stay for special quotes message separate for that. I have 7 other listings in the building in case you need to book another listing for a larger group. For last minute, same day or same week, bookings message us for a reduced price!

This is a 782 Sqft. 2 bedroom 1 bath apartment. Located on the second floor of a two story building. If you have a difficulties going up and down staircases we do not recommend this apartment, as it requires going up and down a flight of stairs to access. Room 1 has a full size bed and a futon. Room 2 has two full-size beds. Both rooms have vanities. This apartment also comes with a queen size airbed. The living room also has a futon.(We do not provide bedding for the airbed). The apartment is also stocked with clean towels and bedding.
There is a pool on the property but please be advised that it may be closed due to weather, or maintenance. If the pool is something you want to use during your stay. Please contact us to see if it will be open for your dates. The pool is usually closed on Mondays for maintenance. If you decide to bring a BBQ pit to grill it may not be used within ten feet of a building. New Braunfels City fire codes states that all grills must be a permanent structure or chained to a permanent structure while in use. The fire Marshall can fine up to $2,000. BBQ Grills CANNOT be used in patio or balcony areas. There is pots and pans and basic utensils. There is also an Iron board, Iron, and hair blow-dryer. If there is a specific item you need feel free to ask, we may have it and can bring it to you. Due to health codes we do not offer any edible items that are not pre sealed. We do have basic coffee items like creamers and sugars and coffee singles. But we do not include any cooking supplies. (Examples: salt, pepper, cooking oil, butter, milk etc.). Any item you would need for cooking you will need to bring yourself except for pots and pans and cooking utensils we provide all that. We also do NOT provide shampoo/conditioner/body wash. Any shampoo/conditioner/body wash/ seasonings or anything we don’t normally provide are items left from previous guests that we leave in the apartment in case any future guest wants to use it. There is also a laundry mat in the same building you are more than welcome to use. It is closed on Mondays. Thank you.
Interaction with guests
We will be available 24/7 through the Airbnb APP/Phone/Text. Plus office staff is there MWF 9-5.
Other things to note
Check in is any time after 3 P.M and check out is at 11 A.M. However, based on cleaning and if the listing was booked the night before we can accommodate an earlier check in, just check with us the night before so we can coordinate. Sometimes we can accommodate a late check out till 2 P.M. Anything after 2 P.M. we charge a half a day, in case you need to leave your pet or need to shower again. There is a $30 a day pet fee per pet. If you do Instant book it will not include it, so please advise us of the pet so we can add it to your reservation after booking. Please be advised that the fee is subject to taxes as well.
At booking the deposit does not get charge. "When you book a listing with a security deposit, your payment details are stored but not charged or authorized for the deposit unless the host makes a claim. The host has 14 days from your checkout date to make a claim on the deposit for damages to their property."
You are allowed 2 cars Max for parking.
Check in Time is at 3pm, our check out is 11 A.M. if you need to stay longer or check in earlier we can discuss that just message me.
No smoking inside the apartment please! There is a balcony area where you can smoke. Just be courteous to the neighbors, as you would be in any hotel. If you are caught smoking there is a $200 fine. We also have a courtesy officer that can see your listing from his balcony and will report if there is any parties. If its too loud I will give warning first, and if I have to do it again the reservation will end immediately with no refund.
DOG RULES: we ONLY allow pet friendly dogs. We do not have breed restrictions or weight limits. However, Since we do require a regular deposit, any pet damages will be taken out of that deposit.Also, A a pet fee of $30 a night will be added for pets so please advise me at booking that you have a dog so I can adjust the payment. Pets are not allowed to be on furniture. If there is excessive pet hair there will be an extra cleaning fee taken out of the original deposit, depending on the amount of hair prices will vary. Please clean up after pets when walking them. We do have a large crate for you to use but we charge $10 a night or you can bring your own. BUT ALL PETS MUST BE IN A CRATE WHEN YOUR NOT PRESENT IN THE UNIT. We will charge a $100 fee if we find out you have a pet without discussing it with us. We will not provide accessories such as leashes, dog beds, or dog bowls so please make sure to bring the necessities for your furry babies :)
Please bring your own beach, river, park towels we will charge $10 a towel if you destroy our white towels. DO NOT USE OUR TOWELS TO REMOVE MAKEUP. Please purchase make-up wipes or bring your own towels, as we are unable to get a lot of the make up out of the towels and having to buy and replace them with new ones. If we find make up on the towels we will not bother tying to wash 2-3 to get make-up out we will just charge $10 per towel, no matter what size it is.
Please note that our A/c works just fine, however for the guest that want to budget and fit as many people as they can into an apartment it may feel warmer. For example, a 2 bedroom 1 bath apartment with 3 beds and 7 people staying there, it is normal for your body heat to warm up the apartment and the a.c will not get any lower. We do not normally have a.c problems but for large groups we see that it gets hotter in there when there is so many people especially when you're drinking.
You have 3 hours from check in to report any damages you do not want to be charged for.Including stains, broken or damaged furniture etc. Cigarette smell. Please check inventory list on fridge and in our photos of linens and pillow and towels, we keep a strict inventory and will charge for any missing or damages items. We apologize if this causes any inconvenience but we have had several guest steal pillows and towels, so we find it best to track better this way.
If anything goes wrong or stop working please report immediately we have maintenance on call 24/7 so no worries we can likely fix it or transfer you to another listing :)
We have a strict policy on the number of people on the reservation. So we ask you to please not sneak people in, we will find out and there will be a fine of $100, so please be honest on the number of people on your reservation and if you bring a pet.We have the manager check the amount of people entering the apartments, and occasionally I will stop by to check in on things and that how I find out about pets and extra people.
We also have our courtesy officer that lives in the same building so he checks on things for us.
We provide house rules on the fridge as well as a copy of the list in our listings photos. Please take the time to review and understand and share with the rest of the people in your group.
We provide queen size airbeds but we do not provide linens anymore as people have been stealing our extra sets. You may rent a set of sheets for $15 or bring your own.Please let me know if you wish to rent sheets so we can leave them out for you.
Please keep in mind that this property was built in the late 80’s and is not a new 2016 property, although we have renovated it and updated the fixtures etc. Also the property is under exterior remodeling, but it should not affect your stay in the unit
We do not provide Shampoo or conditioner or any seasonings for cooking. Please be sure to bring your own. In the past people have stolen these items and we found it costly to replace for every guest. Please feel free to use anything left in the apartment by previous guest but note we did not provide it .
