Perfectly positioned on the fringes of Norwich, yet nestled into the picturesque countryside, its elevated position offers unique and uninterrupted views over the Wensum Valley, instantly relaxing its guests in its secluded spot.
Roundwood House is a newly renovated 5 bedroom, 4 bathroom detached property, that offers the ideal base to explore Norfolk and everything it has to offer.
The space
Just a short distance from both the Northern and Southern Norwich Ring Roads (A1270 and A47) Roundwood House provides easy access to the entire county including the Norfolk Broads and the popular North Norfolk Coast and stunning beaches of Holkham, Sheringham, Wells and Cromer.
Roundwood House is also perfectly positioned for many day attractions, cycle/walking routes and golf courses.
Roundwood House sleeps a maximum of 10 people (including infants). It has 5 bedrooms (4 upstairs 1 downstairs), 4 bathrooms, 5 toilets, 2 reception rooms and an eat in kitchen/diner. We of course welcome well behaved dogs – extra charges apply (see house rules).
Your Home from Home:
Roundwood House has been carefully refurbished with short breaks and holidays in mind, whilst still offering a cosy home from home feel. Recently renovated to ensure it will be available and accessible to all, the ground floor is step free and wheelchair/buggy accessible.
Arrival at the property is via a private entrance, which opens out into a large, dedicated parking area with space for many cars immediately adjacent to the house and level access.
As well as benefitting from a downstairs double/twin bedroom (see below) and adjacent wet room, the ground floor is completely step free and perfect for those where mobility could be an issue, or for toddlers who are learning to navigate a world on 2 legs. The spacious kitchen/diner comes fully equipped and stocked with everything you could need to cook a meal or compliment a local takeaway. Equipped with dish washer, washing machine, fridge-freezer, kettle, toaster, oven, hob and microwave. The Roundwood House kitchen is the heart of this holiday home.
Downstairs you will also find a large boot room area, front entrance hall and 2 reception rooms each with a smart TV. There is even a dedicated workspace for those who need to log-in whilst away. Please note whilst our Wi-fi speeds should accommodate most business requirements, we are in a rural location so speeds are limited, 1.24 mbsp for uploads and 12.45 mbps for downloads should be expected.
Our spacious lounge has been designed with direct views and access out onto our front patio - the perfect spot to enjoy the view over your morning coffee or evening bubbles. With a huge front and wrap-around lawns available for private use, hours can be spent here with the family enjoying what our little piece of nature has to offer.
Leading out from the kitchen at the rear of the property is a more private and secluded rear garden where you will find more seating and an enclosed, secure, outside space for your 4-legged friends.
A few things to please note - for their own safety dogs need to be kept under control when outside, whilst Roundwood House is nestled in private woods, on a large, elevated plot, our neighbour is Wensum Valley Golf Course, whose members may not be expecting dogs on the fairway!
Please note that due to the recent renovations some of the garden will be fenced off to allow for new grass seed to grow. Be assured however there is still plenty of space to enjoy.
Our Bedrooms:
All of our bedrooms face the front of the house with windows making the most of the morning view. The hosts, sisters, Maxine and Rachel are both proudly Norfolk born and bred and in a nod to local dialect have playfully named the Roundwood House bedrooms after Norfolk dialect – find out more when you book and visit.
Upstairs (see floor plan for more details on the layout of our rooms): Please note that all of our double rooms come with the option of either a zip linked super king bed or 2 single beds.
1) Bishy Barnabee is our master suite with a large walk-in shower, his and hers vanity areas, dressing table and super-king size bed (or twin beds) positioned to take in those views. This room is also used as our bridal suite for those getting married on our site.
2) Pollywiggle is our smallest room equipped with bunkbeds and is a perfect kiddie hangout.
3) Hodmedod is a spacious and luxurious feeling super-king or twin room with a bathroom just opposite that contains a bath and shower (over bath).
4) Doddiman is a super-king or twin room with its own ensuite (shower) bathroom.
5) Harnser is our downstairs bedroom (see above), with adjacent wet room.
Our Site:
The beauty of Roundwood House is its location and access to county attractions, however you don’t have to go anywhere. Roundwood House is located within the wider woodland of the Roundwood complex. A unique venue, Roundwood hosts weddings, a campsite, an indoor bowls club, games barn (with table tennis table and giant chess board), fully licensed bar and cafe (with pool table and darts board). Staying here you can make use of both the associated on-site facilities (some of which are seasonal and only open in the summer months), the immediate woodlands and its native animals such as deer and squirrels.
Our facilities along with our on-site accommodation makes Roundwood the perfect destination for celebrations, retreats and special occasions.
During peak months Roundwood also hosts its own events open to local residents and staying guests - this year these have included mini festivals with pop-up food stalls and music and family board games evenings, with more planned in the summer holidays. Details on these can be found on our social platforms and more information with ‘What’s On’ during your stay will be send out in your arrival guide which you will receive 48hours prior to your arrival.
Guest access
Guests have private access to the entire house and surrounding gardens. However, guest should be aware that on occasions weddings will take place on-site and the bridal party may request access to the front of the house for a short time for photographs. Guests will be made aware of this on check-in.
There is also access to the surrounding woodlands, camp site facilities (seasonal) and club house (opening times may vary depending on functions ).
For those where mobility could be an issue. Roundwood house has accessible entry points around 3/4 of its footprint.
