The village house is a beautiful 15th century country house in the heart of the village of Bramdean, which has a great pub within walking distance and some superb restaurants and pubs in Alresford and Winchester.

If guests choose to be self catering- please let us know at time of booking so we can send an offer to you with a £50.00 discount for each night . Otherwise a delicious full English breakfast is provided with local free range produce where possible and served between 9-10am unless otherwise agreed. In summer, weather permitting, breakfast can be in the garden.
Please note : Easter weekend , Christmas and New Year are automatically self catering, however We provide a "starter breakfast pack for you of Eggs, Bacon, milk, bread, tomatoes, coffee, tea, sugar and jams etc inclusive of published rate for these dates to cover first breakfast!
There are excellent pubs in adjacent villages or within a short drive including The Shoe at Exton and The Bush at Ovington, The chestnut Horse at Easton and the Globe in Alresford or Thomas Lord at West Meon.
We are within the South Downs National Park with some lovely walks, while Jane Austins house is only 15 mins away!
Alresford is approx 5 miles while Winchester and Petersfield is approx 9 miles.
Bedrooms & Bathrooms
With three stunning double bedrooms & one twin bedroom, there are two bathrooms with baths and stand alone showers in both bathrooms. Guests share bathrooms with one another.
The house has a gorgeous sitting room with wood burner, a large hall with a dining room table and fireplace with wood burner, ( please use our logs outside Sept-April)guests also have their own private use of the country mini kitchen which is well equipped and includes a full height fridge and wide range oven, mugs, glasses and utensils including white china and serving dishes and pots & pans!
It is the perfect house to host your own house party for a wonderful weekend break, or to have family and friends to stay for a couple of nights and enjoy a weekend together or for longer.
The stunning nordic interior is perfect for relaxing with friends and family and can be booked for either a night or more.
Guests may enjoy their own privacy and come and go through the main front door. Guests are provided with their own keys.
This lovely village house with a Nordic twist in its interior design, dates back to the 15th century and has been fully renovated over the last two years with a very homely interior design and Wooden floors throughout the ground floor and carpets upstairs- please note , no shoes upstairs or spills things!
The house is very homely and has plenty of space to relax and bedrooms exceptionally comfortable with linen from The White Company and vi spring mattress, ensuring you sleep very well snuggled up under goose down duvets!
There is a TV, DVD player & Wifi downstairs...please download TuGo to access your mobile phone for phone calls before you arrive!
Other things to note!
While the Village house is still a private home, we offer guests privacy in the historical part of our house while also being available, should you need us for anything during your stay, to ensure you have a lovely few days. We live in a separated wing / barn area of the property!
On darker evenings, in the event that you go out and are returning late, we will turn on outside lights for you and also leave a couple of internal lights on for when you come in, unless you request set us not to. Please ensure all lights are turned off at night, before returning to bed.
Mini country kitchen
There is a mini kitchen which is extremely well equipped for guests to use, with an electric range oven, full height fridge, microwave, kettle, toaster and array of serving dishes and pots and pans, cutlery, wine and water glasses, plates etc/ We provide instant coffee (Nescafe) and tea (English breakfast) and fresh milk for our guests in the little kitchen, should they wish to help themselves during the day time. Please note the picture of the large kitchen with aga and island unit is within our private side of the property where we cook breakfast for guests who are not self catering. This kitchen is not for guests use.
Bramdean is a linear village located in The South Downs National Park and within a few miles of Winchester and the stunning Georgian market town of Alresford which is home to some lovely boutique shops, but with easy access to Petersfield and the coast. There is an old village pub ( formally a coaching inn), which also offers two shepherds huts and B and B, if your party is larger! There is a local , a garage and local shops are within a coupe of miles .
The historical city of Winchester with excellent restaurants and market town of Peters field is only 8 miles away, although Winchester is better for shopping - check out "The Square" in the centre of Winchester, where there are some delightful cafes and shops close to the gardens of Winchester Cathederal.
Walks and Exploring
We are located within the South Downs National Park area with some lovely walks, while The New Forest is only approx 30 mins from the house, while there is also easy access to hop over to the Isle of White by ferry (25 mins) if you are planning to go on
Guests arrive through the main gates into the orchard driveway. Please park carefully, so that all cars can get in and out safely, then follow the path around to the front door.
During fine weather guests can wander through the top garden. Please note however, we do have three dogs! So if children are playing outside, please let us know, so we can pop them away. We also have a three geese who live in the kitchen garden and it is better to leave them alone!
There are tennis courts for hire at Cheriton and Alresford.
Ideally its better to have a car! While there are busses to Alresford and Winchester, with bus stop within 100 yards, it's a little slow ... Southampton airport is approx 25 mins, Heathrow 60 mins, Gatwick 1 hr 30 mins . Trains from London Waterloo / Clapham Junction to Winchester are excellent, fast and reliable, taxi's from Winchester to Bramdean are easy but charge around £25 one way. Hire cars are available at Winchester station, but it is advisable to pre book.
The historic Georgian market town of Alresford, is only four miles away with a variety of up market boutique shops , while smaller boutique shops are in abundance with a variety of restaurants and cafe life - Check out especially Long Barn full of lovely gifts and garden accessories, they also make their own candles, bath oils and bubbles, soap etc and have a fabulous cafe in the garden and in the barn, as well as gorgeous and unusual pretty plants and flowers - it's a fabulous destination point!
In Alresford, there are a couple of restaurants and Carocoli is great for coffee and cakes in the centre of Alresford, while the Globe pub by the lake is a stunning place for a pub lunch or supper both in the summer and during the winter they light the fire! The horse and groom equally is a fabulous pub for lunch or evenings and has just had a complete make over or you may like to go to The Bush at Ovington, a very old pub by the river.
The river in Alresford has a stunning nature trail!
The nearest village shop is at Cheriton approx 2 miles away with a post office.
Trains & Planes!
Trains from Waterloo to Winchester run very regularly and a taxi will cost between £20-30 to the house, although sometimes cheaper if you book in advance.
Southampton Airport is approx 35 mins away, while Heathrow is 60 mins and Gatwick 1 hr 15 mins.
We would ask guest to please note, we have three dogs! All very friendly but live in a separate area of the house! They do not have access to The village house where guests stay.
Please ensure doors and gates are always closed on exit or entry into the property or grounds for the safety of animals and children.
If you are a smoker, we will show you where you can sit (very comfortably) outside!
Our speciality is looking after you for house party weekends in the separated area to where we live.
Special Events dinner or lunch:
If you are interested in a catered dinner or lunch party please do ask! we are delighted to provide assistance for you or assist you arranging a special event either in the evening or daytime.
Everyone receives a warm welcome and we hope you will enjoy your stay with us as much as we will enjoy having you to stay!
Babies & Children
Parents coming with their own babies should supply their own travel cots, sheets and bedding and high chairs etc! If you would like us to arrange a babysitter we can easily arrange this at £12.00 per hour. Please note their are no stair gates for little ones.

Guests have their own access and use the main front door at the front of the house and can come and go as they please - we provide one key for each bedroom for the front door.
Guests have sole use of all the areas in the house described!
There is a parking on site for upto 6 cars! Please park carefully do all cars are facing the drive exit.
There is a lovely garden, but please remember we do have three dogs, so if you wish to walk around the main gardens, please let us know, so we can pop them away. Our three dogs do not have access at any time to the guest area of the house.
Interaction with guests
We are available to help guests with anything they need. Upon arrival we show the lead guest around the property and make sure you have all you need. Please familiarise yourself and your guests with the fire exits. Guests may arrive from 4pm onwards.
Earlier check in is by prior agreement and is charged at £50.00 from 10am.
Once the lead guest is happy, we ask them to sign the visitors book with all the names of the guests and for children, their ages. Just prior to check out, again we ask the lead guest to walk around the property with us, checking the property, to ensure both parties are happy.
We would love all guests to leave their comments in the guest book on day if departure!
If you have any questions, requests or concerns during your stay, please do not hesitate to ask us, or bring anything immediately to our attention. We live in a totally separate area of the property, which is locked from guests access, however if you would like us to assist you with a dinner party at an extra cost or provide you with caterers, then our kitchen as photographed is used solely for this. Please note guests do not have use of our kitchen.
Breakfast is as described before and will be laid up the night before or in the morning by ourselves unless you have opted for self catering.
Please do book pubs and restaurants in advance as they do get booked up quickly!

Other things to note
The property is 15th century, but newly refurbished and with a comfortable nordic simplistic but homely interior design through out .
All the bedrooms are very comfortable with excellent beds, goose down duvets etc. We do not provide any cots or bedding for young children, therefore parents should bring their own.
Please note, that regardless of the ages of the children, parents are responsible for the safety of their children throughout their stay. Please also note, there are no stair gates on the main stairs for young children.
We are able to accommodate one additional guests ( camp bed with duvet) beyond 8 guests staying at the property, but this is only by prior request and are charged at £50.00 per night, this includes teenagers, while . children under the age of 12 years, including babies, are charged at an additional charge of £25.00 per night each, if the maximum number of guests exceeds 8 people in the property.
Parents should bring their own travel cots and bedding, changing mats and towels for small children and for older children sleeping bags, however we can provide either a camp bed or a child's mattress on the floor for them by prior request!
Please note, Christmas and New Year from 20th December - 2nd January and Easter are all self catering periods, although we do provide in the mini kitchen all the ingredients for breakfast as a starter pack including: Eggs, bread, milk, jams, butter, sausages, bacon, eggs, yogurt, cereals ,coffee, tea, sugar etc. Please note that the range oven ( approx 1m wide) is big enough to cook a turkey! Please do not hesitate to ask any questions. We also provide a stunning decorated Nordic Christmas Tree and logs for the two fire places!

This is a stunning private property, beautifully decorated and recently refurbished throughout, while the area for guests is self contained, we do live in another area of the property which is closed off. If you wish to be 100% self catering i.e no breakfast, please let us know at the time of booking and we will provide a discount of £50.00 per night. Otherwise Breakfast is laid up for you and served either in the courtyard garden if the weather is warm or in the dining room.
Party / Wedding Hire for Special Occasions"-
This is a lovely property to celebrate a special occasion, birthdays, anniversaries or pre wedding parties etc if you would like any assistance with catering for dinner parties or weddings etc please do let us know - we are able to assist with catering or put you in touch with an outside professional caterer.
Please also check with us prior to booking about any additional guests coming to a private party at the Village House who are not staying overnight! there may be an additional hire charge on a £ per person or cleaning fee, depending on the event. The house can also be rented just for a day event including the gardens for wedding parties etc, please do ask what the hire fees will be, which vary depending on the time of year.
Children are very welcome, however please note if you are bringing children under the age of 12 years, we do need to know this in advance and require their first names and ages. Children should not sleep in the green bedroom as there is a low 15th century window.
Parents with young children should bring their own travel cots and bedding and for older children or an adult, who are additional guests to the eight, we will provide a camp bed and make this up for you with a duvet etc - please make a note of the additional charges for additional guests, including children and adults. If you wish to use the child mattress on the floor, please bring a sleeping bag - we will provide a pillow!
Please note, there are no stair gates on the main stairs and there are a couple of odd little steps on the ground floor and one upstairs, including a low beam on the landing and a small step.
Children should only be allowed to use the main garden during summer time and at all times under parents supervision, please let us know, so we can put our three dogs away.
In the garden there is a small shallow pond to the right of the large tree, which is not fenced off. If children use the swings etc, again this remains the liability and responsibility of the parents at all times.
We would ask parents to please change any nappies etc in bathrooms only and take away soiled nappies at departure.
Dogs & Geese
We have three dogs on the property, which although are never allowed into the main house that guests use, do still live in our private section of the property.
Prior to arrival:-
Please can the leader of the group inform us of all first and surnames of all guests, including children and let is know too, which guests you wish to allocate to which bedroom! This also includes children and their ages.
Guest Emergency List - Visitors Book:-
All guests are asked to sign the visitors book upon arrival and departure, as this also acts as an emergency/ safety record. You are welcome to leave comments upon departure!
Guests remain responsible for all their own property at all times, including their cars parked at the property. We do not accept liability or responsibility for any personal effects belonging to a guest.
The mini kitchen is entirely for your sole use, please leave it clean and tidy when you leave and take with you, any additional food or wine etc and excess rubbish.
Needless to say, You are most welcome to bring your own wine / beer and soft drinks and food! There is a fridge in the mini kitchen for you to use and a electric range cooker! The kitchen is well equipped with plates, cutlery, glass etc. We would be grateful if Food, coffee wine etc is not taken upstairs to the bedrooms at any time, this includes coffee and tea.
The lead guest will be responsible at all time for all their guests and the house rules and any additional payment at the time of their stay. Please ensure all additional payments are made by cash and prior to departure. , including any additional catering.
Please do NOT allow the listed window to be opened in the green bedroom when children are in the property as it is at floor level and is a potential hazard.
On the morning of departure:
We will ask the lead guest to do the check out and accompany us around the property to agree between both parties that the property is, as it was found at the time of check in! Sadly, if there are any breakages and or damage to property ( incl accidental) spillages to fabrics, these will be charged to the lead guest and they are required to settle this at departure.
Parking is available on site, but please on arrival, turn around and park so you are facing the entrance of the driveway for easy access out. We can park upto 6 cars on site, including our own two!
Electric Lights & Candles
Please ensure that electrical lights are all switched off prior to going to bed on the ground floor and the main front door is locked. Candles may not be lit anywhere on the first floor.
If you would like a log fire, either in the main hall or sitting room, please do ask at anytime and we will do this for you! Guests are requested not to do this themselves for health and safety reasons untouched l we have explained how the wood burners operate.. after which please help yourself but be mindful not to overfill the wood burner!
For Easter, Christmas and New Year Bookings:- Please note, guests will be 100% self catering and we will not be providing breakfast except a starter pack for the first breakfast which will be left in the mini kitchen for you.
Please note only guests named at the time of booking may stay at The Village House, unless otherwise agreed between the owners. Additional guests will be charged £50.00 per person and they will be required to bring their own bedding. We have a couple of camp beds only for this purpose that can be set up in either the twin bedroom, blue bedroom or the sitting room.
Please familiarise yourself with exits out of the property in the event there is an emergency and upon arrival with some friendly reminders on the hall table.

The nearest A&E is at Winchester hospital - approx 15-20 mins traffic dependent and time of day.
A first Aid pack is provided in the mini kitchen.
Smoking is only permitted at the front of the house or in the driveway.
