A huge snuggly sofa and armchair await in the lounge which is decked out with a NETFLIX ready flat-screen TV & free view channels as well as on demand channels, perfect to keep the kids at bay or catching up on your favourite shows or movies after a long days sightseeing.
For those more keen for more traditional entertainment make a bee line for the retro games station jam packed with classics from Yatzi, connect 4 to the addictive Rubix cube.
The sofa converts into a incredibly comfy kingsize sofa bed which sleeps 2 people. Just let us know if you need this set up and we will leave the duvets in the large wicker basket in dust free sealed bags.
A reclaimed wooden dining table seats 6 comfortably for lazy breakfasts or a relaxing dinner in the evening. The window seat is ideal for small children and great for people watching as the late students tear up the Chamber Street Steps to Edinburgh University.
The kitchen is decked out with all the essentials a toaster/ kettle and gas hob, oven and all the gear you need to cook up a storm. There is an integrated fridge and wee freezer for ice for your GnT as well as a washing machine which is a saviour when your travelling.
Stylish and bright extra large walk-in shower offering hot water on tap (no need to fear a cold shower we never run out) fully stocked with fluffy luxurious Egyptian cotton towels and shampoo and conditioner, helping you travel lighter.
MASTER SNUG BEDROOM
With views to the historic steps leading to chamber street and Edinburgh University; the master bedroom is dressed with a teak hand-carved kingsize bed and freshly ironed super soft Egyptian cotton sheets for a tranquil nights kip. Set off period fireplace (not functioning) this is a lofty and spacious room which has room for a children's cot if required, just let us know and we will pop this in for you. A full length mirror, hair dyer and UBS charger should equip you with everything you need for your stay.
2ND SNUG BEDROOM
An elegant chic 2nd bedroom with a stunning double parson style bed decked out with Egyptian cotton sheets for a perfect nights sleep. An iron and ironing board are located in the walk in cupboard.
Lets face facts Scotland can be a wee bit chilly but that doesn't mean you have to be. Be cosy with our 3rd generation high tech NEST thermostat. Like to sleep with the room a tad cooler? Turn down the heating on your way to bed. Nest takes note and remembers your schedule for tomorrow. 20º in the afternoon, 18º at night. Not just SMART but thoughtful.
The wee ones are welcome, there is a Muma & Pappas travel cot with mattress in the flat. There is plenty of room for a pram in the apartment hallway and the a two short flight of stairs makes tackling the stairs a doddle. Crib sheets are not provided so please bring your own.
There is a buzzer intercom to the right of the front door - hold down to open the main front door downstairs. Umbrellas are by the door for those all weather days! All the windows are sash and casing with sound proofing and have black out blinds, simply pull down for your beauty sleep.
The Snug is an entire private apartment with 2 bedrooms and with 1 kingsize sofa bed which can accomadate 6 people. A travel cot for you children is provided.
The Snug is the first flat located in in a residential private building. The apartment is accessed via a shared front door and two very short flights of stairs so do not fret about having to carry your luggage this will not be an issue!

We love to welcome and meet our guests when we can in person as thats the best bit! Swapping travel stories with interesting like minded people from the all over the world and help you with any questions you may have about Scotland.
Alas! Working has terrible way of getting in the way of this and arrival times do not always align so in that case we have also jotted everything you need to know down into our very comprehensive 'Insiders guide to Edinburgh' which we will send you shortly before your trip and will also be in the Snug. Stuffed with hand-picked places off the beaten tourist path that we have sniffed out during our last year; everything to eat, drink see and do in Edinburgh like a local!
We understand that some guests have lots of questions whereas some simply have none and want privacy. No two guests are ever the same and we like figuring out how to make your stay the best for you.
We know sometimes you get in late or may be delayed in traffic so to take the pressure off and save you running round town, we have installed a master key safe so the keys will be waiting for you 24 hours when ever you arrive. For departure simply leave the keys in the master key safe on your way out. Simple.
We pride ourselves in our 100% super fast response rate, if you have any issues in the Snug or just want to ask us for our favourite pub or where to go to get a reasonably priced Single Malt just drop us a message if your international or just call or text us! We live just around the corner and can be with you in two shakes of a highland coos tail (which is quick).
Other things to note
Sadly we are unable to accommodate bag drops, we can recommend the left luggage at Waverely Train Station.

Parking in Edinburgh is tough and expensive so we wouldn't recommend this but there are plenty of places to hire a car and drive up to the highlands - we are happy to make suggestions!
Just a few boring bits to cover before your all done and can officially tick accommodation off your to-do list.
To comply with our insurance policy and to keep your belongings safe we ask that you always double lock the front door when leaving the flat and ensure that all the windows are closed. For security reasons as with any shared block please ensure the front main door is always pulled shut after you enter or leave the building ( its a wee bit heavy so pull/ push hard).
Gutherie street was tenderly renovated with our bare hands and as such everything from the paint, lighting and beds and tiles have been carefully curated to create a tranquil haven.
In order to keep a cosy home we kindly ask that you remove shoes when you are in the apartment (also helps with the wooden floors and the somewhat rainy days we are prone to in Scotland).
Ladies we have all been there but please take extra care with hot straightening irons as it only takes a few seconds to damage furniture or sofas but weeks to fix.
Please treat the apartment as you would your own. Any misuse or damage to our home or belongings will be charged from the security deposit.
We understand that breakages and accidents happen, just let us know so we can get this fixed for the next guests and not impact their stay.
We kindly ask that the flat is left clean and tidy as you found it.
1. Remove all rubbish and place in the main bin to the left as you exit the block
2. Dishes washed, dried and put away
3. Remove all food from the fridge and cupboards
(We really appreciate this and it just helps our housekeeper concentrate on making the apartment ship shape for the next guests arriving promptly at 3pm)
In order to do out bit for the planet please turn off all lights when you are out and try and keep the noise down for the neighbours after 11pm.
Bookings from a 3rd party not a verified Airbnb member will not valid as you must have booked directly with us in order for the booking to be honoured. Additional guests not on the original booking are not allowed under any circumstances.
The maximum occupancy for the apartment is 6 persons. No pets or smoking are permitted in the flat and parties are strictly forbidden.
We kindly ask that you depart the apartment on time as any delay has a knock on effect on our next weary guests who are often arriving straight from the airport and just want to get in to the flat and put their feet up.
The housekeeper will arrive promptly after 11am to turn around the apartment for 3pm. Guests late checking out may incur an additional charge for our housekeepers time.
