Description

The space

This is a very spacious, very comfortable 2 bed, 2 bathroom apartment in a high-rise beachfront development at the southern end of Jomtien Beach Road. Being on the front of the building on the 14th floor, the unit offers spectacular sea-views from the windows and the very large front and side balcony. Being so close to the beach/the ocean, there is a constant sea breeze which makes the apartment lovely and cool even on very hot days.

The living/dining room is wonderfully spacious with a huge U shaped sofa, TV, with cable TV, DVD player with surround sound and a dining table with seating for six. There is a very well equipped and very attractive open plan kitchen with a large, larder style fridge freezer, oven, microwave, hobs, extractor fan, kettle, toaster, rice cooker and all cutlery, glassware, crockery, pots and pans.

The two bedrooms are both large, with King sized beds and built in wardrobes. The front bedroom has French windows opening onto the balcony and spectacular sea-views. It also has a flat screen TV with cable TV. The en-suite bathroom is similarly large with a big bath, large shower cubicle, sink and toilet. The back bedroom also has a sea-view window and a spacious en-suite bathroom with large shower cubicle, sink and toilet.

The development is managed by a professional management company with 24 hour security. There is lots of free, covered and secure parking, a lovely big communal swimming pool with lots of good quality sunbeds and a huge, very well equipped gym.

It is a short walk through the development to the beach.

Guest access

Guests have exclusive access to the apartment and are free to use the communal facilities.

Interaction with guests

We will meet guests upon arrival to show them around and give them the keys. We are available by phone between around 7 am to 9 pm. The building staff and security can help in the event of an emergency.

The neighbourhood

This is a popular area of Jomtien, just a couple of hundred metres from the end of Jomtien Beach Road. The development is a few hundred metres from Sukhumvit Road and therefore easily reached by road.

Getting around

We provide guests with phone numbers for local taxi services. We can also assist with car or motorcycle rental from very affordable, but reliable rental companies.


House Rules
Check in is anytime after 2PM

No smoking inside the apartment please. If you or one of your guests does smoke in the apartment, we will engage a specialist cleaning company to get rid of the smell of stale smoke. The cost of 6,000 Baht will be deducted from your deposit.

A generous amount of electricity usage is included in the price of renting the villa. 50 units of electricity is included per night of your stay. For any usage over 50 multiplied by the number of nights you stay will be charged at 7 Baht per unit. The following house rules will help ensure you do not exceed the electricity allowance.

Please turn all air-conditioners off when you go out of the apartment.

Please close all external doors and windows when you are using the air-conditioners.

Please do not use the towels provided to clean the floor or any other dirty surface. Also please do not use them as floor mats. If towels are used in this manner and stained, you will be charged the replacement cost for new towel/s at the rate of 1,400 Baht per bath towel.

Please respect the other residents of the condo and do not make loud noise that will disturb neighbours after 9 pm.

If you are smoking on the balcony, please do not throw used cigarette butts on the floor or off the edge. Please use an ashtray or saucer and dispose of them in the bins.

If any bedding is stained, you will be charged for a replacement set, at the cost of 3,500 Baht per set.

If any glasses, crockery or other items are broken please report these breakages. You will be charged a normal replacement cost. We will check our inventory after each stay so will be aware of any breakages even if you do not report them.

No parties, unless the scope and number of guests is approved beforehand.

Can't find better apartment in Pattaya with that price, size, view, gym and pool. Very quiet, a lot of empty apartments in this 35 floor house. 100m to a beach cafe 500m to the closest shop 8km to city center(4€ with taxy)

This was a really smooth check-in we arranged the apartment just one day before arriving, check out was also fine with some one to meet us on time. Tim offered us assistance with arranging Taxi to the apartment and so on. The apartment itself is a big 2 bedder and nicely furnished, the best feature is the big balcony which has a fantastic sea view and a great breeze. We had no issues so need to contact Tim during the stay. The complex has security guards and a nice pool. Location wise it is at the end of Jomtien beach and having your own car or scooter does make life easier, but these are very cheap and easy to rent in Pattaya/Jomtien.

Our stay at Tim's place was really enjoyable. The location is just at the end of Jomtien Beach Road where there are plenty of restaurants and shops. The apartment itself has everything you need for either a short or long stay holiday, cooking facilities, wifi, cable tv etc. The sea views visible from the living room and the master bedroom were fantastic. Tim was a brilliant host always available to resolve any issues or questions we had, he even helped with extending my visa, thanks Tim. Overall if you want a quality apartment with fantastic views in a prime location for a very reasonable price this is the apartment for you.

Great size and luxury for the price. Not many ocean view for this price either. Would definitely stay again in the future. Tim was a great host. Offered help on everything.

Mr. Tim himself was very welcome and give us useful information. the rooms are very nice, big, which provides us all useful facilities and very peaceful and private. The view from the condominium is wide. Very recommend for family to stay. We were very happy and definitely will go and stay again.

Kolme pääasiaa toteutuivat hienosti, loistava merinäkymä, hyvä uima allas, iso huoneisto, nopea internet. Nousuveden aikaan rantaa pitkin ei päässyt rantakadulle, mutta muuten kyllä. Tietä pitkin matka oli hieman pitempi, mutta ok.
