An elegant modernised "gentrified" farmhouse near sought after Bruton, set in 60 acres of meadows, no neighbours. Perfect for family and friends gatherings or retreats. (Sorry, no parties). Superfast broadband. Unrivalled views of fields to Glastonbury Tor. An elegant quirky haven, full of character, open fires, central heating, and large fully kitted kitchen. 3 lakes for wild swimming/picnics, sauna, gym, yurt for BBQs/cocktails or teen sleepovers. A chef or stylist for special celebrations

The space
(If you are interested please only make an 'enquiry' not a 'request' - we will come back to you within minutes/hours). The house is welcoming, warm and cosy. Cool in summer yet cosy in winter. It is centrally heated throughout, with additional open fires or wood burning stoves in all the reception rooms. An elegant formal drawing room, a dramatic dining room seating 20, a huge farmhouse kitchen and a 'play room/TV room' for games or sneaking away for some quiet time. The grounds are perfect for summer living with dining tables and chairs, recliners and sunshades. The several fire pits are for cooler evenings watching the sunset and night skies. The old stable contains a gym and a sauna and there is a rowing machine and cross trainer in the main house.
Upstairs we have bedrooms for up to 16 people in 6 doubles, 1 triple and 1 single bedrooms. We also have a cot. The bedrooms are not all ensuite so some guests will need to share. There are 4 bathrooms, 2 optional ensuite, (two with walk in showers and 3 of them have baths) and downstairs there two more loos with basins. There is an exercise bike and rowing machine and some kettle bells/weights/yoga mats and fitballs in one of the bathrooms if you eat too much!
GROUND FLOOR:
KITCHEN - a fabulous central room with a huge open inglenook fireplace and 5 large windows to the east and west, and a door to the gardens on each side of the house for ease of eating outside. Oil paintings and warm colours. This room has 4 sections - 1) Kitchen Area: There is enough crockery and cutlery and pots and pans for 20+. A large 4 door electric range (like an aga), an additional electric cooker and oven, fridge, freezer, 2) a large table and chairs seating up to 12. 3) Kitchen Snug Area: with sofa and armchairs in front of the huge inglenook fireplace, with an appleTV 4) Study Area: a small elegant table and chairs for early breakfast, cards, jigsaws, or homework next to a second small open fireplace.
DINING ROOM: A dramatic gothic style red dining room filled with candles for large or formal meals, seating up to 20+ with ease.
DRAWING ROOM: an elegant formal drawing room with antique family portraits and furniture, open fireplace and picture windows to the west and south.
PLAYROOM with a second TV. For children's games, quiet reading, watching the match or pumping out the music, with 2 comfy sofas, a table for games and a wood burning stove
A huge BOOTROOM that our children used as a roller skating rink in wet weather. Table football, ping pong table, piano. Big sink for cleaning boots or dogs or grubby children. A second dishwasher, a washing machine, dryer, old fashioned drying rack, freezer etc.

UPPER HALL with more shelves full of wonderful books including for children and some childrens toys
MASTER BEDROOM - king size bed,
ENSUITE MASTER BATHROOM with walk in shower, double ended bath (with a stunning view from the window), and WC. This bathroom also boasts an exercise bike and rowing machine, some kettlebells, weights, fitballs and a yoga mat or two. . Some call this our gym.

ENSUITE BATHROOM 2 with WC, double ended bath and basin.
BEDROOM 3: ("Louis' Room") - Queensize painted wooden bed once belonging to Elizabeth Frink.
BEDROOM 4: ("Joe's Old Room" )- kingsize bed or twins. Two windows onto the stunning views to the south west.
BEDROOM 5: ("The Toile Room") - Queensize brass bed and charming toile de joey fabrics.
BEDROOM 6: ("The Single") Single Bed and sloping roof (so not for the very tall?).

OUTSIDE:
GARDEN: Numerous outside spaces with tables and chairs, fire pit and and recliners to relax on. There is a south west facing garden with unrivalled views without a house in sight. There is also an enclosed sheltered yard garden to the east with morning sunshine perfect for yoga.
A YURT with a woodburning stove sits beside one of the ponds for BBQs, quiet times or romantic evenings. (In one of the chests in the yurt there is a large sunshade that we tie to the tall posts and prop up with the telescopic poles to form a large sunshade for those baking days. (PLEASE KEEP THE BOATS' BUNG AND THE ROLLOCKS SAFELY IN THE BOAT. PLEASE DO NOT REMOVE THEM! )
LAKES/PONDS - As well as the garden and fields, there are three ponds for picnics, boating and to swim in. Some have resident black swans to swim with, and boats to muck around in. As with all live animals please remember to treat the swans and geese with care/respect especially if they have chicks or eggs nearby.
7 FIELDS surrounding the house on every side - for bird watching, meditating, creating dens, roving in, running through, making daisy chains or just sitting in.

Guest access
You will be greeted upon arrival and shown round Thereafter the entire house and gardens will be yours, (except the adjoining farmyard and the cottage across the yard where wonderful Ola, our part time caretaker lives). There are many fields to roam in, ponds for boating or wild swimming and a lakeside yurt for romantic sleepovers or BBQs. Careful country manners are required everywhere, and all gates must be closed, and dogs kept on a lead when near the animals. Clean dogs are welcome downstairs, but not on sofas/chairs please. Please scoop that poop! Please say if you would like to arrive before 4pm or a late evening welcome, we will always try to accommodate you!

Other things to note
Wooden high chair, small travelcot (please bring duvet/covers for it, we can provide sheets), baby alarm. The usual family equipment and some inside and outside games and toys, including a table tennis table and table football are available for your use. Electric bike hire locally and a sauna for your use

Neighbourhood highlights

New Park Farm is tucked away in its own farmland in a fabulous location between funky Bruton, charming Castle Cary and traditional Wincanton, famous for its race course.

It is not far from Glastonbury (we can see the Tor and can hear the distant festival music when the wind is in the right direction) and Sherborne with its stunning abbey.

Bruton is now the home of Hauser and Wirth, the internationally famous modern art gallery and restaurant with stunning gardens, The now famous landmark, The Newt, once the historic Hadspen House is two miles down the road. It is a luxury hotel, garden café, spa, visitor centre, deer park museum in 121 hectares, with a farm shop and a cider mill. There is also a Roman villa and a museum.

Castle Cary, Bruton and Wincanton have many independent shops for food, clothes and antiques etc where you can street park and pop in.

Historic Bath (think Jane Austin) is about 45 minutes drive.

The stunning Dorset coast and beaches are about an hour's drive. In the other direction is Stonehenge, the iconic mysterious Neolithic stone circle. Further afield (1 hour) is Bristol’s historic docklands and buzzing shops.

Down the road there is King Arthur's Tower to climb, Cadbury Camp, (the Iron Age fort believed to be the site of Camelot) to explore, country pubs to walk the dogs to and trees on the farm to make into dens. Something for all.
