New carpets and paint. Many cabinets. Bathroom has tub with shower.
Guest have access to back garden area - can have barbecue outdoors. One off-street parking space included. Coin-op laundry.

Host lives in house next door and parks behind Casa Bella. Guest may see Host coming and going. Host readily available to handle any issues.

House Rules for Casa Bella Guests
Check-in is Noon to 4 pm. Check in 6-8 pm, by arrangement. No late night check-ins. Check-out is Noon. Host prefers entire Guest Party check in together. Check-in includes "orientation".
Pre-Reservation: Only persons pre-approved by Owner may stay at Casa Bella. In your query, please provide information about the nature of your visit to Oakland and who, specifically, will be with you. Owner will likely ask questions to clarify. Once booked, only Guests described in pre-booking discussion are permitted; additional overnight Guests are not permitted.
a) Contact: Owner contact will be provided at check in.
b) Orientation: All Guests must go through “orientation" with Owner upon arrival. Orientation includes information about parking and getting through the access gate, where to put recycle, and so forth. With multiple Guests, all must go through orientation together.
c) Guest will keep Owner informed should anything “happen" on or around the premises. Guest will inform Owner of any "issues" that would cause negative review so that Owner can address and, hopefully, make satisfactory correction.
2. Private Residential Use Only: The premises may be used as a private residence by formally booked Guests only. No other persons may sleep overnight, except when approved in advance by Owner and payment through the booking service of a nightly fee for the additional person.
3. No Pets: No pets may be brought into the unit or onto the grounds.
4. No Disturbance: Each person residing at Casa Bella is entitled to “peaceful enjoyment" by law. Guest will not engage in any activity that causes noise or otherwise interferes with others peaceful enjoyment.
a) Quiet Hours: Tenant will maintain “quiet hours" from 11pm to 7 am, including showering, cooking and visiting with guests.
b) Lawful Use: Guest shall not use the premises for any unlawful purpose, violate any City, State or Federal Law or Ordinance, commit waste or create a nuisance on or about the premises or permit such acts to occur.
5. Care of Premises:
a) Tidiness: Tenant will maintain a tidy environment.
b) Pipes & Drains: Guest not will put paper towels, grease, tampons, pads, or any other foreign items except toilet tissue in the toilet. Guest will keep screens IN drains and wash in dishwasher as needed.
c) Walls: Guest will not affix anything to the walls or use stickers, pins or nails in the wall, all of which cause damage to the paint and walls surface.
d) Malfunctions: Guest will notify Owner of any utility malfunctions, such as dripping faucets, leaking water heater, funny smells, running toilet, pipe banging, etc. as soon as possible upon discovery.
e) Damage and Hazardous Conditions: Guest will notify Owner within 24 hours (or sooner in the case of an emergency) of condition that may pose any hazard to people or property, including broken items, pests or any other problem. When in doubt, tell the Owner.
6. Security: Guest will cooperate with maintaining security, such as keeping doors locked and exterior lights on.
7. Fire Safety: Premises is provided with smoke detectors in the sleeping rooms, smoke and carbon monoxide detectors, and fire extinguisher. Guest shall notify Owner immediately if these items need replacement.
a) Trash Disposal: Guests will dispose of trash, recycle and compose as required by Oakland law, which will be covered in "orientation".
b). Smoking: Cigarette smoking is NOT permitted inside this unit. Oakland prohibits smoking within 25 feet of any window of any other unit.
a) Parking: One parking space for a CAR is included. Other cars must park on the street. Guest will not unload in driveway.
8. Owner Liability
Owner shall not be responsible for any harm to Guest or Guest's guests or Guest's property resulting from circumstances or events beyond Owner 's control. Owner shall not be liable to Guest for any loss, including loss resulting from guests, or the acts of neighbors or persons on the street. Guest assumes full responsibility for all personal property placed, stored, or located or about the premises. Owner 's insurance does not cover Guest's possessions. For loss coverage Guest must obtain Tenant's Insurance.
a) Disclosure: Casa Bella is exempt from City of Oakland's Rental Stabilization Program and the Eviction for Good Cause Ordinance.
9. Check Out: Guest will inform Owner of check out plans. Guest will tidy up the apartment.
