From the extensive woodworking and paneled walls to the quintessential elegant heavy round entry door, this magical abode will charm you from the minute you walk up to the lavishly landscaped courtyard and garden. Explore 16 acres with woodland trails. Enjoy the sounds of the waterfall that cascades into the koi pond while sipping your morning coffee under the pergola in the secluded garden. The perfect couple's getaway!

Our cozy little Hobbit House is 360 sq ft with a 12 x 12 ft living room and 10 x 12 ft bedroom. It is extensively decorated to give a true old-world appearance and a genuine 'Hobbity' atmosphere. There is a dedicated shower room and a separate toilet room with sink, both with locking doors.

THE SPACE:

➺ Expansive outdoor living area on the property that has a pergola with seating in the secluded garden that also has a koi pond with waterfall.

➺ Hobbit stone patio with bench

➺ Over a mile of hiking trails on site


➺ CAPACITY: Maximum occupancy 2 adults. Our cozy hobbit hole is small and not suitable for extra people or animals.

➺ DAMAGE PROTECTION PLAN: We strongly recommend all guests purchase a damage protection plan prior to their arrival. This is in lieu of charging a large damage deposit held by Airbnb.

➺ DISCOUNTS: Rates reflect market conditions. No additional discounts will be applied.

➺ OUTAGES: Outages are rare. We cannot be held responsible for short/temporary community service interruptions including water, electricity, and/or internet. We also cannot be held responsible for technical difficulties accessing Wi-Fi. No refunds or discounts should be expected.

➺ CANCELLATIONS: Currently, there are no exceptions to our cancellation policy, including those related to COVID-19. Be sure of your comfort level for travel BEFORE booking. We strongly recommend you buy a travel insurance policy to protect your travel plans.

** PLEASE NOTE: Although there is hot water for the shower and sink, the toilet is a composting variety and does not use water. It is a top-of-the-line "Nature's Head" but we understand this type of toilet is not for everyone as it has specific requirements for use, (clear instructions are provided). We desire to have happy guests so please be sure this is acceptable to your needs before booking.

** PLEASE ALSO NOTE: The parking space is 400 feet from the hobbit house. This requires a walk across the field from car to front door. Again, please make sure this is acceptable to your particular situation prior to booking as we want all our guests to be happy hobbits!

Guest access
Guests have access to the majority of our beautiful rolling 16 acres. We ask that guests do not go behind the Hobbit House, nor on the roof for your safety.

Other things to note
We have a great many pets on our farm, with more on the wish list. Our rescue dog is very people-friendly (but not dog-friendly) and joins our many cats, goats, and chickens, (including a rooster and turkey) PLEASE NOTE THAT DUE TO OUR ANIMAL POPULATION, WE HAVE A STRICT NO PET POLICY IN PLACE.

The chicken house is about 100ft from the Hobbit House and our rooster does crow periodically. Zita, the turkey, plus baby chicks in season, make all kinds of little chirps and clicks. We enjoy it, but not everyone may.

We are a working farm and while we try to be considerate of guests and work around visitors, there are rare, random days where we may need to mow the grass or bush hog, burn brush, construct a barn or the like.

Fun fact: Tracey was born & raised in New Zealand
Tracey and Brian moved to Summerville Georgia in 2018 to build their own house, start a farm, and have a different way of life. The property, with its rolling hills, seemed to call out for a Hobbit House to be constructed to provide the perfect Hobbit experience in the Shire for our guests!
