The spacious, fully-equipped kitchen flows seamlessly into the residence’s tastefully designed living area, which opens to a sun-flooded patio that’s perfect for relaxing while you enjoy the marina bay breeze or take in the stunning sunrise-to-sunset scenery. The condo also features its own private pier and boat slip, where you can cast your line or swing your feet as you sip an evening cocktail.
Tennis courts, a golf course, pools, fine dining and more are only a few minutes’ walk away—as well as some of the most beautiful beaches in the world. The island is also home to the famous blue holes of the Bahamas, nestled within the pine barrens, as well as shops by local artists and eateries serving authentic Bahamian cuisine. Visitors often get around the small community by golf cart, but if you’re in the mood for exploring further, the Marsh Harbor ferry can take you to Elbow Cay where spearfishing, surfing and the famous Sugar Sand Beach await. The beaches are waiting, and we’re happy to have you.
Rates & Fees:
All homes are individually owned and rates are subject to change without prior notice. However rental rates in effect at the time of your initial deposit shall be honoured. There is currently no VAT tax on homes should a VAT tax be assessed prior to your stay this fee will be added to your rental bill.
All of our homes are weekly rentals unless listed otherwise.
Most of our homes prefer Saturday - Saturday bookings, other dates are considered.
Stays of 7+ days are prorated at the weekly rate/7 for the nightly rate X total number of nights.
Short term last minute stays (less than 2 weeks prior arrival) are allowed upon approval, weekly rate/5 for the nightly rate X total number of nights + cleaning fee's may also apply.
Discounts for stays of 21+ days
Discount Periods: August 15 - December 15 and January 15 – February 15.
Monthly rates are offered. Generally 3 weeks rental and 4th week free utilities inclusive with a maximum allowed cap. OR up to 50% off and you pay 100% utilities.
Sunday & Bahamian Holiday arrivals are $75 additional on listed weekly rates.
If water and electric are available on the dock an additional fee may be assessed.
50% deposit at the time of booking to secure the rental
50% balance due 60 days prior to arrival.
Check in time is at 3:00pm and Check out time is at 10:00am.
Arrivals after 6pm require special arrangements made prior to arrival.
$25 Fee for changes made to the reservation after payment has been processed.

Upon check in we take an imprint of a credit card to hold for your security deposit which is 10% of the total rental. Your security deposit is fully refundable within 48 hours of departure check out inspection pending all inventoried items are in place, no damages to the home, and home has not been left abnormally dirty. You also agree to pay any damages/charges not covered in the security deposit such as long distance calling made on the homes telephone, missing items or broken and damaged items that are not part of normal wear and tear and are more than the security deposit held.
Refunds & Cancellation policy:
If cancelled 60 days prior to arrival full refund minus a $100 administration fee.
If cancelled 30-60 days prior to arrival full refund for any days re-booked. 50% of any un-booked days + $100 administration fee will be retained.
If cancelled 1-29 days prior to arrival full refund for any days re-booked. 100% of any un-booked days + $100 administration fee will be retained.
Homes are individually owned and based on cancellation reason owners may credit this amount retained towards a future booking in their home for your stay.

All cancellations must be in writing by E-Mail Fax or letter.
Late arrivals, early departures, no shows and decrease in party member after arrival date are non refundable.
Every effort is made by the owners and property managers to keep each home and it's inventory in good working order. If you experience any problems while at the unit, maintenance or otherwise it is your responsibility to report it to our office ASAP. We work with you and do all that is within our power to correct any problems reported in a timely manner. This is the out islands so we do sometimes experience power outages, due to acts of God or other natural causes, sometimes this can result in loss of electrical items in the home and on the premises. In this event no rate adjustments or refunds shall be made for any of these unforeseen failures.
Terms & Conditions:
All of our accommodations are for personal use, events must be pre-approved through our office and written permission granted by us from the individual owner.
Peaceful enjoyment rule: No loud gathering or parties late at night at the rental unit so as to disturb other guests and owners
Some homes have dockage available for boats but none of our homes allow any live- aboards. If water and electric are available on the dock an additional fee may be assessed.
Locked pantries and closets are off limits and are owners personal storage
No pets are allowed in the home or premises without pre-approved and written permission granted by us from the individual owner.
Rearranging of furniture or removal of any items from the home is prohibited.
Outside furniture is not to be taken off of the premises.
No drugs or other illegal substances are allowed in the rental or on the premises
No smoking in the home
Total number of persons allowed in the home is restricted to the number of persons booked and paid for.
Any vehicles, boats, bikes or other items that is not included in the home rental shall not be used or moved from the premises.
Loss of key or lock out of unit will result in a service fee of $10 to replace key and may be susceptible to a further charge for an agent to come and open the unit if after hours, Saturday, Sunday or on a holiday.
Some of our homes are located in club communities that may have their own additional covenants and regulations, which will be provided to you on the rental agreement prior to confirming booking.
Please ensure that all party members are aware of all of our terms and conditions and abide by them. Anyone not adhering to our rental terms and conditions will be given a verbal warning which if not adhered to may result in the immediate eviction, and forefit of entire rent.
The renter agrees to hold the Rental Agent and Home Owner harmless for any and all liability for personal injury, loss of life and damage to personal property.
The use of homes facilities and premises is at the sole risk of the renter.
All concierge items will be confirmed through our office and confirmed independently through the individual companies/tour operators booked with and liability if any will be confirmed to you by the subcontracted companies as per their individual agreements with you.

Born on Man O War Cay, a small outer cay of The Abacos, I am a ninth generation Abaconian and can trace my roots back to the early Loyalists who settled the Abacos in the late 1700's coming from England by way of the Carolinas. The descendants of Abaco, Man O War in particular, are known to be honest and hard working, with unsurpassed loyalty and commitment to family and friends. These qualities are still the backbone of Abaco today and I am proud to be an Abaconian.
I also own a computer store in Marsh Harbour, called Computer Creations - Computer Sales & service, website designs &hosting, printed media & marketing. I reside on Great Abaco near Marsh Harbour.
