This home takes advantage of the forest views with loft vaulted ceilings and large windows. The entry is a split-level offering access upstairs to the main living area or downstairs to the guest bedrooms. Heading upstairs, one enters the inviting living room featuring lofty pine ceilings, a free-standing fireplace surround by a river rock hearth and view windows, 75" smart LED TV, and a seating area perfect for entertaining.
From here we pass through the formal dining room into the delightful kitchen featuring knotty pine cabinets, terra cotta counters, gas range, a large family-style island, a laundry room, wood floors, and access to the spacious upper deck.
The expansive master suite is also located on this main floor, with a day bed that sleeps an additional 2 people on separate twin beds. Downstairs has the second master bedroom, and 2 additional guest bedrooms. This master bedroom has access to the lower deck and also has a wood burning fireplace.

El Dorado County Vacation Home Rental Permit # 2241
Guest must sign a rental agreement via docusign, in advance of receiving check-in information. Information contained in the rental agreement is below.
CHECK-‐IN is AFTER 4:00 PM PST. NO Early Check in without prior written approval.
CHECKOUT is 11:00 AM PST. NO late checkout without prior written approval.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to twelve (12) persons.
HOT TUB – There is a hot tub onsite, which is for use by the owners only. The hot tub is locked down with a cable for your safety. If you arrive and the hot tub is not locked, please notify the landlord immediately. If you or your guests use the hot tub, or attempt to tamper with the lock, without prior written permission from the landlord, the deposit will be forfeited and you will be subject to immediate eviction.
VEHICLES - There is parking for TWO (2) vehicles in the driveway and TWO (2) vehicles in the garage. Cars must be parked in areas designed for parking, and are only permitted to park in the driveway. Street parking by tenants is prohibited by El Dorado County. During snow removal conditions, street parking is prohibited.
GARBAGE: Garbage removal is on Thursdays. Place all garbage inside the bear-box bin, and securely close it. No trash may be left outside of the bear-box at any time; it will be destroyed by animals and strewn about, resulting in a citation of a garbage violation by El Dorado County, which jeopardizes our rental license. If trash is left outside of the bear box, then your deposit will be forfeited.
NOISE - There is a county-wide noise ordinance. Noise is prohibited on the property after 9 PM. Please be respectful of our neighbors. Creating a disturbance, or excessive noise shall be grounds for immediate termination of this Rental Agreement and Tenants shall immediately vacate the premises. Your entire deposit fee shall be forfeited if the police are called to the home, or a noise complaint is filed with the authorities.
SMOKING – This is a NON SMOKING property. NO SMOKING is allowed in the home.
PETS – not permitted in rental units without prior written approval from owner. If pets are brought onto the property without prior written approval, then your deposit will be forfeited.
DAMAGES/RESERVATION Deposit –The deposit is NOT applied toward rent; however, it is fully refundable after departure, providing the following provisions are met:
• No damage is done to the home or its contents, beyond normal wear and tear
• None of the home's contents are stolen, lost or missing
• All debris, rubbish and discards are placed in the garbage can (green bin with locking device at end of driveway) and soiled dishes are placed in the dishwasher and cleaned
• The home is left locked
• All charges, if any, accrued during the stay are paid prior to departure
• No linens or any other items are lost, stolen, or damaged
• No early check in or late checkout -- this means you don't arrive before the stated check-in time or depart after the stated check-out time. If you arrive before the check-in time, or depart after the check-out time, then you will forfeit 50% of your deposit.
• The renter is not evicted by the owner (or representative of the owner) or local law enforcement
• There has been no smoking in the home
• There have been no rental violations reported to the county or sheriff.
• There have been no pets in the home (unless prior written approval) There is a $40 pet fee per pet approved to be on the property.
• There is no underage drinking on the property or in the home. If there is underage drinking on the property, the full authorities will be notified, and the full deposit will be forfeited.
In the event that damages or costs incurred for repairs or replacement of the above listed items exceeds the security deposit, additional costs shall be charged to the authorized credit card. If payment is by check or wired funds, then a bill shall be sent to the signer of this agreement for the balance of the costs incurred. The deposit is not to be considered the full amount that will be charged for damages.
REPORT DAMAGE – For the convenience of the next guests, please report any damaged or non-‐operable items on the day of check in.
INCLUSIVE FEES – Rates include a one-‐time linen and towel setup.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it may be arranged at an additional rate. We do not permit bath towels or linens to be taken from the unit.
SUBLETTING – The tenant shall not sublet the home.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
WATER AND SEWER – The home is on the City of South Lake Tahoe sewer system which is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the sewer system, you could be charged damages of up to five hundred dollars ($500).
INDEMNITY – Tenants and Tenants Guests shall hereby indemnify and hold harmless the Owner, Owners representatives, and employees against any and all claims of personal injury or property damage or loss arising from the use of the premises regardless of the nature of the accident, injury or loss. Tenant expressly recognizes that any insurance for property damage or loss, which the Owner may maintain on the property, does not cover the personal property of the Tenants, or the Tenants guests, and that the Tenants should purchase their own insurance for the Tenants and the Tenants Guests if such coverage is desired.
GUEST PERSONAL PROPERTY – Guests shall be solely responsible for their personal property and belongings. Items lost, stolen, or left behind are not the responsibility of the Owner, although we will make every attempt to return items found. If items left are not claimed for longer than six months they shall become the property of the Owner.
ATTORNEY'S FEES – Tenants agree to pay all reasonable attorney's fees and expense that shall be made or incurred by Owner enforcing this agreement.
OCCUPANCY – Tenants expressly acknowledge and agree that the home is for transient occupancy of the home and that Tenants do not intent to make the property a residence or household.
WEATHER POLICY – No refunds will be given for unsatisfactory weather, including storms, overcast skies or low temperatures.
The home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Owners are not responsible or the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of harm from their use of the premises or others whom they invite to use the premises.
