The space

An excellent 3 bedroom, 2 bathroom town house, located very close to the centre of Sanlucar de Barrameda and the beach is only a 400m walk.

The property comes with private underground parking, communal swimming pool (check with us for pool opening dates), WI-FI 50mb fibre optic and a small private gym, with running machine and cross trainer for those who wish to exercise while enjoying the delights of Sanlucar.

Smoking is allowed on the private roof terrace and private kitchen patio, no smoking allowed inside the property. All windows in the property have mosquito nets to allow ventilation and no insects to enter.

On the ground floor is the lounge has TV, DVD, comfortable sofas, air conditioning and an electrical radiator. Besides Spanish channels on the TV an android box allows visitors to watch British, French and German TV channels and a lot more.

The open plan fully fitted kitchen and dining room is ideal for a family located on the ground floor. The kitchen has fridge freezer, microwave, oven, hob, toaster, juicer and kettle. The dining room also has air conditioning and comfortable seating for 6.

All the bedrooms are located on the 1st floor. The master bedroom has an incredible 2m by 2m bed, walk-in wardrobe, built-in wardrobe and also benefits from air conditioning and electric radiator if required in winter.

The twin bedroom has a built-in wardrobe and air conditioning.

The final bedroom has a single bed and a pull out single bed is available for a small supplement, this bedroom also has air conditioning.

The first bathroom with shower is located on the ground floor and the second bathroom is located on the first floor with the three bedrooms. This bathroom comes complete with walk-in shower and full size bath.

The second floor has the mini-gym with TV, washing machine and access to the private terrace which comes complete with comfy outside sofa seating, dining table and chairs, sun lounger and BBQ.

The communal pool and garden are available for your use within the gated community area. The entrance to the rental house is located on the street (Cuesta de Capuchinos) and the two entrances to the community are 10 metres from the front door of the house.

A private parking space is available in the underground car park.

Within 100m there are several small food shops; a pharmacy, fish mongers and an excellent butchers for all your meats, pre-cooked food, cheese and charcuterie. Around 400m there are a variety of shops including a Mercadona supermarket, bakers and many cafeterias.

The famous Bajo de Guia restaurants are only a short 15/20 min walk along the promenade and Plaza Cabildo for all it tapas bars is only 8 minutes walk. The beach is only 400m away from the property.

The property is registered with the Junta de Andalucia: VFT/CA/00198.

Respect the neighbours and the property, leave the property as you entered it clean and tidy. No parties, loud music and remove all rubbish from the property on departure.

The arrival time is after 3pm if other guests depart in the morning and the departure time is 10am in the morning if other guests arrive the same day.

Pool opening dates and times are displayed within the community, please ask for more information regarding this before booking. Please note siesta hours are observed and the pool is closed between 16h and 18h.

No smoking within the property, please use the terrace or kitchen patio.

No pets whatsoever.

Use of the property and facilities (pool and garden etc.) is strictly restricted to the number of guests agreed in the booking.

On your arrival day you must present passports OR valid identity documents for every person over 16 years old in order to comply with the law.

Guest arrival times are not permitted before 8am or after 11pm, please contact me for more information if you want to arrive outside these times.

Ian's place is fantastic. It is really spacious and very well equipped with everything that you could possibly need. The roof terrace and pool are great places for relaxing. The house is in easy walking distance of the town and beach. Ian was very helpful and gave us loads of information. Highly recommended!

This is an absolute gem of a house in a fantastic location. I was staying with my boyfriend and a friend and there was loads of space both in the living areas (lovely, well equipped big kitchen with eating space, as well as good size lounge) and the bedrooms. We slept in the double bedroom and I don't think I've ever slept in a more comfortable bed! It's perfect for a group of friends or a family as plenty of room to hang out. It's a massive bonus to have two bathrooms. The roof terrace is a suntrap and there's a great chill out area with a sofa when the sun gets too much. There's a BBQ provided, although we didn't use it. The pool looked inviting, although it was a bit too chilly for us in May but I'm sure would be very refreshing in the height of summer. Location couldn't be better - 5 min down to the beach, where you can do a nice walk to loads of bars and restaurants. Town is about 10 mins on foot where there's loads of choice for tapas places and bars. If you need a break from partying and want to cook at home, there is a good size supermarket 5 mins away and there's a small but well stocked corner shop and butcher just down the road. Ian was a great host. He was very welcoming and as he and his wife have lived in Sanlucar for many years, he has loads of great ideas on where to go and what to do. He's originally from the UK but speaks great Spanish so helped us out when we got stuck a couple of times!

Very nice and spacious three floor house with an excellent terrace and great hosts! We had a very nice time in Sanlucar. This house is extremely well equipped. The suggestions Ian made were excellent. Beach and city centre in walking distance. Very nice!

Nous avons passé 2 jours chez Ian. Nous y avons été accueillis par son épouse, Lyne, mais avons eu l'occasion de rencontrer Ian dès le lendemain car ils habitent juste à côté. Nous avons beaucoup échangé, Lyne nous a cuisiné de très bons petits gâteaux à la cacahuète et Ian nous a donné une très bonne adresse de glace à Séville ! La maison était top : nettoyage impeccable, cuisine hyper bien équipée ; nous avions un book avec toutes les informations utiles en anglais et espagnol ; bref, tout était absolument parfait ! Lyne et Ian sont adorables.
