10 minute walking distance to el jardin (center square). Exceptionally well located and quiet location. Beautifully furnished and thoroughly equipped 2BR, 2.5 Bath house with lovely private roof terrace with view and covered dining area. WIFI throughout, large, "smart" flat screen TVs in the 2nd floor bedroom AND in the living room. The office/sitting room is equipped with a printer, a small collection of novels and books on San Miguel and Spanish.

The space

This charming two bedroom, two-and-one-half bathroom house with separate office/sitting room and very private roof deck with covered dining area is ideal for use by a single person or one or two couples with ample privacy.
The house has an outdoor space on each level: a fountain patio off the living room, a small balcony off the second floor office/sitting room and a lovely, very private rooftop terrace with views. The roof terrace has a chaise lounge, sun shade umbrella and a covered dining area that seats 6.
The ground floor has a small, very functional kitchen, a powder room and an open plan: dining area with seating for 6 and a living room area with a large smart TV, gas fireplace and a glass wall that opens to the fountain courtyard.
The laundry room is accessed from the first floor courtyard.
The second floor includes a bedroom with a large smart TV, en-suite bathroom, walk-in closet, gas fireplace and an office/sitting room, separate from the bedroom and open to the hall. The office has a generous desk area with lockable drawers for your valuables, a printer/copier/scanner and two cozy chairs.
The third floor has a bedroom with en-suite bathroom, armoire and gas heater. The door to the roof terrace is off the third floor landing before you enter the 3rd floor bedroom.
Roof Terrace: Covered dining area with seating for 6, chaise lounge, two citrus trees and other plantings. All seating is provided with comfortable cushions. This is a dreamy space with views of church domes.

Guest access

Guests have full access to all parts of the house during their stay.
The closet on the 2nd floor patio is the housekeeper's domain where she keeps all cleaning supplies. Please do not enter the housekeeper's closet unless you need a broom. There is a locked owner's closet in the 2nd floor bedroom that is not accessible. It contains no valuables, just my yoga mat, tennis shoes and some clothes.

Interaction with guests

My property manager will greet you with keys. Please read the User Manual in the white binder on the table in the Entry which instructs you in all aspects of house operation: WIFI, garbage, water, fireplaces, etc.
The binder also has information about various sights and activities in and around town.

This unit is very comfortable, wonderfully equipped and is in a fantastic location. The unit has everything you might want for a short or long stay and is very clean. I appreciated the comfortable mattress topper on the 2nd floor bed. The unit is located within a 5 minute walk to our favorite street and restaurants and 10 minutes to the Jardin. The property manager, Andres, met us on time despite our late evening arrival and did a quick run through of the apartment. We didn't have any questions or issues so had no interaction with him thereafter. Although she is not on-site, Anne, the host was very attentive and responsive during the reservation period to ensure that we had all the information we needed for check in and a good stay. The only caution is that the unit is a bit on the dark side (about which the host can do nothing) but the terrace is very pleasant with a nice view.

Marvelous!! We truly enjoyed our stay! Anne was the best Host. She was quick to reply and offered great suggestions for eating and entertainment. The house is beautifully decorated and located in a great neighborhood - walking distance to Calle Ancha de San Antonio (main street - often referred to as Ancha) and the Jardin. There are several great restaurants - Francesco's good food and wine (Italian and Pizza) great waiter too. Hecho en México (Mexican, American) and Cafe Rama (Mexican, American). For drinks try Pueblo Viejo - upstairs rooftop bar and small plates; Quince - good food, drinks and view! If you're there on Thursday checkout The Rosewood - rooftop bar, live music and fantastic views. Now back to the house. It's great for sharing as there are 2 master suites with full baths on each floor. There's a great rooftop terrace with a chaise lounge, chairs and a dining table for coffee and evening beverages. The kitchen is small but very functional and it has all the tools, pots and pans if you're looking to cook. There's also a half bath on the first floor along with a lovely terrace to sit and relax. We stayed for 3 weeks and really appreciated having a washer and dryer along with a great housekeeper every Thursday morning! Total vacation mode - no cooking or cleaning required!! You will definitely love this place. You've been advised; ENJOY!!

We thoroughly enjoyed our (almost) three weeks in San Miguel de Allende and at Anne's lovely home. For our purposes, Anne's home was perfectly situated (about halfway between the Historic Centro and our friends' home in the Colonia Guadiana neighborhood), and the lovely desk/den area served my husband's needs very well. We will likely return to San Miguel at some future date... and will hope Anne's home is available for that future stay!

We had a great stay at Dos Arboles. The house is clean with nice indoor and outdoor spaces, and excellent location off of Pila Seca. No problems with getting settled in. I have lived in SMA for a few years so we did not need much guidance, but the guide book she has prepared is quite useful, and she is in contact throughout the stay. Overall an excellent option.

Upon our arrival, Andreas was there to let us into the house and go over the details. He showed us the details for the windows and locks, and the general lay of the land and made sure we were comfortable. The Notebook with house rules and local information was very helpful. And there were several books with information on local things to do and restaurants to try. I think one of the highlights was the evening we spent at the rooftop bar at the Rosewood Hotel. The views any time of the day are spectacular! Anne's house was a luxurious stay after being on the road for several months. Very spacious and comfortable, with a welcome kitchen stocked with staples, dishes and pots and pans that we were welcomed to use and replenish when necessary. The upper terrace was a great place to sun, and the full size washer and dryer were great to have during our month-long stay. Domenica, the house keeper did an outstanding job of keeping the house clean and spotless. Although the water was UV treated and potable, there was always a good supply of bottled drinking water on hand. The house is very conveniently located - easy walking to Centro. One detail that will make getting around Sen Miguel little easier is the walkway Rinconada de la Aldea located at the end of Pronlongacion de Pila Seca that takes you out to Ancha de San Antonio. It is an easier walk up the road to get to Jardin Allende and closer to The Rosewood. Pila Seca and Umaran which also show up as routs to take are much steeper, and more of a challenge while trying to adjust to the altitude. There are several good restaurants on San Antonio including a great burrito stand at night at the corner a Nemesio Diez. Our favorite on San Antonio was Hecho en Mexico.

Anne's house was absolutely charming. Everything promised in the listing was exactly to the "T". My Granddaughter and I had a wonderful experience. The home was close enough to el Jardin where we could walk if we chose. Anne was very accessible and responsiver. Her property manager met us upon arrival and was very nice and helpful. I could not have asked for a better experience or host. I would definately stay again. We had a great experience.

Anne's place in SMA was great. We had an excellent time. The depto is very well appointed, and all of the attractions in SMA were an easy walk. The neighborhood is very authentic, quiet, and was just far enough away to not feel touristy. Highly recommended, and I would not hesitate to book again. Thanks Anne!
