Renovated private room with shared bathroom in a bright victorian building situated in the historic heart of King's Lynn. Allocated off-road parking. Short walk to the Corn Exchange, market square, Wetherspoons, High Street and train station.

The space

The ground floor flat is in a renovated Grade II listed building built c.1840. The private double room is spacious, has high ceilings and a large window for lots of natural light.

The double bed has a new spring, padding and memory foam combination mattress, two pillows per person, extra blankets, desk, smart TV, kettle, cafetiere, tea bags (including herbal), iron, hair drier, heated towel rail and silent fridge. For autumn/ winter there is a 13.5 tog hollow fibre duvet.

The room also has a two-seater sofa.

The underfloor heating will be pre-programmed but can be overridden.
In addition, there is an electric panel heater attached to the wall.

Guest access

You will have access to the entrance hall, private double room and shared access to the bathroom (I am the only person who will have access to the building and bathroom, should I be staying there during your visit).

There is no access to a kitchen.

Interaction with guests

Should you have any queries or problems, I'll be available to answer any queries in person if I am in, or via a phone call or email if I am away.

Otherwise, you will be left to your own devices and I'll respect your privacy.

I stay in the flat part-time so I will make you aware if I will be in the building too at the time of booking.

Other things to note

The courtyard is shared with other residents and a local business - and as such, during the week, after eight AM there is expected noise from deliveries in the courtyard.

As it is a ground floor flat, you may hear occasional noise from above.

There is a Wetherspoons Pub (The Globe) across the road that serves food (including breakfast) from 7am-11pm.

I'd highly recommend this - fantastic value for money, the room is large and spotlessly clean, large and comfortable bed. Rob goes to great lengths to give you all sorts of information about the local area, provides breakfast cereals, a fridge and is a great communicator. You're slap bang in the heart of the town, a good choice of pubs and restaurants very close by. A no brainer as far as I'm concerned.

Rob was a helpful and accommodating host, and his room was the perfect base to explore Norfolk. Rob's little touches really made the stay, from the pots of porridge to the spare toothbrushes (a godsend since I forgot!). All the amenities you might need are within a short walk, including a couple of nice pubs and lovely restaurants. I'd definitely return if I were in the area again!

This was my 2nd stay at Rob's at the end of my Norfolk trip - ideal for a quiet day pottering around King's Lynn. Great location and value. As before, Rob had made sure that everything was in order. Would highly recommend if you're ever in Lynn!
