Reid and her three handsome grown sons were a delight to host. Reid was communicative all along the way, from the inquiry through their arrival and departure. All four guests were interested in hearing what the property and the surrounding Boothbay peninsula had to offer and Reid checked in a couple of times along their visit. Every interaction was friendly and they were the kind of guests a vacation rental owner is so happy to find. Tim and his 6 friends were a delightful group who gathered from many home states to enjoy 3 days and nights exploring the Boothbay peninsula. They were friendly, funny and engaging. They loved the property and spent a good amount of time wandering the acreage, paddling on the river, having an evening around the firepit, as well as enjoying some of the local activities, especially the Cabbage Island Clambake tour. It was fun to have them here and I do hope that they return again and again.

This was a difficult guest group. I'm not sure whether it was due to Yuri not reading the Policies and Activities manual...or to AirBnB not being clear enough about house rules when a guest group takes over a full house. Yuri booked the property and paid for six guests for three nights. She and Mike seemed pleasant and interested in the tour--of the grounds, of the Cape itself and of a map of the area, with focus on what was fun to do in the area. Yuri said that another 14 friends and family members were staying at other AirBnB properties nearby. It sounded as though they were going to have some nice time together. At the end of the tour, understanding that the owner lived right on the property, she mentioned that she might have a few over to visit. The 'few' turned out to be the rest of the nearby group...about 20 she said...and they were coming for two major events...a big dinner and a brunch the following morning. This was not part of our agreement, but we do sometimes host destination weddings and large family reunions, so we're happy to do this...with notice. I told her that we do have an event fee and looked it up and sent it over by email. We charge $150 per event for extra utilities, wear and tear, etc. AirBnB does not collect a security deposit, so the additional services had to be covered by cash or (Hidden by Airbnb) . She confirmed that she would have a group of 20 for two events, Friday night dinner and Saturday brunch. When reminded the next morning, she did forward the event fees and it seemed that both events were lively and fun. When the whole group was out on the Cape front porch taking pictures, and the staff and I were re-setting the other rental building, we counted 28 guests at the brunch. In the end, they were unable or unwilling to leave the home in a clean condition, to finish the laundry or to check out in time for the staff to get in and clean for the next guest group. The cleaning staff agreed to stay late and finish the laundry for them and Mike paid for a couple of hours of their work. I think, with pre-planning, this could have been a joyous occasion for all, but as it was all last minute and not clearly communicated, it did leave a sour taste.
