The kitchen is roomy enough for multiple cooks and easy mingling while you prepare a leisurely lunch with gourmet cheeses, sustainably sourced meats, artisanal breads and farm fresh veggies from Marlow and Daughters grocery. Appliances: Full size new stainless steel refrigerator, great even-heating vintage ceramic gas stove & oven, and high-tech cooking equipment like Vitamix blender, sous vide, waffle iron, and coffee grinder for fellow culinary nerds.
Large Danish mid century modern dining table has room for 8 and expands for larger groups. Extra chairs are available for parties. Heirloom MCM dining chairs are delicate, so we ask please that you use them gently.

The cozy upstairs master loft space with a queen size bed is a perfect place to retire with a book. Plenty of extra room for luggage and personal items. A transparent wall lets in light, but curtains can be drawn for added privacy. Space accessible by stairs.
The guest loft is another cozy private partially-enclosed space with transparent walls and a curtain that can be drawn for privacy. The space is accessible by ladder, so it is recommended for travelers who are more fit, agile, and adventurous.
The small kid's room is outfitted for quality sleep for a young child worn out by busy days in the city. The organic montessori-style child's floor bed is suitable for children up to age 5. For older guests, you can remove the child's bed and replace it with one of the Aerobed air mattresses.
Two top quality Aerobed air mattresses can be laid out for up to 3 additional guests. One full size (2 people) and one single size (1 person) mattress are very comfortable and stay fully inflated over night.
Your own extra-large wardrobe closet affords plenty of extra room for luggage, hanging clothes, and all of your night-out stilettos. Floor length mirror in the bathroom provides an area for getting dressed in privacy.

A salt-water coral aquarium and lots of plants give the apartment life and great air quality.
Picnics on the roof: Tenants share access to a rooftop picnic table. We supply a small portable bbq grill, briquets, drink cooler, and grill tools under the stairs that you may use as long as you promise to remove all trash and promptly extinguish coals and clean grill.
Views: The raised level living room area overlooks quiet, tree-filled park and play ground behind building as well as three deep directional views deep into Brooklyn, the downtown clocktower, and lower Manhattan. Rooftop offers unparalleled cinematic views for your picnics. Many movie scenes and music videos have been shot from our roof. See much of Brooklyn and Manhattan, with an epic perspective on the Williamsburg Bridge and renovated historic Williamsburg Bank Building with its color-changing nightime lighting. The night skyline sparkles from the Times Building and Empire State color displays to the RFK bridge between Queens and the Bronx.
The space is suitable for small events, but please inquire about suitability for your purposes first and see house rules. Commercial functions involve an additional charge.
Parking: The building itself does not offer parking, but immediately in front of the building, around the bus station and citibike median are many free unregulated and often-open street parking spaces. We cannot guarantee that a space will be available, but we have never had trouble finding a spot there.
Service: We want you to have the most comfortable and clean stay where you feel at home. We are looking for guests who are looking for a home-away-from-home experience rather than a hotel experience. We hire a cleaning service to come through after every guest and to clean the place to a well-documented degree of sparkling cleanliness with only safe natural, non-chemical cleaners.
Children: Children are welcome and the space is great for them. However, many neighbors work from home during the day and it is essential to noise levels low both after 10 pm and for the majority of the working day. No more than 3 children below the age of 10 should be in the apartment at any time. Take them to one of many lovely parks in the neighborhood or to the nearby indoor playground on N.4th street. The apartment is out fitted for children, but not guaranteed to be fully childproofed. By booking you agree to assume full responsibility for the children's health and safety during your stay.
Heating and cooling: A large gas heater is controlled via a thermostat that you can set to whatever temperature you like. A window unit and a second mobile unit air conditioner are available for hot summer days. We generally prefer to just use fans and open the windows at the top. The hot and cold water work well.

Interaction with guests
Only as you need me. I'm available by phone text and email 24-7. We will be out of town during your stay and generally leave guests to enjoy undisturbed unless we are needed. But, we are accessible by text or phone 24 hours a day and have made arrangements with friends and neighbors to be able to help if someone local is needed. We are thrilled to make any recommendations if you are looking for something beyond what is already on our local guides.
Other things to note
We require a minimum sublet of 30 days, due to local regulations on subletting.
Parties: Please limit the number of people you have over to the apartment or roof to a total of 10 people. Take the party to a bar after midnight on weekends and after 10 pm on weeknights. Please do not play music loudly or hang out on the roof after 11:30 on weekends. If you use the roof, please be respectful of all neighbors and take all of your trash and recycling (including all cigarette butts and beer tops) downstairs to the trash area within 12 hours of your party.
Shoes: To respect the schedule of neighbors sleeping in the apartment below, please remove shoes after 10 pm.
Smoking: Absolutely no smoking inside the apartment, please! Deposit will not be returned if there is any evidence of smoking inside the apartment. You are welcome to smoke on the roof and in the stairwell with the window open but please clean up all your butts.
Pets: We do not have pets (other than our aquarium friends) and our place is allergen fee. Pets may be allowed, but there may be an additional fee. Please ask before booking.
Noise: Excessive noise after 10 pm or for extended periods during the day absolutely will not be tolerated and more than 3 complaints from neighbors will be considered suitable cause for immediate eviction.
Entertainment Center: We ask that you take special care of our stereo system. The volume knob must never go above "9". You are welcome to watch anything you like using our Netflix account (which is already programmed in to the system. However, please consult us before using our Itunes account to order movies, as we will be notified and additional fees will be charged to your Airbnb stay for any paid programming incurred during your stay.
